Tech found compressor and fan not running and capacitor was good. Tech found compressor in overload and condenser fan motor locked up. Motor would have to be replaced with an oem since it’s 1/8 horsepower. Once fan motor is replaced, further diagnostic will be needed since compressor is not operating at this time, more issues may be found. System is in poor condition and is 17 years old. Maintenance is needed as well. Tech recommends replacing system due to age and condition. Field supervisor notified.

Hot surface ignitor unit serial ending with #837D. Technician replaced hot surface igniter and cycled system. Technician found heat exchanger was corroded and rusty will recheck next visit to to ensure integrity of heat exchanger.

Tech was informed maintenance company would run cool mode and system would cut off but heat would run fine. Technician did find straight ac system on roof and ohmed out contactor and compressor are within specs. Technician can not get to a/h due to being 14-16ft up high will require a 12ft ladder to access a/h. System is heat at this time. Technician found system for thermostat is new system we installed. Technician found short on y circuit going through the roof. Technician fixed short and tested system. System is operating properly at this time. Technician did have to reset tcs module to have them communicate with thermostats. Spoke before I left they have connections and are in control on thermostats.

Tech found 3 system. Rtu closet to building is operating at this time. Rtu in the middle tech found disconnect in the off position upon further inspection technician found no od fan motor blade technician can not get a model and serial due to being rubbed off. And not able to read it. Technician also found high amounts of wasp nests and dirt divers in the heat strips compartment. Technician does recommend replacing due to age and other potential issues. Will need to replace fan blades if they want a further diagnose in the refrigerant side. Rtu s#0M1H in the back of the building. Disconnect was in off position. Tech found compressor had no wires connected had been removed and plastic cover in the heat strip compartment. Tech did ohm out compressor and found it in causation. Tech also found sensing bulb txv was broken off. 8LBS 3oz r22.

13.75lbs 410a. Technician found left side of suite was not cooling. Technician found blower was engaged but not that compressor. Further inspection technician found 0psi on the refrigerant side. Technician got approval to perform leak search by adding nitrogen. Technician found a major leak on the bottom of the reversing valve on factory welds. Technician spoke with office Coby will reach out to owner.

Control Board technician replaced control board on system s#082D once cycled technician ensured system is cycled correctly. Induced draft motor #837D technician changed induced motor and when cycled system tech found hot surface igniter was broken. Will need to get approval to change Debbie is not on site

Found the blower wheel damaged due to the plasma air purifier being trapped inside the blower wheel causing unbalance of the wheel. Tech removed the plasma air purifier and attempted to bend the wheel blades back in place for now until we can return to replace the blower wheel and a plasma air purifier. System is under 2 year contractor warranty.

Technician found sensor error on the thermostat technician informed customer on findings they said power did flicker and sensor lost communication. Technician reset thermostat and found no other challenges.

Scott was not in the building Chris informed tech of heat in office not working. Technician found heat was 124 degrees out the vent with aux heat. Tech found system operating properly at this time did find defrost was 30 min tech put defrost cycle to 90 to allow heat to run longer the maximum heat in offices.

Technician found both older system malfunctioning. The further back #837D induced draft motor fins are not pulling enough negative pressure to engage system. Due to housing technician could not open housing. Office will have to quote due type of induced draft motor positive pressure. Front right #082D technician found the control board was burnt and had inline fuse blown. Causing system to run at times but not constantly. Office to find availability of board to give quote. Collected for 1 system due to last visit was collected on other system. Due to age of systems technician recommended replacing system.

Tech found spark igniter wire from ignition control board was deteriorating. Tech suspects spark is not ignited at the spark igniter but at the door causing system not to spark and not to heat. Technician did test system. System is heating at this time.

Apon arrival tech found upstairs system to not be heating tech found unit to be in a soft lock out found contactor to be pitted and burnt along with the capacitor testing weak tech looked over rest of systems and found one of the downstairs systems to have a weak capacitor as well tech recommended replacement of the 2 capacitors and the contactor customer approved also charged house call fee. Customer would like to have field supervisor step out to quote all new systems.
