Found system void of R22, added nitrogen to perform leak search and immediately heard leak at bottom of condensing coil. Video on file. Customer has had a quote on new system in the past and would like quote on condensing coil if available. System is down.

Upon arrival tech was informed system was blowing out room temp air. Inspected system and found 35/5 dual run capacitor in condenser failed. Tech replaced under warranty. System is back operational at this time.

3 TON TRANE CONDENSING UNIT & COIL & 5 TON TRANE GAS PACK

Found breaker tripped once again. Located short within melted condenser fan motor plug. Repaired wiring and cycled with no further challenges. Service warranty.

Upon arrival customer stated system not keeping up, after further inspection tech found evaporator coil and line sets froze over. Tech thawed out coil and performed a leak search after homeowners approval. Tech found leak on the top left corner of evaporator coil. Informed customer of findings and field supervisor will be in contact shortly.

Tech found variable speed blower failed. Confirmed line and low voltage and used test harness. VS blower is unresponsive. Tech also found compressor megged red. System is down. Mike is running mandatory. No housecall per PSA.

Performed CMA Full Service on 10 Package Heat Pump Units and 5 Split Heat Pump Systems. Systems 15 and 5 are not currently in use. All other systems are cooling properly at this time. Challenges and concerns listed below. System 16 (Pro Shop) - technician observed the auxiliary pan full of water. Per the last notes on this system, the primary drain pan is rusted severely. This is allowing water to flow directly into the auxiliary pan. The line for the auxiliary pan was clogged. It appeared to be pieces of rusted drain pan that were clogging the line. Tech cleared the line to allow water to flow away from the pan. Tech then used the shop vac to remove as much of the remaining water as possible. Customer has copies of recommended solutions for this system. System 8 - Tech found both 25mfd capacitors testing weak. Technician would recommend replacing before parts fail. Failure would result in the system not cooling properly. Blower Belt - blower belt could use some tightening, however,

TECH PERFORMED CMA FULL SERVICE ON 2 SPLIT SYSTEMS. SPLIT SYSTEM #1 COMPRESSOR CAPACITOR RATED FOR 40mf TESTED WEAK AT 35.41 mf. CAPACITOR IS DUE FOR FAILURE, RECOMMEND REPLACEMENT OF CAPACITOR., THERE IS AN ESTIMATE ATTACHED TO THIS INVOICE FOR REPLACEMENT OF CAPACITOR FOR SPLIT SYSTEM #1. TECH COMPLETED FILTER CHANGE OF 4-20x20x1 FILTERS. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE.

On arrival, thermostat had message reporting "power down thermostat for 1 hour" with system not running. Found junction box behind tstat and tstat itself to be dry. Reset error with tstat power cycle. Observed cooling operation without any issues. After several minutes, junction box is still dry. Tech used silicone to seal junction box. Tech replaced vision pro with focus pro thermostat with AA battery backup to ensure tstat will send call. Used silicone to seal air gap between tstat wires and backplate. System is back cooling. Craig will keep us updated is playground stops cooling again. Service warranty.

Took pictures and recorded data on 25 units for CMA proposal

Tech arrived and inspected indoor and outdoor units. Replaced compressor contactor. Used available water hose to spray down dirty outdoor coil. Maintenance staff is having to vacuum water out of the bottom of the indoor unit every hour due to condensation dripping past filters into the bottom of the unit. There is insulation dropping on the far side of AHU partially blocking the far top side of blower housing. Outside air fresh air damper is permanently zip tied closed. Tech closed AHU back up and started system back up to observe cooling operation. Recorded refrigerant pressures. Confirmed indoor coil is still dripping. Tech taped AHU insulation thoroughly and ran system for another few minutes. Still dripping. Tech also noticed one of the outdoor fans sounds rough while starting. Entire outdoor unit rattles. One fan blade may be slightly out of balance. Tech quoted indoor coil coil cleaning price out of the book. Customer approved. Tech soaked both sides of indoor coil and used wate

Unit has settled and moved slightly off wall on right side. Pushed unit back to set hood back up against wall and secured. Siliconed gap around hood.

TECH PERFORMED CMA FULL SERVICE ON 28 SPLIT SYSTEMS 1 MAKE UP AIR AND 1 EXHAUST FAN. SPLIT SYSTEM #3 HAS NO POWER COMING INTO CONDENSER UNIT, AND NO POWER AT BREAKER BOX CONNECTED TO SYSTEM. TECH FOUND BLOWN 5amp FUSE INSIDE AIR HANDLER FOR SPLIT SYSTEM #3. TECH REPLACED FUSE, SYSTEM IS BACK ON AND IS PERFORMING PROPERLY. SPLIT SYSTEM #8 FAN CAPACITOR WIRE WAS BURNED OFF AT CONNECTION TO CAPACITOR, TECH REPLACED WIRE CONNECTION, SYSTEM IS OPERATING PROPERLY. SPLIT SYSTEM #9 WAS TURNED OFF AT CONDENSER UPON ARRIVAL, TECH PERFORMED FULL SERVICE ON SPLIT SYSTEM #9 AND FOUND SYSTEM COMPLETELY VOID OF R22 REFRIGERATE. THERE IS AN ESTIMATE PROVIDED FOR 1 POUND OF R22 REFRIGERATE FOR SPLIT SYSTEM #9, TECH NOT SURE HOW MUCH REFRIGERATE NEEDS TO BE ADDED TO SYSTEM, SYSTEM MAY NEED MORE THAN 1 POUND OF REFRIGERATE WHICH IS SOLD PER POUND. SPLIT SYSTEM #9 AIR HANDLER HAD PANEL DOOR ON BLOWER SIDE OFF UPON ARRIVAL, DISCONNECT WAS TURNED OFF, 20mf CAPACITOR WAS DETACHED FROM BLOWER, TECH RECOMMEN

Emailed proposal. Customer needs to speak with husband before making decision. He is deployed and could not talk while on site.

Upon arrival customer stated system not cooling. After further inspection tech found refrigerant pressures to be extremely low. Tech got approval to perform a leak search, tech located leak in the middle of evaporator coil. Informed customer and a field supervisor will be in contact with customer shortly. Also uploaded pictures of unit and what field supervisor needs.

Tech thoroughly leak searched kitchen RTU AC-1. Used superior signal ultrasonic detector, inficon stratus, JB prowler, and half a spray bottle of bubble leak detector. Tech did not pinpoint any refrigerant leak. Valve core caps were secure and snug on arrival and leaving. Did not find valve cores leaking. Tech recorded circuit 1 operating pressures and left system cooling.

Flush tank water heater The reason for low water pressure on hot side is because the have it plumbing in 1/2 all the way and not 3/4 to get to your drop to covert to 1/2 Want us to let them know when we able to replace lines

Tech washed and serviced unit and found compressor capacitor testing below spec. Tech found no other challenges at this time. Customer uses their own filters. Customer is going to hold until next visit for repair.

Upon arrival tech found upstairs t stat reading 79 degrees when it’s 72. Tech replaced thermostat under warranty and programmed and registered. Thermostat is now reading the correct temperature.

Found condenser not running due to tripped float switch. Cleared drain line and reset switch. Tested drain, system is now draining properly.

Upon arrival tech could not fit into crawlspace to repair duck line.
