- Tech found no 24V call at condenser. Found backed up drain line an EZ trap. Cleaned drain line and primary pan with vacuum and tested with one gallon of water and algae tabs. - Reset float switch and system began operating normally. Confirmed proper operation and water exiting drain line outside. Confirmed clean air filter and evaporator coil. System is operating normally at this time. Thermostat satisfied at 72°F at tech departure.

Tech found secondary pan pull of water but ss2 float switch and primary pan were both dry. Tech tested drain and found it not clogged. Removed water. Tech poured water in primary pan and found it dripping out from the bottom of the pan indicating a small crack in the primary pan. Tech could not pinpoint crack. Tech also tested refrigerant pressures and system operation to verify coil is not freezing over. Tech found normal pressures and operation. Coil pan will need to be replaced under contractor warranty, unit installed in march.

Tech preformed preventative maintenance and serviced system. Tech completed megohm test on compressor and found compressor to ohm in the red. Tech called field supervisor to verify. Tech tested heat on system. System is up and running with a delta t of 14.

Tech found loose solder joint on the defrost control board. This was causing the system to intermittently engage and disengage the reversing valve for heating. Tech bypassed the defrost control board for now just to get the tenant some cool air. Control board will need to be replaced in order for the space to have heating. Estimate built and sent to address on file. Temp has dropped from 88 to 85 since board was bypassed. System is cooling.

- Tech was shown a small area of water damage in the ceiling by a maintenance technician on site in wing C. Maintenance advised tech a quote for repairs has already been submitted for the water issue in wing B and only wing C needs to be diagnosed during this visit. - Tech found a failed fan belt on the supply side blower assembly for wing C upon arrival. - Replaced belt and confirmed proper fan operation. Confirmed clean air filters, open dampers, and proper fan operation on return side. Confirmed no leaks in drain pan after observing water dripping underneath the system. Confirmed water buildup is caused by condensation due to the failed belt. - Removed all residual water from attic space near the air handler to prevent further water damage. System is operating normally at this time. Thermostat set to 73°F at tech departure.

Performed CMA Full Service on 1 Split Heat Pump System. No challenges were found today. Last visit the technician had noted high amp draws on the outdoor fan. Technician did find the condenser coil impacted with grass and debris which could lead to high amps on the fan. Tech removed grass and sprayed out coil to ensure proper airflow across the coil. Amp draws came down to .69 which is below the maximum amount of .75. Will monitor on future visits. Technician also recommended a ez trap. Details provided in estimate.
