- Tech found no 24V call at condenser. Found backed up drain line an EZ trap. Cleaned drain line and primary pan with vacuum and tested with one gallon of water and algae tabs. - Reset float switch and system began operating normally. Confirmed proper operation and water exiting drain line outside. Confirmed clean air filter and evaporator coil. System is operating normally at this time. Thermostat satisfied at 72°F at tech departure.

Tech performed service on trane package unit. Customer renewed maintenance plan Found no other challenges at todays visit.

Tech found secondary pan pull of water but ss2 float switch and primary pan were both dry. Tech tested drain and found it not clogged. Removed water. Tech poured water in primary pan and found it dripping out from the bottom of the pan indicating a small crack in the primary pan. Tech could not pinpoint crack. Tech also tested refrigerant pressures and system operation to verify coil is not freezing over. Tech found normal pressures and operation. Coil pan will need to be replaced under contractor warranty, unit installed in march.

Performed ESA on one system, found 7.5MFD blower run cap testing weak. Recommended replacing, sent estimate. Customer extended maintenance agreement for one year. System is cooling properly. Need to call customer and inform on water heater maintenance per request.

Tech preformed preventative maintenance and serviced system. Tech recommended hard start kit to lower start amps and preserve the life of the compressor. Tech also recommended surge protector to protect system against power surges. Customer did not invest at this time. Customer invested in PSA Renewal. System is up and running with a delta t of 19.

- Tech replaced variable speed condenser fan motor under full warranty with no complications. Ensured proper operation and speed increase/decrease as needed. - Confirmed no alerts on thermostat. System is operating normally at this time. Thermostat set to 74°F at tech departure per customer request.

PERFORMED CMA FULL SERVICE ON 4 GAS PACKAGE SYSTEMS. CLEANED CONDENSER AND EVAPORATOR COILS, AND FLUSHED DRAIN LINES. ALL SYSTEMS ARE PERFORMING PROPERLY AT THIS TIME. COMPLETED FILTER CHANGE OF 4-16x25x2 FILTERS AND 12-16x16x2 FILTER. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE. NOT IN RELATION TO OUR SERVICE, TECH NOTICED GUTTER DRAIN ON ROOFTOP IS CLOGGED CAUSING SITTING WATER ON ROOFTOP, WOULD LIKE TO MAKE YOU AWARE OF THAT ISSUE. THERE ARE PICTURES ATTACHED TO THIS INVOICE OF CLOGGED ROOFTOP DRAIN.

Tech washed and serviced unit and found evap coil to have some rust and corrosion but no leaks at this time customer was informed. Tech found no other challenges at this time unit is up and cooling and heating properly at this time. Tech recommended media filter to help with air quality and fewer filter changes.

Removed old split system, commissioned new mini split.

Install dehumidifier and have electrician install outlet for dehumidifier

Tech washed and serviced units n challenges found at this time. Customer extended PSA for downstairs unit and upstairs unit is on the worry free. Downstairs has a Delta T of 17 and upstairs has a delta T of 17

Tech preformed preventative maintenance and serviced system. Tech completed megohm test on compressor and found compressor to ohm in the red. Tech called field supervisor to verify. Tech tested heat on system. System is up and running with a delta t of 14.

Tech found loose solder joint on the defrost control board. This was causing the system to intermittently engage and disengage the reversing valve for heating. Tech bypassed the defrost control board for now just to get the tenant some cool air. Control board will need to be replaced in order for the space to have heating. Estimate built and sent to address on file. Temp has dropped from 88 to 85 since board was bypassed. System is cooling.

Tech found blower control board not allowing power through, tech straight wired blower to get system cooling. Need to order board and return to replace tech called and got approval.

Technician replaced compressor and pulled vacuum down to desired microns and added 6lbs 6oz. System started up and is cooling with a 20 degree delta t.

- Tech was shown a small area of water damage in the ceiling by a maintenance technician on site in wing C. Maintenance advised tech a quote for repairs has already been submitted for the water issue in wing B and only wing C needs to be diagnosed during this visit. - Tech found a failed fan belt on the supply side blower assembly for wing C upon arrival. - Replaced belt and confirmed proper fan operation. Confirmed clean air filters, open dampers, and proper fan operation on return side. Confirmed no leaks in drain pan after observing water dripping underneath the system. Confirmed water buildup is caused by condensation due to the failed belt. - Removed all residual water from attic space near the air handler to prevent further water damage. System is operating normally at this time. Thermostat set to 73°F at tech departure.

Tech preformed preventative maintenance and serviced systems. Tech found both the downstairs and upstairs units UV Bulbs to be blown. Tech recommended replacing. Customer invested in replacement UV Bulbs for both systems. Tech completed megohm test on compressor for both units. Tech found compressor on downstairs system to ohm in the caution. Tech recommended hard start kit to lower start amps and preserve the life of the compressor. Customer did not invest. Both systems are up and running with a delta t of 20.

Tech washed and serviced unit and found no challenges at this time. Customer has concerns with the unit rattling tech secured condenser coil grate tech found no more rattle. Unit is up and cooling properly at this time.

Return to replace Rinnai Water Heater with a Rheem Water Heater Unable to install cover box due to way gas line is and electrical wire advise customer.

Tech washed and serviced units found no challenges at this time. Tech recommended media filters customer wasn’t interested at this time. Upstairs is cooling with a delta T of 65 and downstairs is cooling with a delta T of 21.

Installed 5 kw heat strips in downstairs package unit

Performed CMA Full Service on 1 Split Heat Pump System. No challenges were found today. Last visit the technician had noted high amp draws on the outdoor fan. Technician did find the condenser coil impacted with grass and debris which could lead to high amps on the fan. Tech removed grass and sprayed out coil to ensure proper airflow across the coil. Amp draws came down to .69 which is below the maximum amount of .75. Will monitor on future visits. Technician also recommended a ez trap. Details provided in estimate.

Tech washed and serviced unit and found blower to be dirty tech pulled and throughly cleaned. Tech found no other challenges at this time. Unit is up heating and cooling at this time.
