Tech washed and serviced unit no challenges found at this time. Replaced a 24x24x1 filter. Unit is cooling with a delta T of 16.

Cycled system found suction pressures slightly low at 120PSI. All components operating properly. Found dining room filters clogged. Replaced filters and monitored pressures. Suction pressure increased to 138PSI and system is now operating within specs with a changeover of 17. Verified compressor contactor is not welding shut. Verified system is draining properly as well. Set thermostats to 70 per request.

Replaced compressor/bi-flow filter drier. Installed surge protector. Passed positive pressure test and pulled vacuum. Charged with 7lbs 3oz of R410a. System is up and cooling.

Found dining room system completely frozen upon arrival. Disconnect is pulled at condenser. Unable to thaw due to store closing shortly after tech arrived. AC only system. Left fan to ON position. Coil will need to thaw overnight and we will return as soon as possible. Spoke with Penny.

Tech returned to drop off (2) 14x24x1 filters left on porch.

Tech washed and serviced unit found no challenges at this time. Customer wasn’t home and requested an email of the estimate to extend their maintenance plan. Left 2 14x24 at door, Couldn’t get delta T customer wasn’t home.

Tech washed and serviced unit found compressor testing yellow on Tempstar package unit. Recommended hard start kit, customer wasn’t interested at this time. Used a 16x20 and a 20x20. Downstairs is cooling with a delta T of 16. Upstairs is cooling with a delta T of 17.

Tech found multiple burnt plugs for blower as well as blower fan relay with 2 sequence double stack had burnt up. Tech did see water on plugs.tech suspected water dripped onto plugs and caused a short and burnt up wires and relay with sequencers. Tech built up an estimate to perform repairs. Due to age of system tech recommends replacing system. Tech called office was informed the will call to schedule.

Tech washed and serviced unit and found compressor starting to pull higher amps on start up with age tech recommended hard start Kit customer is interested but would have to wait due to having to renew today customer renewed esa 1 sys unit is up and cooling with a delta t within specs

Tech performed service on trane package unit. Customer declined renewal. Stated will call office later about renewal. Found no other challenges at todays visit.

Tech washed and cleaned unit per service agreement, upon arrival tech found compressor testing red on mega on meter, system is under warranty and warranty ends 7/28/2025, system is back up and running with a delta t of 18 degrees.

Customer arrived and let tech inside but customer had to leave during service tech was unable to check delta t after service. Tech did recommend replacing Uv bulb customer would like to wait for now tech did find evap coil to have rust and corrosion but no leaks at this time. Unit was back up and running before tech left. Need to return with 2 24x24x1 filters.

Tech washed and serviced both units and found no challenges at this time. Split sys is up and cooling with a delta t of 22. And Mini split is up and cooling with a delta t of 20. Tech found condensate pump to be clogged up and not pumping tech pulled pump apart and cleaned throughly pump is no able to pump and drain the system properly. Tech recommended plasma air customer is not interested at this time.

Upon arrival tech found blower belt had snapped in half, tech replaced blower belt with customer supplied belt. System is back on but did let customer know system is still low on charge and issues might occur in the future.

Duct repaired

Upon arrival tech found hardware area system (Trane Odyssey) with aux pan full of water and inside of air handler full of water. Tech found water dripping off of evaporator coil into air handler floor. Drain line was not clogged, crack in right side corner of aux pan. Pan may have also overflowed if coil froze. System is low on R22 causing water to drip off coil. Highly recommend replacing 24 year old system. Estimate sent. Left system off and removed water from pan. Informed owner. No service call charge per office.

Techs found that thermostat was falsely programmed for a single stage compressor; corrected by programming for 2 stage. Performed a leak check and found nothing definitive. Need to upsize 14” return to at least a 16”.

TECH REPLACED 7.5 FAN CAPACITOR FOR 5 mf CAPACITOR. SYSTEM IS RUNNING PROPERLY.

Upon arrival tech found outdoor fan not coming on. After further inspection tech found dead capacitor for the outdoor fan. Terminal was also melted. Tech replaced capacitor and system fired back up. System is currently cooling properly at this time. Need to return to put on proper size capacitor. Tech only had a 7.5mfd and unit needs a 5mfd.

FOUND THERMOSTAT PROGRAMMED FOR CONVENTIONAL. SWITCHED TO HEAT PUMP SETTINGS. SYSTEM UP AND COOLING. WARRANTY.

TECH PERFORMED CMA FULL SERVICE ON 3 SPLIT SYSTEMS. SPLIT SYSTEM #1 AIR HANDLER(2344) HAD A PROPER DELTA T OF 18 DEGREES FROM SUPPLY TO RETURN, TECH FLUSHED DRAIN LINES AND CLEANED CONDENSATE TRAP. TECH REPLACED FILTER FOR SYSTEM AND ASSURED BLOWER MOTOR AMPERAGE WAS IN CORRECT RANGE. SPLIT SYSTEM #1 COMPRESSOR CAPACITOR RATED FOR 45mf TESTED WEAK AT 41.5mf. CAPACITOR DUE FOR FAILURE, RECOMMEND REPLACEMENT OF CAPACITOR. SPLIT SYSTEM #2 CONDENSER SYSTEMS DUAL RUN CAPACITOR HAS FAILED, TECH OBSERVED WIRING THAT GOES TO CAPACITOR HAS BURNED UP WIRING AND THE CAPACITOR. RECOMMEND REPLACEMENT OF DUAL RUN CAPACITOR FOR SPLIT SYSTEM #2 70/5mf. TECH REPLACED BURNT WIRING WHICH CONNECTS TO CAPACITOR. SPLIT SYSTEM #2 COMPRESSOR AND FAN CAPACITORS ARE WITHIN CORRECT MF READINGS
