Tech performed ESA, tech found no issues with system at todays visit. System is back on and operating properly at this time.

Completed a full service maintenance on 4 TEMPSTAR gas furnaces, evaporators, condensers, 2 TRANE units, changed filters, tested burners, heat strips, checked pressures, motor amps, capacitors, cleared drain traps, condensate pumps, T-stats, washed mini split filters, washed condenser coils. Added 3 6 inch vent tubes.

Tech performed ESA, Tech found excessive amounts of bacterial growth and other contaminants in unit. Tech recommended adding plasma to help prevent issue in future and improve indoor air quality throughout home. tech found no other issues, system is back on and operating properly at this time. Customer supplies their own filters.

Upon arrival tech found failed heat sequencer causing strip heat and fan to run continuously. Tech quoted $339.24 after tax to replace sequencer. Homeowner stated she cannot have it replaced at this time. Tech stated to call back when ready to do so. No house call per premium agreement.

Tech ran system in heat and cool mode and monitored pressures, pressures are within spec. Zone board and dampers are operating properly. Tech found float switch slightly out of place causing outdoor unit to go in and out intermittently. Tech seated float switch properly. Collected $68.27 by card, no house call fee per premium agreement.

Tech performed maintenance per service agreement. Tech found no challenges at today’s visit. Tech replaced one 20x25 filter. Homeowner renewed 2 system PSA at $734.44 via check. Systems are operating properly at this time.

UPON ARRIVAL TENANTS WERE LEAVING AND STATED SYSTEM IS RUNNNG PROPERLY WITH NO CHALLENGES.

FOUND ELECTRICAL PANEL AT CONDENSER REMOVED UPON ARRIVAL. KING VALVES/SERVCE PORTS LOOKED TO HAVE BEEN TAMPERED WITH AS WELL. PHOTOS SHOW PANEL WAS RE-SECURED BEFORE LEAVING PREVIOUS MAINTENANCE. SYSTEM SHOWING LOW PRESSURE FAULT CODE. CLEARED CODE AND CYCLED SYSTEM IN HEATING/COOLING WITH NO CHALLENGES. PRESSURES WELL WITHIN SPECS. UNABLE TO DUPLICATE CHALLENGES AT THIS TIME. SERVICE WARRANTY. SPOKE WITH MR. STANLEY.

Tech performed maintenance per service agreement. Tech found no challenges at today’s visit. Tech did install 6 inch vent on ez trap due to it not having one. Homeowners stated they would change media filters out on next visit or call before if needed. systems are operating properly at this time

Labeling disconnects

Tech returned to repair 6” branch line as well as partial piece of 8” branch line. Tech disposed of old wet flex duct. Replaced 6” branch line run and added 5’ new of 8” flex with splice collar. Photos on file. Recommended investing in service agreement. Customer invested for one year one visit. Collected 1,189.97. Customer may want us to come back and remove existing branch line runs to add-on room that are no longer needed. Stated he will call if he decides to do so.

Tech found low voltage short blown again due to torn thermostat wire. Tech spliced on new wire from inside hood to unit after approval and cut out old wire. System is back up and cooling. Collected $166.52 by check.

Tech left filter at front door.

Tech performed ESA. Tech found small leak in evaporator coil. Leak detector final marked at 40%, customer stated that they wanted to hold off for now and wait it out. System is back on and operating properly with good delta t. Tech informed customer of issues to come with system having leak and customer wants to hold off.

Tech performed ESA, tech found no issues at todays visit. System is back on and operating properly at this time. Customer renewed service agreement. Will need to return with a 20x23x1 filter, tech added note so we will have filter when we come.

Replacing Evaporator Coil Under Warranty. Warranty End July 22nd. Replaced filter dryer, Pressure tested to 331psi for 10 minutes, pulled a vacuum below 500 microns. Factory charged system with R410a. Tested cooling with a 18 degree temperature split, 93/174 psi, 62 degrees inside temp. Refrigerant charge May need adjustment due to being cold outside and inside. Tech adjust the refrigerant levels in heat mode for today. System is operating properly at this time.

Upon arrival tech was informed system had not worked since maintenance. Tech found low voltage fuse blown in package unit. Tech replaced fuse and system started up. Tech believes fuse blew due to thermostat wire being in poor shape and getting wet from recent maintenance. Tech recommended replacing section of wire but customer wanted to hold off for now. No charge due to recent service.

Tech performed maintenance per service agreement. Tech found no challenges at todays visit. Tech replaced two 14x24 and one 14x20 filter. Homeowners renewed 1 system PSA at 372.56 via visa. System is operating properly at this time.

Tech found fan running but not compressor due to a failed capacitor. Tech replaced capacitor and found system operating properly.

Performed routine maintenance on 2 systems per energy savings agreement. Shop - technician cleaned and serviced unit. No water available at location. Water pack used to clean. No challenges presented with this system today. Unit is cooling properly with a delta t of 18-19 degrees. Main House Downstairs - technician cleaned and serviced package heat pump at main house. Previous tech had located a leak in condensing coil. During service today tech found leak in evaporator coil. Field supervisor has already been out to discuss options in reference to this system. Customer notified of todays findings. Delta t observed was 14 degrees.

Tech found system void of refrigerant. Tech could not accurately locate leak due to absence of refrigerant but did find oil residue all around compressor and refrigerant lines. Field supervisor is on scene.

Tech found evaporator coil was dirty causing the system to freeze up. Tech called homeowner and informed him of coil cleanings and tune up. Customer will call office to schedule one time tune up.
