Tech performed ESA on 1 system found no challenges at today’s visit system operating properly at this time. Tech recommends calling electrician to replace air get door for main electrical panel outside.

Performed routine maintenance per energy savings agreement. System is cooling properly today. Delta t observed was 20 degrees. Challenges - dual run capacitor is testing weak. Tech recommended replacing under warranty. There is no way to tell when part will fail. Failure would result in no cool air being delivered to living space. Compressor Megohm test revealed the compressor to be ranging in CAUTION. To help extend the life of the compressor the tech recommended installing a Hard Start Kit. This will lower starting amps and thus reduce the wear on the compressor. Tech quoted 180 plus tax for warranty capacitor and 474 plus tax for hard start kit. Customer did not approve recommendations at this time. Tech built estimate and sent for review. Customer supplied filters used.

Tech was shown storage room with main drain line tech pooped ceiling grid did find hvac lines draining 8nto them 2 in lines they are draining properly no water or wet insulation on ceiling. The water damage is coming from right side of storage room the wall inside the room does no appear to have water damage. Tech informed April on findings and suggested having Sheetrock cut out to find source of damage.

Tech found pressure switch wire broken breaking Y signal. Tech repaired wire and recommends maintenance agreement. System is back running properly at this time. Customer declined maintenance agreement.

Performed routine maintenance per energy savings agreement. System is cooling properly at the time of maintenance. Delta t observed today was 20 degrees. One challenges is that the dual run capacitor is testing weak. It is rated for 40mfd +- 6%. Reading today was 37.14. Tech would recommend replacing to avoid system downtime and a potential future service call. Customer did not approve part replacement today.

Tech found fan running but not compressor due to a burnt compressor capacitor wire. Tech quoted replacing capacitor and repairing wire. Tech performed repair and found system back up and running. Tech found system slightly low on refrigerant and recommends customer see how system performs in the summer. Tech recommends replacing unit before doing any type of major repair on the system due to age of equipment.

One recommendation the technician had was to install a hard start kit. Hard start kits lower the starting amps of the compressor thus improving the longevity of the part. Tech found blower was running but condenser did not engage tech proceeded to inspect pressure for system pressures were slightly low standing but once tech pushed on contactor tech found pressure to drop. Tech found a crack on the txv indicating txv had released its sensing bulb refrigerant and is shut down so when system tried to engage it would not due to txv shut down. System has a evaporator coil leak as well field supervisor I on the way to go be best solution.

Tech recharged system with 6 lbs 15 oz of new R410a per data plate. Tested system in each mode. New compressor megohm tested green. Office is handling payment.
