Tech found the gas heat and cooling operating at the same time upon a cooling call. 24v was present for heat on the W(heat) wire from the thermostat, faulty vivint thermostat was diagnosed. Tech did not eliminate the W wire for temporary purposes per costumer request and decided that they were going to contact vivint first to ask about the replacement of their equipment. Office will be notified of the finding. Costumer decided to leave the thermostat on off for now.

Tech performed ESA on 1 system. Tech found no challenges or concerns with condenser/parts. Tech had to wait for rain to die down to finish up condenser tests. Tech did find leak in evaporator coil, tech attached videos so approximate location of leak is known. Tech also noticed wood is rotting under trap, tech flushed trap with nitrogen but believes the wood had rotted years ago due to a possible leak in the drain line. Drain line is not properly insulated per attic guidelines, tech would recommend having safety float switch on secondary drain exit of air handler and backup safety float switch on drain pan. Tech contacted supervisor (Caleb) and he will be getting in contact with rental property/owner. System is back up and running upon departure. Tech billed out PTU, recommends having home in maintenance plan.

Tech performed ESA on 1 system. Tech found no challenges or concerns with system operations, tech removed as much pine straw as could be reached out of top of condenser but unable to remove it all. All tests tested well with system and thoroughly cleaned inside of system. System is operating properly upon departure. Tech also inspected crawlspace and found no signs of moisture in space. Homeowner paid for PTU via card, interested in plan but not wanting to invest in plan yet.

Tech performed ESA on 3 systems. Both R-22 evaporator coils got consistent hits on leak detector. Tech called field supervisor, supervisor asked tech to talk to homeowner first before him being sent out here. Homeowner opted to try and hold off until the end of summer before replacing systems. One system megged green (200) and the other was in the yellow, homeowner is aware of status of systems. Both systems in home back up and running upon departure. System in B&B home, tech could smell gassy odor in attic, could not determine if any pipes needed to be tightened, homeowner asked if senior tech could be dispatched out sometime soon this week to determine if gas line needs to be adjusted. System is left as is (powered off at thermostat upon arrival). Bill out renewal per homeowner request and office approval.

PERFORMED ESA ON (2) TRANE HEAT PUMP SYSTEMS. FOUND 2005 MODEL DOWNSTAIRS SYSTEM DUAL RUN CAPACITOR COMPLETELY FAILED. R22 COMPRESSOR PULLING 15 AMPS/WINDINGS READING WITHIN CAUTION RANGE. DECLINED FIELD SUPERVISOR AND REPAIRS AT THIS TIME.

Tech found compressor running with near equal pressures. Tech energized the reversing valve and heard it click but not pressure shift. This indicates the compressor is not pumping due to leaky valves. Compressor will have to be replaced. Evaporator coil is very corroded with multiple rub spots indicating a leak in the near future. Contactor is also worn. Disconnect has been bypassed. Unit is 16 years old and repair price would be near replacement price. Field supervisor is on the way.

Performed routine maintenance per energy savings agreement. Initially the technician did not have any problems with the system operating. However, when the service was almost complete, the blower motor would engage and not turn off. This is a challenge previously noted by another technician. The blower relay has been replaced and the problem persists. Additionally, while the system was running in cool mode, the technician disconnected the green thermostat wire so the thermostat would no longer call for the blower, and it stayed on. Performed 2 system preventative maintenance per Energy Savings Agreement. Upstairs - technician did not find any challenges with system performance today. The system is heating properly and holding a delta t of 20+ degrees. Downstairs - technician was unable to find any issues with system performance today. The system is heating properly with a delta t of 20 degrees. One thing of concern that the technician had was the contactor. It is emitting a buzzing noise (captured on video). This can indicate a potential failure if not addressed. This would result in system downtime and a service call to repair, technician recommended replacing today under the TRANE 10 yr parts warranty. Customer declined. Technician was unable to access crawlspace as the entrance is too narrow, for full crawlspace inspection, will need a smaller technician.

Tech confirmed ignition failure 1 flash before replacing ignition control. Tech replaced ignition control board under full warranty and found 24 volts not going to gas valve. Tech found manually reset rollout switch tripped. Tech reset rollout. Tech started system up and found natural gas manifold pressure over fired at over 7” WC. Tech reduced manifold pressure to 3.5” WC per data plate. Tech left replacement ignition control in system due to symptom of 15 volts being sent to gas valve all the time before with original board. Tested new board after resetting rollout and corrected gas pressure. No unusual voltage found. New board is sending 28 volts to gas valve each time without issue and 0 volts when call for heat ends. Put warranty label on original board. Customer not home at time of repair. Full warranty.

Tech had a 1 flash for ignition failure. Tech recorded 15 volts on the two wires going to gas valve all the time. 15 volts is being sent out of the board all the time whether system is calling or not. Tech confirmed rollout and high limit are both closed. Tech got video of irregular voltage. After cycling line voltage to unit to clear lockout, gas pack heated normally. Board is intermittently not sending correct voltage to gas valve. Need to replace board under full warranty. Customer needs to leave at 11:30 am tomorrow, but we can access package unit outside.

Upon arrival tech found gas pack not running with an ignition failure fault. Tech reset system and found gas valve not opening, gas valve was only receiving 13v. Tech traced wiring and found a loose wire at polarized plug, tech secured wire and wrapped with tape. Tech reset system and burners lit properly. Tech checked gas pressures at inlet and manifold and found them to be within spec per manufacture. System back up and heating, no charge per install warranty.

Tech found line voltage going to the service disconnect, but not to the airhandler. Only 120v was being received. Tech could not pull out the service disconnect due to potential having the copper plates welded together, corrosion was visible on the wires of the disconnect. The service disconnect was intermittently sending the full 240v to the airhandler when the cover was moved, a bad service disconnect was diagnosed. Tech provided an estimate to replace the service disconnect along with the breaker. Costumer would like to wait on repairs for now. Tech educated the homeowner about our energy savings agreement (maintenance plans), costumer is interested but would also want to wait on it for now as they will move out by in the next couple of months. Collected house call only.
