Tech performed esa on two systems, Tech found both systems have excessive amounts of bacterial growth in air handlers and recommended adding plasma to each to help from growing accumulating in ducts and unit and getting into home. Tech recommended adding eztrap to both upstairs and downstairs systems to allow easy access to drain for clearing and better flow path to help prevent clogged drains, along with eztrap upstairs tech recommended adding drain insulation to prevent any condensation on drain from dripping onto floor or getting on ceiling. Tech did not find any other issues at this time and both systems are now back on and operating properly at this time. Customer supplies their own filters.

Tech performed esa on one system, tech found no issues with system at this time, system is back on and operating properly at this time. Customer renewed one time a year service. Tech was unable to complete condensate drain form and esa form due to error code flashing when opened. Tech found drain does not have primary safety switch and recommended installation, tech also recommended replacing built trap for eztrap with easy access flushing and cleaning of trap.

Tech performed esa on one system, tech did not find any issues with upstairs system at todays visit. System is back on and operating properly at this time. Tech spoke with customer about potential solutions on downstairs system once again and got approval to send updated quote for unit. All is good at this time and Mike is handling quote for downstairs system.

Found downstairs system thermostat blank due to failed condensate pump. Replaced 115V pump, and cycled system with no further challenges. Invested in PSA (2) systems. Schedule 1st visit.

Tech performed ESA on 1 system found compressor noisy, recommended AC renew customer approved. System now cooling properly at this time.

Replaced a bad pressure regulator was a new pressure regulator under the house.

Tech performed esa on one system, Tech recommended adding eztrap and float switch to ensure better water flow and safety for if drain clogs. no other issues found at todays visit. Tech did best he could washing coils due to low water pressure. Tech informed customer that we now do plumbing and could come and see what’s causing low water pressure. Customer approved having plumber come out tomorrow morning.

- Tech found very dirty air filter upon arrival and replaced for further testing. Confirmed proper pressures, temperatures and amp draws. System was freezing due to low airflow from air filter. Delta T measured 19.6. - Cleaned air filter grate and recommended a maintenance agreement. Customer registered for a monthly premium agreement. System is operating normally at this time. Thermostat set to 75 at tech departure.

Found system compressor terminals melted, tripping breaker instantly with cooling call. Windings reading bad. 18 year old R22 system. Costly repairs not recommended. Handed over to field supervisor.

[email protected] Found a low voltage short on the condenser unit, high pressure switch wire was rubbed against a copper line causing the indoor fuse to blow. Tech corrected/repaired the high pressure switch wire and secured it well, replaced the indoor 3A fuse and tested the system on cool mode for both zones. Tech educated the homeowner about the benefits of our maintenance plans and decided to invest into our MPA (monthly premium agreement ). Costumer approved today’s repairs. System is back cooling.

Tech washed and serviced unit and found no challenges at this time. Tech replaced Contactor 1 pole 30amp. Customer renewed PSA 1 system. System is back up and cooling.

Performed ESA, no issues found at this visit. Tech cleaned and serviced system. Recommended hard start kit to improve life of compressor. Also informed homeowner of signs of rust on evaporator coil. Did perform a leak search on system, did not find any signs of leaks. System is back on and cooling.

Upon arrival tech began performing full ESA on Goodman package heat pump. Found no challenges with system and everything operational. Tech began inspecting humidity issues in house. Tech did find humidity to be 66% in the living room space and 70% in the bathroom where the issues have been the worst. Both bathrooms get an excessive amount of air and need to be closed down some. Crawlspace humidity was around 80%. Tech found that the supply duct goes to a box and all branch lines spiderweb off to the vent locations. Sides and bottom of box had a lot of condensation causing the branch lines insulation to hold water. Tech poked holes in outside liner to allow water to drain out. Tech informed homeowner we can install dampers to damper back airflow to bathrooms and reinsulate box but recommended potentially replacing ductwork due to age. Homeowner would like quote to do both. Will need 8-6” supply dampers and insulation to make repair.

Tech washed and serviced unit and found no challenges at this time tech recommended surge protection customer is not interested. Unit is up and cooling with a delta t of 20.

-Performed CMA Inspection on 3 Rooftop Gas Package Units. -System 1 - 2016 Carrier Rooftop Gas Package: Kitchen: Found blower compartment and air filters excessively dirty. Recommend more frequent service of system. -System 2 - 2016 Carrier Rooftop Gas Package: Middle: Found system not operating upon arrival despite high outdoor temperature. Observed low voltage breaker on transformer tripped. Tested high voltage and found L1-L2: 205v, L2-L3: 205v, L1-L3: 0v. Checked ohms on 2 outdoor fan motors, blower motor, and compressor in attempt to identify what blew fuse. Unable to find problems with motors having open windings or shorted to ground. Found transformed low voltage circuit breaker tripped and blown high voltage 60a fuse at disconnect. System is void of refrigerant and is not operational. Recommend replace fuse & perform leak search. -System 3 - 2016 Carrier Rooftop Gas Package: Lobby: System operating correctly at this time. Assistant manager stated system has had trouble with

Customer stated breaker keeps tripping and has to reset it. Tech found breaker on but was only sending 1 leg of power. Tech also found an out of tolerance capacitor at 26/35. Once breaker was replaced, tech noticed compressor pulling high amps on startup. Tech also found unit lacks maintenance. Unit is 18 years old and will need to be replaced soon. Customer only wanted to get system running. Tech quoted ESA, capacitor, and hard start.

Tech found system in a 184.08 lockout error code. Tech searched fault history and found multiple low suction error codes. Tech reset system and ran in charge test. Tech found high subcooling, high superheat, and low suction indicating an EEV issue. Tech found EEV opens and closes all the way. Tech found a variance between measured superheat and temperatures versus readings on air handler display. Tech quoted replacing board and gt/et sensors. System is back cooling at this time, but will lock out again if sensors are detecting low suction again. Tech verified condenser board readings are correct. Customer wants to hold off on repair.

Tech washed and serviced unit per service agreement, tech found no challenges at today’s visit, system is back up and cooling with a delta t of 20+ degrees.

Tech inspected PTAC System. Tech found no challenges at this time. Unit is up and cooling with a Delta t of 23.

Tech inspected PTAC unit. Tech found no challenges at this time and a delta t of 24.

Tech inspected PTAC unit and found drain pan to be full. Tech cleared drain pan and ensured proper draining at this time. System is cooling with a Delta t of 21.

Measured duct work for replacement

Technician found in front lobby supply lines were soaking wet. 6 lines 4 12in and 2 10 in lines. Tech found in the compressor compartment the electrical goes into the supply box the clear cualk was loose so evertime is rained water went into it and got into the supply lines. Tech informed office of multiple lines are wet and recommended replacing duct system. Tech clear cualk end and sealed the electrical penetration to prevent water from going in again.
