Tech found coil partially frozen and water leaking under drain pan. Customer has already been quoted secondary pan replacement. Tech recommended replacing trap with an EZ trap and insulating trap. Tech performed a leak search and found king valve leaking through the fitting. Fitting was loose. Tech quoted tightening fitting, fully backseating and putting teflon over threads and recharging. Tech performed recommended repairs and system is cooling, but tech does not recommend running system until secondary pan is replaced.Tech thoroughly searched coils and joints with no leaks.

Tech found system very low on R410a refrigerant. Tech also found 40/5uf dual capacitor reading very low at 33.8uf. Heat strip sequencer was documented to be stuck closed last time we were here. We replaced evaporator coil in 2023 and compressor in 2021. Reversing valve looks like it has been replaced before as well. Inspected system. Found oily residue on and around suction line king valve. Used ultrasonic detector to confirm king valve is leaking. Swept the other field brazed joints and found none of them leaking. Used soap bubbles and confirmed king valve leaking out of the top threaded cap. Tech tightened cap as tight as possible and soaped again. Did not find any more soap bubbles. Tech found 10uf blower capacitor reading weak at 8.2uf. Tested heat strip sequencer due to recent history of it sticking. It stuck closed on the first call for heat strip. Tapped on sequencer and it opened. Tech unplugged 5kw heat strip until sequencer is replaced. Tech leak searched recently repl

-Performed CMA Full Service on 14 Split System Heat Pumps and 3 Package Heat Pumps. Performed inspection of kitchen oven hood exhaust and make up air units. -100 & 400 wings had a service call for heating in March 2024. Demand tech states systems were operating but air flow was imbalanced. Systems were recommended for reconfiguring air flow at supply dampers to achieve proper temperature balance. Updated estimate provided by demand tech for minor repair -System 2: Outdoor fan motor capacitor tested weak and was recommended for replacement prior. Defrost control board was found faulty and recommended for replacement at prior inspection. -System 7: Outdoor fan capacitor tests at threshold for operating range. Recommend replacement of capacitor. -System 8: Observed no operation of condenser when jumped from air handler. Confirmed continuity through both

Tech from drain was black and dripped into aux pan tech found 2B cracks in plastic aux pan. Tech cleared drain line build up did come out tech informed customer on findings on aux pan and quoted out aux pan replacement customer approved minor repair from tech to clear cualk the cracks tech did inform customer clear cualk is temporary and they will need to make decisions to replace aux pan.

[email protected] Found the compressor locked up, Tech did attempt to free up the locked the compressor but was unsuccessful. Tech found the dual run capacitor oversized on the herm, compressor required a 45mfd capacitor and the system currently has a 55mfd. Duct work is old may be sized incorrectly, costumer did state the system was replaced a few years ago, current system is oversized. Short cycling the system causes damages to the system. System is down as of now, mr. John would like a system replacement quote and also get duct work sized properly, duct work is still the original. Collected over the phone.

Tech performed maintenance per service agreement. Tech found no challenges at today’s visit. Tech left one 20x25 filter with homeowner. Tech recommended ez trap and overflow switch for main drain pan and auxiliary drain. Homeowner will think about it. Homeowner was interested in dryer vent cleaning. Tech performed cleaning and homeowner paid 251.25 via VISA. System is operating properly at this time.

Systems heat and cool, airflow adjustments are needed to properly asses the rooms that require an increase of airflow, which are the rooms of the supply trunk lines,100 hallway and 400 hallway. Tech spoke with Jeff and requires an estimate prior to the approval of the repairs. House call only for today.

Tech performed ESA maintenance on Goodman split system. Tech found indoor coil leaking R22 refrigerant. See video. Tech also found compressor megohm tested in the caution range. See picture. Office will follow up on mandatory. After cleaning system, tech checked R22 pressures. Total system charge is about 13.5 lbs of R22. Tech estimates system is 3 to 5 lbs low. Quoted 5 lbs of R22 and leak freeze. Need to reach back out on follow up for Field Supervisor.

Found a blown 3A fuse, tech replaced the fuse, waited to test heat mode and found thermostat malfunctioning with a Y (compressor) call, only the emergency heat engaged, bad thermostat was diagnosed. Costumer had a spare thermostat on hand, replaced it with the existing one and was malfunctioning as well. Homeowner invested in a Honeywell focus pro 5000, tested heat and compressor operated, tech checked the refrigerant levels due to the compressor making an abnormal noise, refrigerant levels were low based on pressure chart, pressures of 205/20. Tech provided the option to perform a leak search or add refrigerant, costumer decided to just add refrigerant. System took approximately 3lbs of R410a to acquire proper specs in heat mode. Costumer decided to invest into our Premium service agreement as a monthly option. System is back heating. Refrigerant levels could drop due to potentially having a leak in the system.

Tech preformed CMA INSPECTION on 14 Split Systems, 3 Package units, 2 Exhaust fans and 2 Air Makeup units. Split System #2 has faulty defrost board and weak fan capacitor. Split System #10 has weak fan capacitor. Split System #13 return duct is in need of repair. Package Unit #17 is in need of blower belt replacement. Tech has attached estimates for listed recommendations to invoice. All other Systems are operating correctly at this time. Tech has also attached system performance reports to invoice along with pictures.
