We woke up to one of our units (not installed by Jackson & Sons) not heating. We have a service contract with Jackson & Sons so I called on a Friday and the technician, Kyle, was here within a couple of hours! We have always had amazing service from Jackson & Sons with installation, regular maintenance, to now repair.

Upon arrival tech was informed of unit not heating. Tech inspected unit and found condenser short cycling in heating and cooling mode. Tech measured 5 degree difference on both sides of filter drier and believes the have restriction there but is unsure if that is the only issue due to not being able to get unit to run long enough. Tech left thermostat in emergency heat mode so homeowner had some heat. Field supervisor is coming tomorrow morning to go over best option.

Tech found a large leak in the copper pipes inside of the condenser. Leak was visible and audible as soon as tech took panel off. Unit is 18 years old and contains R22. Tech recommends replacing unit due to age, cost of repair and type of refrigerant. Tech also warned customer of potential issues that usually occur after 18 years. Tech also noted damaged spliced thermostat wires by the unit. Unit is a zone system

FOUND GAS VALVE INTERMITTENTLY STICKING. COMPRESSOR IN THE CAUTION AND CONDENSER COILS RUSTED/CORRODED. ABLE TO UN-STICK VALVE FOR TIME BEING. CANNOT GUARANTEE PERFORMANCE. COSTLY REPAIRS NOT RECOMMENDED. HANDED OVER TO BRYCE.

Tech washed and serviced all 4 unit home owner recently had water pipe bust in home so currently does not have running water. Performed whole service minus cleaning of out door coil tech found no challenges at this time unit’s heating and cooling properly at this time. Customer extended esa 4 sys via card. Customer will call when water is back on to schedule condenser coil cleaning.

Tech performed maintenance per energy savings agreement tech found no challenges at today’s visit system is operating correctly at this time. Homeowner decided to use 1st visit today. Replaced 20xx1 filter. Pressure switch closes intermittently but has been working fine will need to call him when coming to replace.

Tech found pressure switch to be sticking. Tech got pressure switch unstuck and heat ran for about 5 minute then opened back up. Office is to order new pressure switch, approved by homeowner. Homeowner also invested in PSA. Pressure switch is rated for a 0.33 and tech only had 0.20”.

Tech returned to replace dehumidifier. Tech removed existing dehumidifier and replaced with new, installed EZ trap at drain and added new insulation to drain line. Attached existing duct run off supply vent. Tech tested dehumidifier, draining and operating properly. Collected $3,082.05 by card. Photos on file.

Upon arrival customer showed tech dehumidifier in basement where the location of leak is. Tech found dehumidifier overflow with water due to melting ice on coil when dehumidifier shuts off. Fan is operational, no schrader valve ports on system to check charge. Tech suspects system is low on charge. Tech highly recommended replacing dehumidifier over repair. Quoted $2,887.17 plus tax, customer approved. Scheduled to come back and replace next Tuesday. Tech collected $87.00 plus tax per house call fee.
