The prepaid maintenance visit seemed to go well with no problems. Three days later during a cold snap we woke up to discover the upstairs unit was not running (outside unit). Had to call for weekend technician who expertly got us up and running again. Problem was an inattentive technician who crossed two wires during the preventative maintenance visit and did not even check to see if the unit was working before leaving. Definitely a lack of attention to detail. I would put this on the technician, not Jackson and Sons, who always have given us outstanding service.

Today I replaced the faulty compressor. I removed compressor and installed new compress and filter drier. I then pulled a vacuum and added refrigerant. I tested operation of system and found signs of outdoor TXV not functioning properly. Calling office tomorrow to verify price of TXV placement.

Changed the filter inside the house: (20x25x1) (1). 2 burners engaged inside unit; working good. Couldn’t access the crawl space to check the ductwork due to inside the access door being blocked in all directions w/that ductwork. Pics included.

Tech was informed of gas smell in cabinet from homeowner and that previous tech shut valve off upon further inspection tech turned valve on and began to soap bubble joints and gas valve looking for leaks tech did not find any leaks on fittings tech then proceeded to check gas pressure on 2 stage pressure was at 5.3wc when needed to be 3.5wc tech adjusted pressure for 2nd stage at 3.5 and 1st stage at 1.75 while adjusting pressure diafram for gas regulator did act out of the ordinary by going to a low pressure when barley touched then correcting itself diafram did not act out of the ordinary again when tech was present.tech tested heat and cool all amps are within specs for unit. Gas valve could be a issue in the future. Te h cleaned coils indoor and outdoor tech also cleaned the blower wheel as well as washed outside of unit. Unit has 14x24x3 media filter customer wants regular disposal filter installed

Performed full CMA service. Cleaned coils and drain. Checked capacitors, pressures and amp draws. No challenges found. Tech recommends upgrading 2 ton split system due to age and previous history of being low in R22. Staff reported auto mode feels not responsive enough. They need to adjust heat up higher every morning and cooling lower every afternoon. Tech found 2 degree buffer between heat and cool set point. They have heat on 71 currently and AC on 75. System is heating and cooling. Tech told staff I will make a note of it and also recommend programmable thermostat so it can adjust itself based on time of day. Trane split system is 22 years old and has been low on R22 refrigerant before. Tech recommends building owner consider system replacement. New system would be installed with a programmable thermostat. Building owner can invest in programmable thermostat for $764.71 including tax.

Tech found upstairs blower capacitor testing weak customer wants to hold off on replacing. Tech also found defrost coil sensor unplugged tech plugged back in and tested defrost with no issues.

Resolution unit serial# 332L102736443-02 tech inspect unit blower good coil good compressor amps 15.02 fan motor amps 2.87. Unit operating correctly at this time. Resolution unit serial# 332C102692537-02 upon arrival tech was inform of this unit having problems and was check by another of our tech today I inspect unit and is only running on blower which blower amps are 2.32. Last tech found defrost control not operating correctly which brings compressor first this causing high pressure switch to trip which locks compressor operation. Recommended replacing defrost control for unit to operate correctly. Unit not operating correctly at this time. Spoke to customer to see if they already had a quote and they got one just waiting on approval to replace defrost control.

Upon inspecting system found low-voltage fuse blown. Tech replaced fuse and system will immediately come on in emergency heat and tech can hear reversing valve switching back-and-forth constantly. Tech began to inspect for a low-voltage short Buy disconnected wires from thermostat an outdoor unit and tech has 18 to 22 V between each thermostat wire going outside. Tech cut off insulation off of line set outside and tech found all thermostat wires were bare copper. Tech replaced a 5 foot section of thermostat wire and tested unit operation in system is working properly at this time

Today I performed the Commercial Maintenance Agreement Tune Up on both heating systems. During this tune up I checked all components and verified that they were operating within range according to the manufacturer specifications. I cleaned the condensing coils, washed outdoor units, and changed six 20x20x1 filters. The fan capacitor on the Front of Store condensing unit is below manufacturer specified rating and should be replaced. Has this capacitor continues to fail, it will put more strain on the blower motor causing the motor to need to be replaced.
