Found the 100amp breaker at the main panel tripping once the downstairs system operates heat pump and aux heat. The 100amp breaker feeds an 100amp breaker at the sub panel which feeds the upstairs condenser and downstairs heat pump and aux heat. Heat was generated from the 100amp cutler hammer breaker, tech recommended having both the upstairs and downstairs system under a maintenance agreement, upstairs filter was found clogged. We would need to price out a 100amp cutler hammer breaker replacement for the outdoor panel. tech recommended to minimize operation time until the breaker gets replaced.
Customer stated system was cutting on and off, tech cycled system with no challenges inspected heat strips, pressures, defrost cycle and ohmed defrost sensors. Tech was unable to pinpoint or replicate any issues at this time. No charge per recent visits
Tech performed service on coleman gas furnace. Tech recommended installation of plasma air purifier. Installed after customers approval. Customer upgraded to PSA maintenance plan. Customer is also interested in new thermostat. Talked to office about situation. Customer also stated would like tech to come for all future visits. Delta t is within specification and customer is satisfied with todays service. Found no other challenges at todays visit.
Customer stated power flicker and system stoped heating, tech noticed 624 thermostat reset to gas tech reprogrammed to HP and electric heat system is now heating properly.
Tech performed service on bryant split system. Delta t is within specification and customer is satisfied with todays service. Found no challenges at todays visit.
Upon arrival tech found thermostat blank due to blown low voltage fuse. Found shorted heat strip contactor. Replaced fuse and contactor then tested. System is back up and heating.
Tech finished the indoor portion of the ESA for the upstairs system. Filters were replaced. Tech spoke with mr. Brown over the phone and and informed that it was time to extent. Customer was driving at the moment and stated that he will call back once he gets a chance to move forward with the 2 system plus plan extension.
Tech dropped off filters with customer.

Found the condenser fan motor not operating due to a lose connection at the defrost control board. Tech secured the wire per maintenance agreement, tested the capacitor and amp draws. Tested the system multiple times to attempt to duplicate the challenge of the fan motor not operating. Defrost was tested as well. No challenges other than securing the connection at the defrost board was found. Premium membership was recommended and customer decided to upgrade her membership status for the main package system, office will contact the homeowner to proceed with that. Condenser fan motor operation would need to be monitored due to having history of being replaced before twice.
Tech performed preventative maintenance and serviced system. Tech recommended customer starting an ESA plan. Customer didn’t invest at this time. System is up and running with a delta t of 20.
Found the system noise coming from the condenser fan motor/blades. Tech adjusted the fan blades and tightened screws with foam tape in between metals. Tech did find corroded wires that needed to be replaced. Customer approved a minor repair To correct the thermostat wire connections. Tested system afterwards and the noise was decreased, the condenser fan motor has bearings that sound like they are starting to wear out. Customer was Informed and is aware and also requested a system replacement quote due to age, would like to be contacted sometime next week.
Ran sewer machine through the kitchen sink drain and cleared the blockage. Changed vent under kitchen sink. Added a vent to island sink.
Tech performed preventative maintenance and serviced system. Tech found microbial growth on blower wheel housing. Tech recommended installing plasma air kit to help prevent microbial growth and enhance indoor air quality. Customer invested in plasma air kit. System is up and running with a delta t of 44.
Tech performed preventative maintenance and serviced system. Tech found no issues at this time. Systems are up and running with a delta t of 20 and 18.
Tech washed and serviced unit. Tech found no challenges today other than a little pitting on contractor. Tech recommended surge protector. Customer not interested. Breaker was tripped during service but unit is operating properly at this time. Customer provided filters, unit is holding a delta T of 19.
Tech replaced outdoor TXV and filter drier, pressure tested, pulled a vacuum and recharged system. Tech brazed with nitrogen. System is now operating properly. Paid with check # 595
Blower relay tech replaced relay with 2 pole 40 amp contactor. System is operating properly at this time.
- Customer advised tech that both systems were not operating normally. Customer stated that the downstairs packaged heat pump was producing steam and the upstairs unit was rattling obnoxiously. Tech advised customer that steam is a normal bi-product of the system defrosting. Tech examined the upstairs system and observed no abnormal behavior (see video attached). The upstairs system is producing a delta T of 21 without strips; no other challenges observed during this visit. - Downstairs system appeared to have an inaccurate refrigerant charge. Performed a leak search and found no leaks at this time. Observed the liquid line service valve is partially stripped and leaks a large amount of refrigerant when connecting to a manifold and may have caused low charge. - Customer opted to recharge the system at this time and recheck the charge during the next maintenance visit. Tech charged system with 2lbs 4oz R-410A. - Confirmed air flow, defrost control, and heat strip operation on both sy
Tech found system was off when tech turned system on found compressor wire is burnt. Te h also found system in poor condition with capacitors testing weak contactors dark and pitted blower wheel over amping and compressor over amping. Upon further inspection tech found system is running but is a matter of time before compressor failure due to burnt wire and age of system. Tech recommend replacing system customer has home warranty will speak to them. Wants quote on new system.
Tech preformed preventative maintenance and serviced system. Tech found there to be microbial growth on the evaporator coil and recommended a UV light. Customer did not invest at this time. System is up and running with a delta t of 25.
Tech performed PTU. Upon arrival customer stated unit was struggling to keep up in heat mode, unit has to go into heat 2 to reach desired temp. Delta T in heat 2 and in A/C mode are where they need to be. Delta T in heat mode is low. Tech performed PTU and was unable to find issue. Customer also stated system had been topped off with refrigerant as it was 3lbs low about a year ago, did not detect a leak. Customer wants to see how system does through the night before having a demand tech come out. Customer also needs 3 14x20x1 filters dropped off.
Tech washed and serviced unit. Tech found no challenges at today’s visit, unit is operating properly and is holding a delta T of 19. Tech recommended customer add Mini split to PSA customer is interested but will wait until it’s TTE. Left estimate. Used a 20x20x1 & a 14x20x1.
Found the 60 amp FPE breaker not fully connected at the sub panel. Tech checked the amp draw for the heat strips afterwards and was pulling proper amperage. Tested heat pump heat only and auxiliary heat with heat pump, both delta T were within specs. Tech recommended to have the breaker monitored which was replaced in July by Wayne electric and also considered upgrading the sub panel. Downstairs system is back heating. Customer request copies of the previous invoices.
Upon arrival tech found 3 amp low voltage fuse blown due to shorted heat strip contactor relay. Also found plasma air purifier shorted against cabinet. Tech replaced fuse and mounted purifier securely with screws. We will need to return to replace relay. Disconnected W circuit to prevent heat strips from energizing until we return with relay.
