Air handler is above condenser, out side, may need an extension ladder to get in, customer had one in place today. Tech only had (20x25x1) filter but customer has 2 returns, next tech in area drop off (1) 20x25x1 filter. Homeowner is discussing extending agreement when wife gets home, will call office soon.

Tech preformed CMA INSPECTION on 1 split system and changed air filters. System is operating correctly at this time. Tech has attached system performance report along with pictures to invoice.

Tech preformed CMA FULL SERVICE on 1 split system. Upon inspection tech found the run capacitor extremely weak. Capacitor is rated for 70 mfd but tested at 16.78 mfd, which is way below normal operating range. Tech recommends replacing capacitor. Tech spoke with Mr. Haque at postal realty, and was given permission over phone to complete repair. After repair was completed tech checked compressor amps and amps came down to 14 amps. Unit is operating correctly at this time. Tech has attached system performance report to invoice along with pictures

Upon arrival administrator to church stated unit was making a noise and she also had another issue with a different unit. Tech found drain line just making noise. No issue with drain line, informed her it was normal. Tech found failed o.d. Fan on the other system. Tech replaced o.d. Fan. System is back up and cooling.

FOUND COOLING CALL FROM TSTAT AT CONDENSER UPON ARRIVAL. 24V NOT PRESENT AT COMPRESSOR CONTACTOR. BOTH PRESSURE SWITCHES CLOSED. FOUND CONTROL BOARD DROPPING POWER SEEMINGLY DUE TO LOOSE PLUG CONNECTIONS. SECURED ALL PLUGS SYSTEM IS NOW RUNNING WITH NO CHALLENGES. IF CHALLENGE PERSISTS DEFROST CONTROL BOARD MAY NEED REPLACEMENT.

Tech was informed that unit was not running for 2 day’s customer turned thermostat off and turned back on and still not running then this morning customer reset breaker and left to work and came. Back to a cold house tech tested system and could not find any challenges or duplicate the issue unit is operating correctly at this time tech did inform customer he probably reset the board when he turned breaker off and on tech informed customer if happens again best thing to do if we able to come pretty quickly to not reset breaker so tech could further diagnose unit no charger per office

Tech performed CMA full service on 2 package units. Upon inspection tech found blower capacitor and fan capacitor on system 1 reading under manufacture set capacity. Tech has attached estimates for both capacitors to this report. Tech has also attached system performance reports to this invoice.

Homeowner stated outdoor fan would make high pitch noise, tech arrived and could not duplicate noise. Outdoor fan amp draws are within spec. No other issues at this time. Also informed homeowner it is an older unit, outdoor fan might be going out but is currently running fine at this time. Homeowner also stated he was on the premium plan, but according to technicians records, he is on the plus plan. Tech contacted on-call manager and found out that he was supposed to be on the premium back in 2021 tech only charged a trip charge for today’s visit and informed homeowner that Office will get back to him tomorrow morning to discuss why he was not initially on the premium plan.

Customer reported dehumidifier on right side will never shut off. Tech found fan switch set to on. Tech switched it to auto and fan shut off. Humidistat was set to normal. Tech turned up humidistat and it turned on normally. Turned it back to normal setting and it shut off normally. Tech ensured filter and drain were clean.

Performed ESA. Upon arrival the customer informed technician that the system has had trouble in the past keeping up. Customer did confirm that this seems to occur during the heat of the day. Technician checked thermostat an saw they normally keep their air set to 71-72. Tech checked the delta t and found it to be 19 degrees. Tech explained that when the heat reached 95 outside the system is going to continuously run and it may struggle at such a low temperature set. No challenges were observed during visit. There was some bacterial growth present in system, tech cleaned out and recommended plasma air purifier to improve air quality moving forward. Customer is considering but declined at this time.
