Tech found units 4 and 5 breakers off. Tech found in the history that unit 4 has a leak in the evaporator coil and unit 5 compressor megging bad. Tech documented a schrader leak on unit 5 and tried tightening schrader and adjusting the stem but found valve still leaking through the cap. Tech verified the new system (2) is running properly. Customer is under the impression that we are replacing all units, need to verify this with Colby. All units have been recommended replacing and sent to field supervisor.

Tech verified that vision pro is wired, programmed and working correctly. Tested new Trane system in heat and cool without issue. Showed customer how to power cycle thermostat. Changed thermostat to non-programmable mode. Has dehumidifier in crawlspace. Need to service during maintenance. Need to change customer file from 2 system MSA to 2 system MPA. Customer reports new thermostat not working since power outage. Tech confirmed no temperature display and tstat shows temp sensor error. Tech power cycled new vision pro by removing faceplate from the wall and clicking it back in place. Showed customer how to do so also. Confirmed no challenges with new thermostat. System came back on in cooling after power cycling. No further issues found. Service warranty.

Tech tested system operation and found no challenges. Customer stated after resetting thermostat system has been operating properly, recent power surge came through. Tech checked program on thermostat as well and found no challenges. Install warranty.

New Trane roof top unit. thermostat is on and smoke detector not “ON” upon arrival. Tech reset the smoke detector and system operated in cool mode. Tech corrected the smoke detector wiring and checked the refrigerant cycle afterwards. Cooling cycle is operating as it should, phase monitor is reading good. Temperature dropped from 78 degrees to 74 during visit. Unit services part of the kitchen/dish washing area. Smoke detector may need to be monitored, an intermittent challenge may be present. New system is back cooling, operated the system for 35 minutes and operated without challenges.

Replaced 2-3 pole compressor contactors for gas pack #1. Tightened/secured connections, tested circuit #1 and #2 from the thermostat. Circuit #2 is now back up and operating along with circuit #1. Operated the system for 15 minutes and operated without challenges.

Found the bottom of the airhandler wet upon arrival. Found the drain pan port clogged with rust/debris. Costumer approved cleaning out the drain. Tech flushed and tested the drain multiple times for proper draining. Indoor coil is heavily corroded on the bottom. Tech did recommend an EZ trap and costumer declined at this time. Collected on site for today’s repairs. Not interested in ESA(maintenance).

Upon arrival tech located air handler above drop down ceiling in office room beside refrigerator. Photos on file. 8’ ladder is not tall enough to reach handler, will need at least 10’ ladder to diagnose system. Tech found batteries in thermostat, tech removed batteries as common wire is being used and thermostat went blank. Tech suspects a low voltage short. Will need to return with ladder, informed customer. Tech found resettable transformer tripped in condenser. Tech reset and found it continuing to trip. Inspected all low voltage wires and ensured all connections were good and tight. Where wires went into air handler emt clamp was really tight on wire and cause a knick in one which tech believes was the issue. Loosened connection and separated wires some, reset transformer and system came back on. System back cooling at this time. Roof access is in the back of Big Lots.

Upon arrival tech was informed system was freezing up. Inspected system and found coil and filter were clean. Freon pressures were reading low indicating a potential leak in the system. Recommended leak search but homeowner wsaid they would have to wait until next week. Tech collected for house call and emailed ESA form so they could go over that. System is operating but will continue to freeze due to low charge.

Homeowner stated noise was coming from crawlspace, after further inspection tech found condensate pump continuously running when pump was empty. Tech found condensate pump switch had got stuck and was broken. Tech replaced condensate pump under warranty no charge. New condensate pump is properly leveled and working at this time.
