Tech recommended renewing psa service, tech also recommended replacement of media filter. Tech found no other issues at todays visit, system is back on and operating properly at this time. Customer switched to monthly psa. Draft from check account.
PERFORMED CMA FULL SERVICE ON 3 GAS PACKAGE SYSTEMS AND 6 SPLIT SYSTEMS. SPLIT SYSTEM #3 DRAIN LINE ASSEMBLY DOES NOT HAVE A CONDENSATE DRAIN TRAP, RECOMMEND CONDENSATE TRAP FOR SYSTEM. THERE IS AN ESTIMATE PROVIDED FOR CONDENSATE DRAIN TRAP FOR SPLIT SYSTEM #3. SPLIT SYSTEM #8 DUAL RUN CAPACITOR RATED FOR 45/5mf TESTED WEAK ON FAN SIDE AT 3.1 mf. CAPACITOR IS DUE FOR FAILURE, RECOMMEND REPLACEMENT OF CAPACITOR. THERE IS AN ESTIMATE PROVIDED FOR REPLACEMENT OF CAPACITOR. SPLIT SYSTEM #8 COMPRESSORS WINDING HAS SHORTED TO GROUND, COMPRESSOR IS DUE FOR FAILURE, RECOMMEND REPLACEMENT OF COMPRESSOR FOR SPLIT SYSTEM #8, THERE IS AN ESTIMATE PROVIDED FOR REPLACEMENT OF COMPRESSOR. SOMEONE FROM OUR OFFICE WILL BE REACHING OUT TO YOU FOR SOME OPTIONS FOR REPLACING SPLIT SYSTEM #8. CONDENSATE DRAIN LINES FOR SPLIT SYSTEM #8 ARE NOT INSULATED, RECOMMEND INSULATING DRAIN LINE TO ENSURE DRAIN LINE DOESNT FRREZE IN COLD WEATHER. SPLIT SYSTEM #8 DRAIN LINES DO NOT HAVE A CONDENSATE DRAIN TRAP, RECOM
Tech arrived and. Was unable to make contact with tenant. Tech spoke with homeowners son and he was also unable to contact. Tech was unable to complete inside or outside portion due to homeowner not being able to give access to home. Power shut off to condenser is in outdoor utility room and cannot gain access. Homeowners son is going to contact tenant and try and schedule if not he’ll give a notice and bring a key. He will contact office with a date for us to return.
Performed CMA Inspection on 1 Split Gas Furnace/AC system. No challenges present at the time of maintenance. System is cooling properly and holding a 20 degree delta t. All electrical tested within spec. Condensate system has been flushed and filters changed. Contact person/manager was not on site at the conclusion of service. System performance report with pictures has been sent to email address on file.
Performed CMA Inspection on 2 Split Heat Pump Systems and 1 Mini split heat pump system. No challenges present at the time of inspection. All systems cooling properly at this time. Filters - Filters changed and old ones disposed of.
Found condenser not running due to tripped primary float switch. Found drain line clogged, cleared line with nitrogen and tested. Photos on file. System is now draining properly, no charge per office due to very recent ESA.
Zone system with AHU in garage. Customer noticed condensation glinting and shimmering between AHU and steel mounting frame. Tech can feel supply airflow. Tech tested bypass damper motor and found it does respond. Tech left static pressure adjustment alone. System is cooling. Tech used armoflex and FSK tape to seal around seam. No charge per Jerry. Should double check and retape seam at next ESA visit.
Tech performed esa on trane duel fuel package no mini split, found no challenges at todays visit.
Customer stated blower was not running, tech cycled system for 20 minutes with no challenges, tech was unable to find any issues with system. Tech found lots of humidity in crawl space started to make insulation fall and sweating onto floor joist, tech informed customer and recommended sealing crawl space vents and installing dehumidifier customer is going speak with husband about issue and call back.
Tech found main split system not cooling due to a failed 45 capacitor. Tech replaced capacitor and tightened spade connections. Found no further issues. Customer is aware system is 20 years old. Did ESA maintenance on main split system and mini split system.
Flushed out the tankless unit with solution
Performed ESA, homeowner stated system not cooling. Tech found thermostat sending a y call but contactor not engaging. Tech then found contactor not receiving 24v on common and Y circuit. Tech ohm’d out low pressure switch and found pressure switch within spec(0.75). Tech then reset power to unit and unit came on. Observed refrigerant pressures, found pressures within spec( low side:130, high side:323). Tech informed homeowner system is properly working at this time after reset. Cleaned and serviced system.
Performed ESA, tech found no issues at todays visit. Tech cleaned and serviced system. Homeowner left before maintenance was completed, left filter on from porch. Extended ESA.
Tech found unit draining properly but found water pours out of the drain when trap cap is opened. This indicates the blower is pushing water flow away from the drain exit. Tech added a vent before the trap to allow relief and will allow water to flow with a positive pressure system. Tech also verified the coil is installed in the correct position. Tech verified normal pressures and superheat.
Upon arrival tech found breaker tripped for condenser, tech unplugged compressor and breaker stayed on tech found shorted dual run capacitor on herm side. Tech replaced with turbo system is back cooling with 22 delta t.
Found condenser not running due to tripped secondary float switch. Tech cleared drain line with vacuum and used vacuum attached to primary drain line to suck out all 15 gallons of water from secondary pan. After drain line had been thoroughly flushed tech tested drains. System is now draining properly and cooling. Sent estimate for other recommendations.
Tech replaced a mini lime pump for the server room under full warranty. Tested the the pump operation twice. System is draining properly at this time.
Upon arrival tech found water on floor and dripping out of mini split head unit. Found condensate pump full of water and not pumping allowing water to overflow out of drain pan. Pump is receiving voltage and fuse in line is not blown. Pump came on sporadically and cut back off before pumping water. We will need to replace pump, system is draining into bucket until repair is made.
Tech performed one system ESA, tech found no issues at todays visit. System is back on and working properly at this time. Surge protector, uv light and plasma are all on and working properly at this time.
Tech performed esa on one system, Tech recommended installation of eztrap to allow for better flow of water and to prevent potential vacuum on trap. tech found no other concerns at todays visit. System is back on and operating properly at this time.
Found the outdoor EEV board not receiving full 24v. Found the wire off the wire nut at the airhandler. Dip switches are set. Customer has a humidity monitor on the slab section of the home which was reading above 60%. Tech measured 56% humidity near the thermostat and thermostat was reading 64%, tech adjusted the humidity levels on the thermostat by 5%. Tech recommended to do a follow up after a couple of days. Customer spoke with Bryce about installing an in-line dehumidifier.
Tech immediately found oil all around condenser 5 schrader cap. Tech removed loose cap and found a large leak at the schrader. Tech also leak searched coil and found no leak at the coil. Tech recharged system and found valve no longer leaking. Valve was stuck midway, when tech put gauges on the valve, it closed back all the way. Unit is now cooling properly.
Tech performed esa on trane split heat pump, found no challenges at todays visit. Recommend replacing uv bulb, customer declined.
Tech washed and serviced unit and found no challenges at this time. Customer extended psa via Visa card. Unit is up and cooling with a delta 20
Technician spoke with Ron with what ur required to move big a/h and condenser to one side and replace smaller a/h from 2nd floor to 1st floor office. Ron will quote out.
