— Performed CMA Inspection on 2 Rooftop Gas Package Systems. — Cleaned & flushed drain pan and lines, changed air filters, tested electrical and temperatures. — System 1 - 2008 York 15 Ton Gas Pack: Left Side: Outdoor Fan Motor Capacitor 3 has negligible reading. Provided estimate for replacement of 5 mfd capacitor. — System 2 - 2010 Goodman 15 Ton Gas Pack: Right Side: Blower motor has been installed with custom bracket. Unable to tighten belt any further without a new bracket being fabricated. Provided estimate to replace BX42 belt, adjust tension, fabricate custom mounting bracket. Observed Compressor 1 short cycling, indicating a likely refrigerant leak in circuit. Was unable to identify any leak during maintenance. Recommend high level leak search. Provided estimate for Level 4 Leak Search. All 3 Outdoor Fan Motor Capacitors tested below tolerance. Provided estimate for replacement of (3) 10 mfd capacitors. — Location is currently vacant and systems are not in use.

Tech performed esa on one system, tech found excessive bacterial growth in unit and recommended installation of plasma. Tech found no other issues at today’s visit. System is back on and operating properly at this time.

— Performed CMA Inspection on 1 Rooftop Package Unit that services the front of space. The other 2 systems have prior diagnosis, and plaza owner is currently receiving proposals to replace these systems. — System 3: 2010 Goodman 5 Ton Rooftop Package: Front: Tenant had requested system be left off until owner had decided what was being done with other systems. Turned on disconnect to perform CMA Inspection. Rooftop 3 phase disconnect in a state of disrepair. Massive amounts of wasps nests inside unit. Poisoned and removed nests as able. Thermostats have stickers to indicate they may be controlled at a remote location by prior tenant. Unable to manipulate mode or temperatures sufficiently to control system from thermostat. Recommend replacement of thermostat. Provided estimate to replace thermostat with Programmable or Non Programmable. Tenant stated ceiling leaks when raining. Found no observable damage to rooftop or curb. Drain line does not have a trap installed. Unit will not dr

— Dispatched to diagnose Package Heat Pump not operating Fan, Heat, or Cool. Customer stated he tried swapping thermostats but that did not correct the issue. — Verified proper high voltage to the unit, and proper low voltage leaving transformer in unit. Found resettable low voltage circuit breaker tripped in unit. Breaker immediately trips when energizing Y circuit for Compressor. Verified short is not present in contactor by removing low voltage wires. Breaker still trips with call on Y, and holds without call on Y. — Found continuity between Y circuit and unit ground. This indicates a low voltage short on Y circuit. Presented customer with pricing to identify and repair low voltage short. Customer approved repair. — Isolated, insulated, and secured multiple low voltage wires in compressor compartment to repair wire runs causing low voltage short. Low voltage breaker now holds and compressor operates as expected. — Identified burned wiring at heat strip relays. Recomm

— Performed CMA Full Service on 2 Split Heat Pumps. — Cleaned and flushed drain pans & lines, tested electrical and temperatures, changed air filters. — System 1 - 2023 Goodman 3 Ton Split Heat Pump: Front: No challenges found or recommendations made. — System 2 - 2022 Goodman 3 Ton Split Heat Pump: Back: Drain line not insulated all the way to air handler in the ceiling. Recommend adding up to 5’ insulation. Condensation may cause water damage above ceiling if pipe is not insulated. Provided estimate to insulate drain pipe. Blades on indoor disconnect show signs of heat damage and are difficult to remove. Provided estimate to replace non fusible disconnect. Heat strip Contactor arcs and buzzes when engaged. Provided estimate for replacement of 2 pole contactor. — Tech has attached System Performance Reports and any related Estimates to this invoice.

— Performed CMA Inspection on 2 Mini Split Heat Pumps. Per tenant, Rooftop Package Heat Pump is not in use and should not be serviced. — Cleaned filters, checked temperatures. — Both systems operating correctly at this time.

— Per plaza owner, location is vacant and no equipment in place. Location is not to be serviced.

— Performed CMA Inspection on 1 Rooftop Package Heat Pump at 305. — Cleaned & flushed drain pan and lines, changed filters, tested electrical and temperatures. — System operating without challenges at this time.

Tech found compressor and fan not running and capacitor was good. Tech found compressor in overload and condenser fan motor locked up. Motor would have to be replaced with an oem since it’s 1/8 horsepower. Once fan motor is replaced, further diagnostic will be needed since compressor is not operating at this time, more issues may be found. System is in poor condition and is 17 years old. Maintenance is needed as well. Tech recommends replacing system due to age and condition. Field supervisor notified.

Try turn pack lose on tub shower and valve is turn with it . The only thing left that we can do is replace the whole mixing valve and trim Also found leak by meter but it seem be coming from city side because that way water pouring in box when turn back on

Hot surface ignitor unit serial ending with #837D. Technician replaced hot surface igniter and cycled system. Technician found heat exchanger was corroded and rusty will recheck next visit to to ensure integrity of heat exchanger.

Provided options for new HVAC system.

Tech was informed maintenance company would run cool mode and system would cut off but heat would run fine. Technician did find straight ac system on roof and ohmed out contactor and compressor are within specs. Technician can not get to a/h due to being 14-16ft up high will require a 12ft ladder to access a/h. System is heat at this time. Technician found system for thermostat is new system we installed. Technician found short on y circuit going through the roof. Technician fixed short and tested system. System is operating properly at this time. Technician did have to reset tcs module to have them communicate with thermostats. Spoke before I left they have connections and are in control on thermostats.

Tech found 3 system. Rtu closet to building is operating at this time. Rtu in the middle tech found disconnect in the off position upon further inspection technician found no od fan motor blade technician can not get a model and serial due to being rubbed off. And not able to read it. Technician also found high amounts of wasp nests and dirt divers in the heat strips compartment. Technician does recommend replacing due to age and other potential issues. Will need to replace fan blades if they want a further diagnose in the refrigerant side. Rtu s#0M1H in the back of the building. Disconnect was in off position. Tech found compressor had no wires connected had been removed and plastic cover in the heat strip compartment. Tech did ohm out compressor and found it in causation. Tech also found sensing bulb txv was broken off. 8LBS 3oz r22.

13.75lbs 410a. Technician found left side of suite was not cooling. Technician found blower was engaged but not that compressor. Further inspection technician found 0psi on the refrigerant side. Technician got approval to perform leak search by adding nitrogen. Technician found a major leak on the bottom of the reversing valve on factory welds. Technician spoke with office Coby will reach out to owner.

Control Board technician replaced control board on system s#082D once cycled technician ensured system is cycled correctly. Induced draft motor #837D technician changed induced motor and when cycled system tech found hot surface igniter was broken. Will need to get approval to change Debbie is not on site

Tech replaced an indoor blower wheel and installed a plasma air purifier under 2 year warranty. Customer was not home during the repairs.

Tech replaced motor found a ballon string had got stuck and more then likely got the shaft stuck over heating the bearings in the motor causing it to fail. Technician cycled system and found no other challenges at this time.

Spark Igniter technician returned to replace spark igniter. System is operating properly at this time.

Remove Existing Goodman 5 Ton Package Roof Top System And Install New Goodman 5 Ton Package Roof Top System With WiFi Programmable Thermostat

Found the blower wheel damaged due to the plasma air purifier being trapped inside the blower wheel causing unbalance of the wheel. Tech removed the plasma air purifier and attempted to bend the wheel blades back in place for now until we can return to replace the blower wheel and a plasma air purifier. System is under 2 year contractor warranty.

Technician found sensor error on the thermostat technician informed customer on findings they said power did flicker and sensor lost communication. Technician reset thermostat and found no other challenges.

Scott was not in the building Chris informed tech of heat in office not working. Technician found heat was 124 degrees out the vent with aux heat. Tech found system operating properly at this time did find defrost was 30 min tech put defrost cycle to 90 to allow heat to run longer the maximum heat in offices.

Technician was informed of noise system upon further inspection tech found it was defrost mode was causing the noise. System is operating properly at this time.
