RTU 3. STATED BACK OFFICES GET TOO HOT AND MAIN HALLWAY TOO COOL. CLOSED BACK OFFICE SUPPLY DAMPERS TO APPROXIMATELY 25%. FOUND MAIN HALLWAY DAMPERS CLOSEST TO THERMOSTAT ALMOST COMPLETELY SHUT. OPENED TO APPROXIMATELY 50%. THIS WILL HELP BALANCE AIRFLOW. SYSTEM HEATING PROPERLY. FOUND SYSTEM NOT HEATING DUE TO FAILED INDUCER MOTOR. HEAVY RUST THROUGHOUT HEAT EXCHANGER. REPAIRS NOT RECOMMENDED DUE TO AGE/OVERALL CONDITION. SPOKE WITH RICKY. HANDED OVER TO CHRIS.

Tech preformed CMA INSPECTION on 3 Split Systems. Upon arrival tech was informed that system #3 and system #2 were not cooling. Upon inspection of System #3 ( kitchen unit) tech found evaporator coil did have a leak. This was verified through electronic leak search. System pressures were also low. Tech also found that the ductwork was crushed in several places. Due to age of unit and ductwork challenges, tech recommends replacing system and ductwork. Repositioning of unit is also highly recommended. During Inspection of System #2 ( dining room) tech found that system hard a hard lockout fault, tech reset system and found that system locked out on low pressures fault. Tech found system was low on refrigerant due to a leak in the evaporator coil. Tech also found that the fan capacitor is in need of replacing. Tech has attached estimate for capacitor replacement to invoice. Office will quote out price for replacing evaporator coil. System #1 is operating correctly at this time. Tech has a

Performed routine maintenance on Gas Pack per energy savings agreement. Tech found the system to be operating properly at the time of service. Both heating and cooling are operational at this time. The delta t observed at todays visit was 20 degrees. One challenge noted by the tech was that the dual run capacitor was testing weak. It read 40.1 and is rated for 45 +- 5%, meaning the lowest it could read in spec would be 42.75. Tech recommended replacing to avoid any potential service calls or wear and tear on major components. After discussion the customer decided against replacing at this time. Tech added estimate for their review.

Tech performed inspection and filter change on 4 gas packs. Tech found burnt capacitor common wire for compressor on Gas Pack 2. Common terminal melted off capacitor. Compressor failed megohm test. Evaporator coils are corroded showing signs of a leak in the near future. Tech repaired wire and replaced capacitor, but recommends looking into replacement. Tech found system 1 drain line clogged due to weeds and grass growing in drain. Tech cleared drain line and recommends calling someone to kill the weeds. Tech also found weak spots in heat exchangers indicating a crack in the near future. Tech found systems 3 and 4 operating properly. All systems are operational at this time

Tech meghaohmd compressor failing in the red as well with leaking evaporator coil tech uploaded pic and video to service titan also when arrived jumped thermostat wiring to cool mode fan only spun but compressor was not running. Upon arrival customer stated system has been making a rattling noise and sometimes makes a noise when shutting off. Tech inspected system and found proper operation, tech tightened some screws around the top of unit. Also found drain trap making a noise from air being inside trap. Tech performed ESA on 3 systems. Tech found no challenges with either system. All capacitors tested within specs. All amperages were not close to max amperage. Crawlspace was dry. Homeowner has 2 dehumidifiers, they both tripped, tech pressed GCFI on outlet to reset and both dehumidifiers are working properly at this time. Tech began installing union on line, tech cut too much PVC so demand tech was dispatched to aid with re installing union. Tech tested with water to verify proper drainage. All systems are working properly at this time.

Tech replaced all flex duct in crawlspace. Did not alter original design. Ran 12” for return. Ran 12” supply yo Y fitting. Ran 10” for each branch off Y. Ran new 10” crossover duct. Collected for repairs. Tech found main sewer drain disconnected under house. Tech recommends they call a plumber. Tested delta t after finishing duct. Delta t is 22. Customer invested in MPA. First video in 6 months.

Entirety of flex duct under double wide needs to be replaced. All of it is in poor condition and laying on the crawlspace floor. The crossover duct of 10” flex runs for 12 feet and is torn and collapsed. Supply duct that runs from unit to Y fitting is 12” supply flex for 5 feet. First branch off of Y fitting is 10” flex running for 3 feet. It is torn loose from Y fitting. Second branch off Y fitting is 10” flex that runs for 15 feet. It is intact, but crushed and somewhat restricted. Laying on floor with evidence of water damage. 12” supply flex that feeds Y fitting from unit runs 5 feet and is torn and collapsed. Most supply air is blowing under the house. 12” return runs for 15 feet. It is crushed and restricted but intact. Tech has no 10” flex to replace crossover duct. Need 30 feet of 10” flex and 20 feet of 12” flex to replace all flex duct. Unit is a 3 ton for double wide with a single 12” return. Need to price changing transitions from unit to duct from 12” to 14”. Sup
