Amana PTAC unit supply and return temperature are both 81 degrees. Unplugged unit and inspected. Corrosion on both coils is very heavy. 30/5uf dual capacitor is reading weak at 25 on HERM side and 4.8 on FAN side. Compressor is hot to the touch. External compressor high temp cutout is closed. Compressor ohmed good. Plugged unit back in and compressor is running correctly. There are no service valves on PTAC unit. Tech suspects system charge of 25.5 oz of R22 is gone or mostly gone due to corroded coils. Tech recommends replacing PTAC unit. Wall sleeve is 15.5" by 40". Need to get Chris Sasser to price PTAC replacement. Called Jason Riggs and collected for service call. He is the contact person.

Tech serviced and cleaned unit, tech found no challenges at this time, tech used two 16x20x1 filters, system is up and running with a delta t of 20+ degrees.

Tech found noise came from plastic outdoor fan oriface rattling against metal top panel. Tech recommended adding isolation pads to quiet fan oriface. Customer approved. Found amp draws and refrigerant pressures in specs. Found Trane 624 thermostat reverted to factory defaults keeping system from running in 2nd stage. Tech recommended replacing Trane 624 with Honeywell vision pro. Declined for now. Emailed tstat replacement quote. Showed how to correct install setup menu. System is a 2 stage cooling 1 stage heat (both heat stages jumped together) gas pack. Menu, service (hold 10 seconds), installer settings, equipment type, outdoor unit -AC, outdoor stages 2, compressor type: 1 comp 2 stages, indoor type- gas/oil, indoor stages 1, blower type: variable, done, done, done, done.

Tenant stated master bedroom, and front bedroom are not getting airflow from supply vents. System set to 75 and satisfied upon arrival. Cooling within specs. Checked all supply vents inside home. No airflow challenges found. Checked ducts in crawlspace found all in tact. Both rooms in question have (2) large windows and blinds open. May need to be covered to keep sunlight down especially on hot days. Spoke with Josh. Stated he will inform tenant of today’s visit. Invested in ESA (1) system. Need to call and schedule 1st visit as soon as possible.

Customer stated system does not keep set-point of 68 on hot days. Also concerns with supply vents sweating. Amp draws/pressures within specs, and ducts in good condition. Compressor is slightly noisey, but operating well within specs. Home is over 100 years old, and attic insulation is in extremely poor condition. Recommend addressing insulation challenges within home to help with system efficiency. Cooling properly at this time. Recommend ESA.

Upon arrival customer stated system not cooling tech cleaned evaporator coil and leak detected coil found no leaks. Tech checked delta T with a 10 degree difference. Customer would like to come as soon as possible to charge system with R22 refrigerant. Tech washed and serviced unit and found no challenges at this time. Customer uses their own filters.

Techs found that the return is too long, causing an excessive bunch-up of duct. Parts of supply ducts have no insulation and are sweating, causing duct tape to disconnect from joints and ducts have fallen as a result, blowing air into the crawl space. Will need to return with duct wrap to reseal and insulate section of duct not insulated. No charge due to recent install.

-Arrived to find outdoor unit not running with call from thermostat. Verified installer settings on thermostat. -Found ant infestation in outdoor electrical compartment. Contactor engaged but voltage not transferring due to insect buildup. New contactor has cover on front that may help prevent future problems, but ant problem will need immediate response and constant upkeep. Cleaned area and coated perimeter with customer supplied ant killer.

-Customer states system not cooling to satisfaction. Found return temperature of 76, supply temperature of 68. -System is 2004 R22 Package Heat Pump. Found low delta T temperatures. Pressures low. Found evaporator coil extremely dirty/clogged, restricting air flow. Evaporator coil should be cleaned thoroughly to get a better picture of system operation.

Customer reports system was not working yesterday until she cycled breakers several times. Tech found head pressure elevated due to dirty condenser and 7.5uf blower capacitor reading very weak at 4.28uf. Tech recommended replacing weak blower capacitor and having system serviced. Customer approved service call, capacitor, and MSA today. Replaced blower capacitor and ensured blower started several times in a row. Needs to wait for next month to do first visit on MSA. Tech quoted $129 plus tax.

Tech found unit is performing properly and was installed last month by another company. Tech found normal refrigerant pressures and temp split. Tech inspected ductwork and found the entire supply trunk line is uninsulated and moisture is building up around branch lines. Tech also found multiple duct leaks and recommends replacing ductwork.

Upon arrival tech was informed the fan outside was not running. Tech inspected system and did find outdoor fan running as well as compressor and blower. Tech inspected system further and found dual run capacitor 40/5 reading 36/4.8 homeowner approved replacement of capacitor. System is back operational at this time. Tech did notice defrost board had discoloration on it. Office will need to check warranty on system. Homeowner would like quote on potentially replacing board.

Tech was informed unit was not on at all. Tech found power to system 24v to thermostat but thermostat display was blank. Tech called josh he did not answer tech spoke with office they informed tech to go ahead replace thermostat. Once replaced system started up no issues. System is cooling at this time.

New install. Under 2 year warranty. System was not keeping up yesterday, set to 75 and cooled only to 78. Found the system operating, coils are clean, drain is clean, no air flow restrictions. Tech did noticed the head pressure bouncing up and down as well as the suction side, superheat bounced from 18-24 back and forward throughout the operation as a well as the subcool. Tech added some refrigerant (8oz) to increase the subcooling to 10-13 degrees due to the airhandler location. Suction line temperature stayed between 66-68 degrees. TXV bulb is on it’s secured location. Tech believes there may be non condensible, as well as a faulty indoor metering device that may have gotten damaged during installation (hot during brazing) Second opinion is required to verify the findings. Thermostat did not move from 75 degrees throughout visit, system operated for more than 20 minutes. System is struggling to keep up temperature. Need to follow up.

-Found existing GE breaker for heat pump appropriately sized as 40 A per data tag. Wire sizing seems appropriate for 40 A circuit. -Current heat strip label ineligible. Heat strips wiring currently run through flex conduit to existing disconnect (not connected). New circuit will need to be provided for heat strips wiring. Existing disconnect hinge damaged. Recommend pulling new circuit to additional outdoor disconnect or upsizing existing disconnect breaker/wiring to replace with sub panel to provide power to heat strips (preferred method). Unsure if single point connection may be used with installed heat strips, but existing wiring to disconnect will need be upsized regardless. -No changes made at this time. Customer states he will likely outsource a 3rd party to upgrade electrical as appropriate. We will need to provide info for currently installed heat strips and weather resistant label to place on unit. -System will not be ready for final inspection until electrical upgrades are

Tech performed ESA on 1 system. Package hp- Tech inspected system found compressor running very noisy and pulling high amp draws. Tech found leak in evaporator coil field supervisor on site to verify.

Upon arrival tech was informed system was making a whining noise. Turned system on and found condenser fan motor making noise. Replaced motor and capacitor. Tech also found 30amp Siemens breaker had failed. Replaced breaker and system started up. System is back operational at this time.

Indoor temp is 81 with 72 setpoint. Tech confirmed system is in fact 2-3 lbs low on R410a. Tech swept system and confirmed micro channel evaporator coil is leaking. See video. Bush must be significantly trimmed back at least 3 feet in order to replace evaporator coil. See picture. Tech quoted warranty coil price. Customer approved. Need to get coil ordered ASAP. Tech added 3 lbs of refrigerant at no charge per Brandon to get system by until coil ships. Customer says he will remove bush in the meantime. Collected housecall.

FOUND SNAKE IN BUSH BY CONDENSER- WATCH OUT FOR SNAKES Homeowner reports system was not keeping up before tune up and it is still not keeping up. House was 78 on arrival with setpoint at 72. Tech confirmed system is very low on R22. Leak searched system and confirmed indoor coil is leaking. See video. Duct system appears in good condition. Tech recommends replacing 22 year old 3 ton split system instead of costly R22 coil. Tech estimates system is 4-6 lbs low on R22. No housecall. Did ESA a few days ago. Mike Acree is running mandatory.
