PERFORMED INSPECTION ON STRAIGHT AC/ELECTRIC FURNACE SYSTEM. FOUND SYSTEM UNABLE TO RUN IN COOLING DUE TO FAILED DUAL RUN CAPACITOR. OD FAN MOTOR MAY HAVE INTERNAL DAMAGE AS WELL. COMPRESSOR CONTACTOR IS PITTED. CONDENSER COILS ARE EXTREMELY CORRODED. EVAPORATOR COILS ARE VERY RUSTED/CORRODED THROUGHOUT. REPAIRS NEEDED FOR PROPER PERFORMANCE ARE NOT RECOMMENDED DUE TO PART AVAILABILITY/PRICING AND OVERALL AGE AND CONDITION OF SYSTEM. SYSTEM NEEDS TO BE REPLACED. HANDED OVER TO BRYCE.

Customer stated that system would not heat up to set point and emergency heat would not work above 50 degrees ambient due to thermostat. Tech tested operation of system from thermostat and verified customer’s statement. Inspection of unit found the compressor would not run due to faulty dual run capacitor. This explains why system would not satisfy the thermostat along with the heat strip being connected to an outdoor temperature switch, would cut them off above 30-40 degrees ambient. Customer approved replacement of the dual run capacitor and disconnecting the outdoor thermostat. Recommended service agreement and customer invested in PSA. System is back up and heating.

Tech thoroughly cleaned system, found no challenges at this time. Customer invested in ESA for one year two visits. Tech collected $360.82 by card for tune up and and service agreement.

Condenser is extremely dirty. Tech inspected the EEV operation for several minutes. Suction pressure is found at negative 1.2. Tech did notice intermittent actions on when the EEV does attempt to open but shuts back down, happens every 2-5 minutes. Tech suspects the board at the airhandler is sending faulty signals to the EEV, the EEV is not completely shut close due to having some action of opening and closing. Tech attempted to force open the EEV by the control board but did not do anything, but movement is slightly felt when it does force close. Tech recommends, if repairing, to have the EEV replaced along with the control board. Costumer is not interested in investing more money towards a 2012 system that is out of warranty. Costumer would like a quote on system replacement and also have repair pricing towards the existing system. Tech informed costumer that an older system Is likely to have more challenges rise and not advisable to invest towards it. Tech attempted to reset the

Tech found refrigerant pressures at 0/250 with normal air flow. The EEV is stuck closed not allowing refrigerant to get back to the compressor. Tech recommends replacing board, stepper motor and sensors. Office closed and unable to quote a price at this time.

Water leak is on the opposite side of where the airhandler is at. Tech found the auxiliary drain pan dry, but with rust, tech did not see any rust thru spots on the aux drain pan. Water is present above the ceiling near the shower. Water is leaking thru the roof, pictures and video are on file and will be sent to the homeowner. Homeowner wanted a price to replace the AuX drain pan for the unit, Aux drain pan measurements 48x27. Quoted $1669.16+tax (2 techs needed and AuX drain pan). Homeowner will call the office once a decision has been made about the drain pan. Homeowner contacted a roofer to fix the water leak. Water marks at the airhandler have been present since last visit, no overflow switch was found during the last visit and recommended/installed a float switch and cleared the drain pan from blocking off the aux drain an drain line. Costumer wants a copy of the invoice from last visit(April).
