-Customer states system has not been cooling to satisfaction recently. Arrived to find system operating upon arrival. Supply temperature at kitchen vent 56. Return temperature at air handler 74. -Customer has recently replaced air filters and cleaned outdoor condensing coil. Some hardware missing at condenser and panels not secured properly. -Found evaporator coil and drain pan highly dirty. Observed water below drain pan in blower/electrical compartment. Drain pan highly dirty and has some water in it. Suspect drain pan may be overfilling and activating float switch during heavy load. Customer approved cleaning of drain pan. -Recommend maintenance be done on system to clean evaporator coil, properly reassemble outdoor unit, and address any condensation issues.

FOUND PVC COUPLING HAD COME LOOSE UNDERNEATH INSULATION CAUSING WATER TO DRIP NEAR DOOR WHERE DRAIN LINE EXITS. NO DAMAGE DONE BASEMENT IS CONCRETE. GLUED FITTINGS AND TESTED DRAINAGE WITH NO FURTHER CHALLENGES. WARRANTY.

Carrier R22 package unit. Mausoleum unit . 10+ years old, out of warranty. Found the indoor blower motor (1/2hp 230v 1085rpm) seized with a broken motor support bracket and a rusted shaft that is seized on to the blower wheel. Compressor is checking out on the caution level ( inner windings are closer to failure) compressor failure is expected, R22 system, tech was unable to check refrigerant levels for now. Tech spoke with heather over the phone and would like to receive a solution by one of our field supervisors. System is down as of now. Heather approved house call over he phone.

Tech was informed rooms back side of house were not getting good airflow. Tech traced back the duct work found it was ran from unit into storage closet in between 1st and 2nd floor feeding main floor and 2nd floor rooms then 10 in supply feeding at the end of the truck line up and over the attic back down to another metal duct. By the time is reached the bed rooms the air flow had already slowed down.

Tech brazed a leaking cooper joint on the condenser coil while flowing nitrogen. Pressure tested for 15 minutes, evacuated the system below 500 microns. factory charged the system with R410a refrigerant. Factory charge of 9lbs 9oz appeared to be overcharged, subcooling was at 27 and head pressure of 390psi on a 78-80 degree day, normal suction pressure of 128psi. Indoor TXV bulb is secured. Tech removed some charge to acquire a 10 degree subcool ( manufacturer recommendation). 18-19 degree delta T. System is back cooling. System May need to be monitored on the refrigerant side of operation to assure the system is holding the proper charge and not having mechanical challenges. System dropped temperature from 77 to 73 degrees at the thermostat. Worry free warranty.

Upon arrival tech was informed downstairs system was not keeping up with thermostat. Tech inspected system and found it low on Freon indicating a leak. After talking to the homeowner he stated he wants to go ahead and replace the system, field supervisor needs to be notified and scheduled to come out. Tech charged the system with 5lbs of R410A and pressures came up some but coil was still frozen up. Tech informed homeowner to leave system turned off and fan in the on position to allow coil to thaw due to system being a gas pack. Informed homeowner we would need to return to recheck system unless install can be done soon.
