Performed a maintenance inspection on 15 gas package units, 22 package heat pumps, 42 heat pumps, 5 mini splits, checked motor amps, capacitors, heat strips, burners, thermostats, cleared drain traps. Washed mini split filters. RTU 2.3 is void R22 (rm 605) OD fan motor is bad on HP 1.4, changed 2 bad belts on AH 1.4, 313. Installed supply vent in room 506B. Glued PVC drain line in boys rest room, Replaced 5uf cap on HP 1.5. Replaced 3A fuse on AH 108. Reset circuit board on condenser. Reset t-stat on rm 314.

Tech Preformed CMA INSPECTION on 3 Package AC Units. Package AC #4 is still in need of circuit board that was diagnosed as faulty on Nov 10, 2023. Also condenser fan for unit is over listed FLA with a good capacitor which indicates fan is beginning to fail internally. Recommend replacing. Tech has attached estimate to invoice for cost of replacing condenser fan. Units #5 and #3 are operating within specifications at this time. Tech has attached SYSTEM PERFORMANCE REPORTS to invoice along with pictures.

Performed ESA, upon arrival tech found a large amount of ants inside unit. Tech got shop vac and vacuumed out ants. Tech informed homeowner of ant issue and highly recommended putting some kind of ant killer around unit. Tech spoke with wife to inform her of renewal and told tech that husband deals with renewal. Husband is currently on a conference call. Stated they will call in today to renew.

Upon arrival tech was informed that blower wasn’t working after recent storm that came through. Tech inspected rooftop unit #6 and found blower motor wasn’t burnt and shorted internally. Tech also found 1 compressor mega ohm bad and the second mega ohm caution. Customer stated they were getting insurance involved and let us know when they were ready to do replacement.

Tech found blower contactor pulled in and sending voltage, but blower not running. Tech could visibly see blower was burnt out. Shraeder caps also missing. Tech recommends replacing blower, filters and caps.

Tech found Unit 4 gets stuck on when power is put on Y. Y runs through the economizer and tech found no voltage on the blue wire going into the economizer board, but found 24v on the grey wire coming out of the board and going to pressure switch wires. This indicates that the board is getting stuck. Tech bypassed the board and wired blue to grey to get system operating properly temporarily. Board needs to be replaced

Tech was taking to the server room where the Tracer controls and tablet are located. Tech found the tablet with a connection lost screen and it was trying to reconnect. Tech rebooted the tablet and the Trane Tracer software loaded. Tech found that the system has a preset temperature of 72, each zone was reading between 70-72 depending on area. There is an option to adjust temperature setting up and down with limits. Tech adjusted all zones to 73 and the areas started warming up. There were alarms from 10/25 at 3:31pm, this could be when the tablet lost connection with controls and explain why it was not heating correctly. Recommend calling Dennis Kaufman (919-338-4648) with Brady Trane, his information was inside to controls cover, he can access it remotely and adjust set points according to season changes. System is working correctly.

-Performed CMA inspection on 2 gas package systems, 1 split system. Verified operation of oven exhaust fans and make up air unit. Inspected dehumidifiers for operation. -Split System: Found condenser unit turned off at disconnect upon arrival. System 19 yr old, R22. System has been diagnosed and recommended for replacement prior, due to major needed repairs. Did not operate system at time of service. -Lennox Gas Pack: Outdoor fan motor capacitors 2 & 4 tested weak. Recommend replacement of 2 capacitors. Provided estimate $406.82 for both. -Dehumidifier 5221: Found no power at outlet that feeds system. Verified operation of unit when plugged in to nearby outlet for other dehumidifier. Outlets are on shared circuit. Recommend electrician to diagnose needed electrical repair. -Gas pack systems operating correctly at this time. Split system non operational. One dehumidifier non operational, recommend electrician. Oven hood make up air and exhaust fans operating.

Tech preformed CMA FULL SERVICE on 3 Package AC systems. During inspection Package AC #4 Tech found low voltage wire to contactor disconnected. Tech reconnected wire to contactor and jumped unit out in cool mode and system operated within spec. Tech then switched unit to Aux heat only and heat strips powered on but unit was still operating in cool mode as well. Tech suspects short in low voltage wiring or faulty temperature sensor. Recommend Demand tech to further diagnose. Package AC#4 and Package AC#5 are operating at this time but Condenser fan motor is over listed FLA and tech recommends replacing. Package AC#3 is operating correctly at this time. Tech has attached estimate for repairs to invoice. Tech has also attached system performance reports along with pictures to invoice.

Mack Stephens reported neither gym system cooling the other day. He cycled power to the old one and it went back to cooling. He opened panel door for newer condenser and saw alarm code and called in service call. On arrival, tech sees CDA reporting Alarm 2 inside condenser. Tech tried to expand alarm description on CDA and could not. All alarms in paper troubleshooting guide are 3 digits. Tech found no Alarm 2. Tech cycled switch 2 to reboot CDA and alarm cleared. Inside temperature is 63. Tech called for blower at thermostat and observed it start up correctly. Called for heat at thermostat and observed in duct gas heater start in heat mode. Called for cooling. Thermostat called for cooling and blower started. Outdoor unit did not. Alarm 2 returned on CDA. Tech was able to expand alert to display A120 Circuit A low saturated suction temperature alarm is not allowing system to run in cooling. Indoor temperature is 63. Current outdoor temperature is 53 degrees and it is raining. Syst

Serial#3321Y4B5H Found the primary drain pan overflowing on the back corner, debris was not allowing the water to properly drain thru the drain line. Tech thoroughly cleaned out the drain pan and flushed the primary drain with water. Filters were clogged with Sheetrock dust, Mack had spare filters to replace them. Tech waited 15 minutes and watched the system drain as it should. Covered under CMA warranty.

Tech returned to replace fuses on the heat strip side if a/h once tech replaced heat strips fuses tech rewired heat strips into a/h tech did test heat strips each bank of strips was giving off 12 amps unti is operating properly at this time

Tech was informed unit was not blowing air Thursday or Friday tech tested system and found no issues at this time customer started unit with thermostat unit started up no issues tech did see unit has a variable speed blower motor with a module tech suspected module is starting to fail and could be intermittently turning off not operating blower tech did check pressures and found them within specs tech did mention to mark that we will have to keep a eye out on system since system is operating properly at this time

FOUND DRAIN LINE BACKED UP/DRAIN PAN FILLED WITH DEBRIS. CLEARED DRAIN LINE/VACUUMED DRAIN PAN. SYSTEM DRAINING PROPERLY. WATER COMING FROM PLENUM WILL NEED TO DRY OUT. OTHER 2 PLACES LEAKING SEEM TO BE FROM ROOF. INFORMED MANAGER AND SPOKE WITH JOEL. COLBY IS TO REACH OUT TO ADD LOCATION TO CMA CONTRACT.

Tech returned and replaced return gas thermistor on newer Carrier unit for gym. Unit was locked out on high head pressure fault (A126) upon arrival. Tech made repair and cleared fault. Head pressure running 360 psi with both compressors on. Could not duplicate challenge, possible faulty thermistor caused control to shut down due to incorrect temperature readings. They will monitor operation and call if needed. Tech inspected unit for rooms 104 and 108, found the dual run capacitor had failed and compressor contactor was burnt. Mr. Mack approved replacement components. Repairs were made and unit is back up and running.

Tech found Trane split system for dining area calling for cooling and blower running. Went onto roof and found disconnect for outdoor unit in the off position. Found one terminal for R22 compressor blown out and refrigerant charge void. System was converted from R22 to MO99 in the past. There are likely one or more refrigerant leaks present besides blown terminal in compressor. To repair system, we would need to replace R22 compressor including 13 lbs of R22, leak search system, and order and repair leak or leaks. Evap coil is likely leaking due to age. Compressor would require a lift to get onto the roof. System is 19 years old. Tech recommends system replacement. While on the roof, tech saw and took pictures of three depressions in the roofing surface. Roof may be leaking. There is a baking pan in the roof rafters above ceiling tiles in dining room. Tech recommends consulting a roofer. Both dehumidifiers are cut off at condensate pump float switches due to clogged drains and pumps
