Performed ESA on one system, main downstairs system. Began maintenance on mini split and found it to be not heating or cooling. Found system out of refrigerant, quoted customer on leak search. Customer opted to have field supervisor come out and quote new system vs making any repairs. Left system off, did not perform maintenance on this system due to diagnosis. Found no issues today with main system, system is operating properly. Will need to return with two 14x20x1 filters.

Tech found od fan not spinning on condenser. Upon further inspection tech found black wire from defrost board was loose in cabinet. Technician suspected esa tech did not secure properly and with vibration wire got loose and did not send voltage to start system up. System is operating properly at this time.

Tech arrived and found lobby system not heating, tech found system tripped on rollout and reset rollout switch. Tech found system would come on and run but had weak airflow due stopped up filter. Tech replaced filter and found system to be operating properly at this time. Supply temp of 130 degrees. All is good at this time.

Tech washed and serviced unit per service agreement, tech found no challenges while servicing the up stairs system at today’s visit, upon inspection tech found downstairs condenser duel run capacitor testing below spec on the capacitor side tech recommend replacement of capacitor customer approved at today’s visit, both systems are back up and running and holding a delta t of 20+ degrees Tech replaced 40mfd and 5 mfd capacitor

Tech perform preventative maintenance and service system. Tech recommended an attic tent to prevent cool/warm air from escaping attic. Customer did not invest in attic tent at this time. System is up and running with a delta T of 24.

Found all plumbing in the trailer working as it should and is draining to the outside cleanout. Somewhere between the cleanout and the leachfield is not draining properly and needs to be addressed before these people can have a working sewer. There is also no evidence of the septic tank lid being removed to inspect inside of the tank to see the working condition of the tank and lines coming into the tank and lines going into the Leitchfield.

Found they have a couple gang bathrooms throughout the facility that have not worked in several years and they have mainline stoppages in those bathrooms that need to be jetted out and snaked out all the way to the street which is over a 600 foot run. Jackson Son does not have the equipment at this time to handle this large scale of a job.

Tech washed and serviced 2 main systems. Tech found no challenges at today’s visit, tech did recommended plasma air purifier to improve indoor air quality. Customer not intrested at this time. Upstairs is cooling with a delta T of 19 and downstairs is cooling with a delta T of 20.

Tech preformed preventative maintenance and serviced system. Tech recommended maintenance agreement renewal to ensure system is running properly and efficiently. Customer did not invest in renewal at this time. System is up and running with a delta t of 21.

Amanda stated discoloration has been noticed within ceiling tiles located in small server room closet. Inspected drop ceiling supply ducts, and top sides of tiles. No indication of condensation present and ceiling tiles are dry. Discoloration based on location is due to dust accumulation from supply vents. This room is set to cooling at 62 year round and likely has longer runtimes compared to other areas. Will continue to monitor. Unable to pinpoint any challenges at this time besides cosmetic due to dust buildup, which replacing old ceiling tiles would be the solution.

Upon arrival tech was shown thermostat was blank and would not adjust. Tech made sure thermostat was receiving proper voltage but still no display. Changed batteries with no results. Installed new Honeywell FP5000 turned power on and thermostat came on. Programmed and started system in heat and cooling with no challenges with system. System is back operational at this time.

Upon arrival customer notified tech of ductwork issues and certain rooms aren’t reaching desired tempeture. Tech washed and serviced unit, tech found no issues with unit but did find ductwork to be in rough shape. Tech reccomended replacing ductwork. Customer will wait due to plans to move. Customer will also wait on extending PSA because of moving plans. Tech replaced a 16x20x1. Unit is cooling with a delta T of 17.

Tech washed and serviced unit, tech found no challenges at todays visit. Tech recommended hard start kit to lower compressor amps and extend the life of system. Customer not intrested at this time. used a 20x25x1. Unit is heating and cooling properly with a delta T of 18.

Tech serviced unit. Upon arrival customer stated that her only water spicket was taken out. Tech serviced but could not clean condenser. Customer uses rewash-able filters. Tech faced no challenges this visit. Unit is heating and cooling efficiently

Tech found no power to the battery power thermostat. Tech found the batteries backwards, tech corrected the batterie polarity and tested the furnace after. Tech did find the suction line insulation touching the flue pipe and the liquid line almost to where it is kinked, tech moved the suction line away from the flue pipe to prevent it from getting hot and causing a challenge. System is operating. Tech received approval from Tim over the phone.

Took apart drain and ran the snake through the line and cleared out a hairball. Reinstalled the sink P-trap and discovered the sink is draining slow due to pop-up being too low and no way to raise the pop-up any higher. Advised customer about the pop-up being low and customer requested that I leave the pop-up Out so sink drain fast. Left the pop-up with the customer. The sink is draining at proper speed now.
