Found failed time delay relay at condenser. Bypassed time delay. Fan motor and compressor are over amping system is very old, system is back up and cooling.

Emailed proposal. Customer has to discuss everything with her nephew before making a decision.

Tech washed and serviced unit. Upon arrival tech noticed that the thermostat was behind 3-4 degrees. Tech notified customer. Customer stated that they noticed the unit falling behind on warmer days up to 8 to 9 degrees difference. Tech found delta t to be lower than preferred. Tech performed leak test and found leak on evaporator coil. Tech also found compressor to be megging in the red/yellow. Tech called field supervisor to verify. Customer uses and changes their own filters.

Found 30 amp breaker for condenser tripped, found compressor terminal burnt and compressor shorted to ground. Compressor is failed. Informed field supervisor.

Upon arrival homeowner stated unit would continuously run. After further inspection tech found thermostat reading incorrectly. Thermostat is warranty, no charge. Tech had a mishap with invoice and collecting. Spoke with on call manager and informed her of accidental overcharge. System is back up and cooling.

Tech serviced and cleaned unit per service agreement, tech found no challenges at today’s visit, unit is back up and running with a delta t of 18 degrees, condenser was making a rattling noise tech could not find a problem at today’s visit.

System was operating upon arrival, however, the delta T was at 14 degrees. System was approximately 2lbs low on R410a refrigerant. Mr Hill approved charging the system for now, and have it leaked checked during next visit. System now has a delta T of 18 degrees and refrigerant levels improved. Capacitors checked good. Billing out per office approval.

Tech washed and serviced unit and found no challenges at this time. Tech recommended plasma. Customer will give us if she decides to get it installed.

Tech found system leaking at condenser weld joint tech fixed leak and brazed every weld joint to prevent any further leaks. Tech pressure tested to 250psi let sit for 20 minutes with no drop. Pulled vacuum to 300 microns let sit vacuum did not exceed 500 microns, tech charged to factory spec with 410A system is back cooling with 18 delta t.

-Found upstairs thermostat unresponsive. Verified 24 v at back of thermostat. Tried replacing batteries with new. Unable to get any response from thermostat screen. Recommend installing new thermostat. -No house call per premium maintenance agreement.

Tech found a blank thermostat and no high voltage at black wire at the air handler. Tech found breaker was sending 240V. Tech checked voltage at the wire instead of the lug and found 240v present. Tech found wire comes right out of the lug. Tech cut the burnt and corroded end off and stripped back wire. Tech found lug will not tighten, and will need to be replaced. Tech bypassed the lug and wired it straight to the transformer and found system operating properly and cooling. Tech also found a burnt heat strip wire. Tech sent estimates for repairs. System is cooling at this time, but repair will be needed before heating. season

Tech performed esa on Goodman package heat pump, found no challenges at todays visit

Upon arrival tech found pressures showing liquid line restriction, tech checked temperature across filter drier and found 1 degrees difference. Indoor TXV is restricted and will need to be replaced tech quoted warranty TXV price.

-Arrived to find system cooling insufficiently. Observed pressures, sub cooling, and temperature difference. -Found system to be low on refrigerant. Added 3 lbs 410a to obtain sufficient pressures and subcooling. Delta T of 17 degrees at departure. -Customer should be scheduled for immediate follow up to perform leak search and identify any repairs needed for system. -No charge for house call per install warranty.

Replacing 2-2” korky flappers in toilets and 1- 10” woodford hose bib.

Tech replaced both dehumidifiers. Homeowner to be billed out.

Tech replaced breaker in main panel. Homeowner also wanted tech to reposition dampers for the upstairs system. System is back up and cooling.

Performed ESA, tech cleaned and serviced all 5 systems. Tech found both dehumidifiers have problems. Dehumidifier #1 was froze up due to clogged filter. Dehumidifier #2 compressor had failed. Homeowner approved replacement of both dehumidifiers. Tech also found condensate pump had also failed causing overflow of water into crawlspace. Tech replaced condensate pump and replaced all 5 filters inside unit. Homeowner to be billed out.

Upon arrival tech reconnected low voltage wires to condensate pump and ran drain back into pump. Tech observed the pump cycle 3 times to ensure it was working properly. System is back operational.

Upon arrival tech was informed thermostat was blank. Inspected system and found the condensate pump full of water. Tech checked voltage to pump and found it not receiving 115v. Checked receptacle for pump and it was also not receiving 115v. There were no tripped breakers in the panel but the GFCI in garage was tripped and would not reset. Informed homeowner they would need to get an electrician to resolve issue. Homeowner approved bypass pump for time being and allowing system to drain under house and would call us back as soon as everything was fixed to reconnect low voltage wires and drain to pump.

Tech washed and serviced unit and found capacitor testing weak on downstairs package unit. Tech recommended replacement and found no further complications at this time.
