Returned to fix deck board. Replaced and installed new 2x6x8 treated deck board. All ok at this time. Customer stated it was not cooling as well as last visit. Tech checked delta t. Temperature is within specification. Customer is aware and satisfied. Found no other challenges at todays visit.

Tech performed service on coleman split furnace. As tech walked in house customer stated drain pan was filling with water. Luis was at last visit for clogged drain line and said the pan needed to be leveled. Stated to homeowner about situation and agreed to level out drain pan. Tech leveled out drain pan and showed customer that pan is level. All ok at this time. As tech was walking down wooded deck, the bottom wood step snapped. Customer is aware of situation and would like for it to be replaced. Found no other challenges at todays visit.

Technician found drain pan was slightly un level causing it to not drain properly customer stated they ensured the drain is cleared.tech informed them on finding of slope of drain pan. Technician quoted out minor repair to put shims under drain pan. Customer stated they will put a shim. Maintenance is due in a few days.

Performed CMA Full Service on 4 split systems #1 - Lobby - technician did not find any challenges while servicing this system today. The system is cooling properly and holding a delta t of 20 degrees. #2 - Dining - no issues were present with this system today. The unit is cooling good with a 19 degree delta t. #3 - Kitchen - technician found the system to be cooling properly with a 20 degree delta t. No challenges present at this time. #4 - Laundry/Back Hall - upon arriving to the system the technician found the delta t to be about 13 degrees. Upon inspection of the air handler, the technician found water sitting under blower inside the unit, however, the drain pan was clear. This appears to be a previous over flow that was cleared and the remaining water was not removed. Tech removed what water they could from the system. When arriving to outside unit, the technician found the coil impacted with lent, grass and debris. The old dryer vent use to not curve away and was dumping lent

Found the system with burnt wires, blower relay smoked/failed, abnormal low voltage wiring (2 transformers wire in together on the low voltage side) and thermostat wire cut off due to recent floor work performed. Tech received approval from the homeowner to perform todays repairs.tech ran thermostat wire from the thermostat base to the furnace, corrected the wiring and replaced all the burnt high voltage terminals at the furnace. Costumer also invested into MPA (monthly premium agreement). Tech tested the system afterwards in cool and system operated without challenges. Mercury thermostat is encouraged to be replaced/upgraded. Tech also found 2 10inch crossover ducts (one measures 15-20 feet and the mother one measured 25 feet) in bad conditions. Costumer is aware and will consider to replace them when they are ready to replace the whole hvac system. Outdoor unit capacitor is rusted but was reading good(within specs). System is back cooling but will lack of airflow.

Tech recheck and did verified the previous tech diagnostics of a shorted indoor blower motor. Costumer approved replacing the 1/2hp indoor blower motor. Office discounted the capacitor price that was replaced recently. Tested cooling after the blower motor replacement. System is back cooling. Delta T of 18 degrees. Amp draw with the door on is within spec. Relay and sequencer need to be on watch.

Upon arrival tech found system in the off position, tech then ran system from thermostat and found blower not running and then made a “pop” noise. Tech took out blower and made sure no live wires were touching and made the conclusion that blower motor had failed. Tech explained to homeowner blower motor had been probably running poorly before capacitor change out causing motor to over amp and windings to go out. Tech could not see or locate data tag on blower to get the correct rpm’s and horse power. Office will need to look up what type of motor will need to be replaced. Homeowner stated to just leave blower motor out for right now. No charge for tonight’s visit due to recent repair/premium customer. System is currently down at the moment until we replace blower motor.

Performed routine maintenance per energy savings agreement. Technician did not find any challenges at todays visit. The system is heating properly and holding a delta t of 20+ degrees. One recommendation the tech had is to replace the contactor in the system. The one currently in the system is showing signs of pitting. This is a sign of potential future failure. Tech recommends replacing to avoid system downtime and a future service call. Estimate built and added to system for customer review

Tech found 5 amp fuse blown inside dining room AHU 2. Tech replaced fuse and it did not blow again. Heat strips, blower, reversing valve, compressor contactor, and defrost cycle each energized correctly without blowing fuse. Tech cycled system multiple times in each mode without any issues. Turned tstat call off and found 0 volts between blue common and all other tstat wires in the off cycle. Tech checked continuity on tstat wires and found black tstat wire (24 volt hot wire to outdoor unit) in outdoor unit tstat bundle has continuity with the ground screw in the kilo ohm scale. Tech swapped black wire currently being used for red for green wire. Green wire has no continuity with ground screw. Tested system in each mode again. Defrost board is getting 24 volts and system ran in each mode again without blowing fuse. If fuse keeps blowing, we will need 2 techs to replace 45 feet of tstat wire between AHU and outdoor unit. Install warranty.

Upon arrival tech found indoor temp in kitchen at 77 degrees with a cool set point of 59. Tech found condensing unit in a hard lockout. Tech reset system and monitored operation. Pressures are within spec, no challenges were found with system. Delta t is within spec. System back up and cooling. No charge per recent install per office.

Tech preformed CMA INSPECTION on 4 Split Systems. All systems are operating correctly at this time. Tech did note in reports that condenser fan on systems 3 & 4 are operating at max rated amperage. Tech has attached system performance reports to invoice along with pictures.

Performed ESA. Technician found no challenges at this time. System is cooling with delta t of 20 degrees. Customer was not home at time of service but daughter was there to allow technician in to perform full service. Customer renewed PSA plan. Tech collected 308.51 cash. Attempted to call number on file but coul not get connected, message was saying the call could not be completed.
