Tech found float switch tripped with no water in the pan. Float switch orientation causes pressure on float breaking power to Y. Tech replaced float switch and recommend an EX trap. Customer only wants secondary float switch replaced now and wants to purchase ez trap at next maintenance.

Tech found blower would not engage tech did get 240v to blower motor relay in board would click when engaged and 24v was present at the motor but did not spin. Tech informed customer on findings and price fir warranty blower motor

Performed routine maintenance per energy savings agreement. Technician did not find any challenges with system cooling today. The system is operating properly and holding a delta t of 20 degrees. No further development from rust findings at last visit, all systems function properly at the time of maintenance. Customer renewed ESA. Payment billed out with office approval. Performed routine maintenance per energy savings agreement. Technician was unable to find any challenges with the portion of service completed. Tech was unable to get anyone to the door so they were unable to inspect thermostat, change filters or check delta t. Filters left between screen door and front door. Upon arrival tech removed broken styrofoam pad and installed 38x70 pad.

Tech performed Precision Tune Up in Gas Pack. Upon arrival the customer stated the system was not heating. After reviewing the gas ignition sequence, the technician determined that the burners were having issues lighting. Burners were pulled and cleaned. Tech restored power to system and heat is back working properly. For the AC side of the system. No challenges were observed. The system is cooling properly and holding a 18 degree delta t. System was in need of a cleaning. Examples - condenser coil was compacted with debris and dust. Evaporator coil was also impacted with dust and in need of being cleaned. Tech cleaned system thoroughly and it is now running with lower amp draws. While concluding service technician fell through the covering for the customers grey water tank. Measurements of the current tank covering are 38 inches by 65 inches. Office was contacted and we are going to take care of replacing this for the customer. Tech found no difficulties at this time. System is newer and is heating and cooling properly. Tech did notice significant bacteria growth inside system. Tech recommends installing either uv light or plasma air inside system to decrease bacteria growth and increase system efficiency. Tech cleaned bacteria off of coil throughly.

Tech came out to inspect an oil furnace. Customer stated he has had another company look at unit and was referred to us. Armstrong oil furnace is estimated to be over 60 yrs old. When a heat call is made at the thermostat the ignition transformer is the only thing that starts. The burner motor would not turn to drive the pump. Tech removed the burner motor and found it would free spin. Testing operation found the burner motor will run when not connected to the oil pump. Tech diagnosed the oil pump seized. Customer would like to get furnace operational for a back up heat source. Informed customer parts availability could be a challenge, and there could be other repairs needed. Need to check on availability of oil pump SUNDSTRAND J3BC 100 2. Replacement cost of oil pump is 1942.00 plus tax. MAIL COPY OF INVOICE.

Tech found unit tripping on high limit switch and found a clogged filter, dirty blower wheel, dirty blower compartment, coil and ductwork. Filter was replaced and system is running but tech recommends a maintenance plan to keep unit clean. Tech quoted cleaning blower wheel and coil. Customer wants to see if just replacing filter solves the issue. Unit is also 10 years old.

Tech performed ESA on 1 system. Homeowner not home during maintenance. Tech found no concerns with system, it’s less than a year old. System functioning properly upon departure. Customer didn’t answer when tech called to extend, homeowner call office to extend or office may call Monday morning. Crawlspace has moisture in it, not much room to move, tech could not see any signs of water intruding. Tech would recommend keeping shrubbery near system well trimmed as it can grow into the system and cause potential problems in the future.

Tech performed ESA on 1 system. Tech found no challenges with system, system operating properly upon departure. Homeowner not home during maintenance, tech would recommend surge protection for condenser, attached is an estimate.

Tech performed ESA on 1 system. HOMEOWNER NOT HOME DURING MAINTENANCE. Upon arrival, system was on, burners were orange and jumping everywhere. Tech unable to pull burners due to screw being rusted, tech tinkered with burners and got them all on and all blowing a smooth blue flame. Inducer appears rusted and collector box is rusted, it runs rather loud. Tech recommends replacing inducer/collector box as it could fail, but not necessarily an urgent repair as it is still functioning properly. Tech also taped back insulation on blower panel door as it was falling off. As tech was inspecting duct system, tech could hear what sounded like a water leak and when tech opened crawlspace door, tech could see lots of standing water. (Crawlspace entry on side of home nearest field) Tech recommends homeowner get plumber out to diagnose possible water leak. Tech found no other issues with system/operations. Tech found no challenges or concerns with system operations, system powered back on before departure. Tech left filters at door. Water was installed at back porch but water pressure is low. Tech would recommend plasma for better air quality in home, attached is an estimate

Tech performed CMA Full Service on 1 split system heat pump. System is older but is operating properly at this time. Tech replaced filters and made sure air handler and condenser came on from thermostat before leaving
