Upon arrival homeowner stated system is continuously running. After further inspection, tech found refrigerant pressures to be low added 3 pounds of R410A, also found leak in evaporator coil, charged for leak search and refrigerant added. Office is to get in contact with homeowner to let him know if evaporator coil is under warranty or not. System is cooling at this time.

Tech found the 16 return duct destroyed and blocking air from going into the unit. 16 inch Supply duct is collapsed at the exiting point of the package unit. Tech returned to replace damaged duct work under house.

CUSTOMER HAD CONCERNS WITH MILDEW SMELL INSIDE HOME. FOUND EXTREME AMOUNT OF MILDEW/MOLD BUILDUP WITHIN BLOWER HOUSING, WHEEL, EVAPORATOR COILS, ETC. INVESTED IN PSA (1) SYSTEM. PERFORMED 1ST VISIT TODAY, AND INSTALLED PLASMAPURE WHOLE HOUSE AIR PURIFIER. DUCTS ARE ALL IN TACT AND DRY.

Tenant says system was not cooling yesterday. Her husband replaced dirty filter and now it is back cooling today. Tstat satisfied at 70 on arrival. Tech checked system and found amp draws and refrigerant pressures in specs. 70/10uf dual capacitor is also in specs. 7.5 uF blower capacitor is in specs. Tech wrote yesterday’s date on the new filter inside AHU and turned it around the correct way. Showed tenant how to replace filter and recommended replacing it monthly. Called homeowner to collect for today’s invoice and recommend getting system back onto ESA. Did not get her on the phone. Left voicemail. Tenant has the same number we have. Tech was able get in touch with homeowner. Got system back on yearly ESA maintenance. First visit in six months. [email protected]

Upon arrival tech found both systems not working, main split system is cutting out due to TXV restriction. Indoor TXV will need to be replaced customer is working with home warranty on this system. Bedroom’s system is low on refrigerant tech was unable to find leak due to snakes in crawl space customer called exterminator and will call us back when it’s taken care of. Tech charge system to spec to get system back up and cooling. Tech informed customer about maintenance plan customer is interested but needs to talk to wife. Upon arrival tech was informed system was freezing up. Tech turned system on and found the blower motor did not initially come on and had to cycle power to get it on, condenser did come on. Tech checked pressures and subcool was low at 2 degree and called for 8 degree. Tech believed it was low on Freon. Pressures began to jump up and tech found blowing slowing down then ramping back up. It would completely stop then after a power cycle would come back on. Tech informed homeowner that blower motor was failing and that is potentially why system was freezing. Homeowner refused replacement at this time and said she would go to her bank to try and get new system she was quoted by field supervisor. No charge due to premium customer. Tech reinstalled blower motor but left system off at breakers in system.

FOUND THERMOSTAT KEEPING TEMPERATURE SET-POINT OF 70 UPON ARRIVAL WITH NO FREEZING PRESENT. STATED SYSTEM FROZE UP YESTERDAY. MONITORED PRESSURES FOUND SLIGHTLY LOW ONCE AGAIN. LOCATED LEAK WITHIN BOTTOM LEFT FRONT CORNER AT UNDERSIDE OF EVAPORATOR COIL. COILS ARE EXTREMELY RUSTED. SYSTEM IS IN OVERALL POOR CONDITION. COSTLY REPAIRS NOT RECOMMENDED. NEED TO REACH OUT IN THE MORNING DURING BUSINESS HOURS TO SCHEDULE FIELD SUPERVISOR.

Found a 16inch return duct collapsed and destroyed, return was blocked by the insulation. 10 feet of 16 inch supply duct is partially collapsed and it is recommended to be replaced. System is short cycling due to no airflow. Tech disconnected the return and removed the blockage until we can return to perform the repairs. Tech spoke with Ms. wall over the phone and decided to invest into MPA (monthly premium agreement) and also approved ordering the duct work needed and perform the repairs. Tech did informed the tenant that the system is going to cool but not dehumidify as good for now.

Upon arrival tech began replacing evaporator coil under full warranty. Pressure tested with nitrogen and held. Pulled vacuum to 450 microns and did not exceed 550 microns. Charged system with factory charge of 11lbs and 8oz R410A. Started system up with no challenges. System is back operational.

CMA inspection and Full Service (kitchen unit) performed as agreed. Dehumidifiers (2) - access in kitchen near central sink, tile is labeled, 8 foot ladder used. Tech inspected both dehumidifiers and found them to be functioning properly. Filters replaced and dated. Condensate pumps tested and found to be functioning at today’s visit. Recommendations- tech would recommend installing EZ traps on these units to ensure the condensate system can be as clean as possible, reducing the risk of a condensation backing up into the systems. Gas Pack (Dining Room) - CMA inspection. Technician found the system to be operating and cooling properly. Delta t observed was 20+ degrees. Both circuits are operational for cooling. All electrical tested today was within spec. Blower compartment door had the insulation coming off and impeding air flow. Upon arrival tech found kitchen unit set for 75 degrees and reading 80 degrees inside. Tech inspected system and found circuit 1 evaporator coil frozen all the to the compressor. Switched it to heat to start thawing coil. Leak searched condenser coil with no findings. Found leak at compressor on suction line, at a u-bend in the evaporator coil and in the middle of the coil. Tech called office to get field supervisor out due to repairs needed and age of equipment. If repair is made will need evaporator coil as well as compressor for system. Disconnect Y1 at unit for time being to keep unit from freezing up and only has Y2 for cooling at this time.

Upon arrival tech found system almost void of refrigerant. Also found o.d. Fan motor spinning the wrong way. Also found capacitor had been weird incorrectly. Tech recommended system replacement due to age and condition of unit. Homeowner can not afford a new system at this time. Tech got fan spin with the correct way and filled system back up with 5lbs of refrigerant and required capacitor the correct way. Tech informed homeowner system is on its last legs and does not know how long it will last. Homeowner paid cash for todays visit.

Tech preformed CMA FULL SERVICE on 8 Split Systems. Split System #4 was still down from previous visit in February. Maintenance told tech that First Response had come out and stated that fire system was not reason why system was down. Tech went to verify First Response findings. Tech verified that low voltage to system was being interrupted. Tech isolated fire system from air handler for test purposes only. System then began to operate with all components connected excluding fire system. When tech reconnected fire system, the Air Handler shut down. All signs lead tech to the conclusion that fire system is interrupting low voltage. Executive Director had First Response come out to investigate. First Response corrected issue and System is operating at this time. Tech did find the contactor coil is getting hot and cause contactor to intermittently operate. Tech recommends replacing contactor and has attached estimate to invoice. Split System #6 does operate at this time but tech recommend

Tech preformed CMA FULL SERVICE on 20 Split Systems. Split System 3C is operating at this time but during inspection tech found a weak Run Capacitor and the compressor failed megohm test. Due to these challenges and age of system tech recommends replacing system over repair. Office will contact customer with further solutions. Tech found Compressors in both Split Systems 2E and 4E had tested in the caution area of megohm test and the Run Capacitors also tested weak. Tech recommends replacing Run Capacitors and installing Hard Start Kits to prolong life of Compressors. Tech has attached estimates to invoice. Tech also found that Compressors in Split Systems : 2A, 4B, and 4C had tested in caution area. Tech recommends installing Hard Start Kit to prolong life of Compressors. Tech found the purple common wire was off of the DC relay. White was getting 28v. Tech connected the wire and found heat strips operating properly. Tech also tested regular heat and found normal operation. Supply temp 104 and climbing.

Tech found coil completely frozen on circuit 2. Circuit 1 has been down since September. Tech thawed coil and leak searched system. No leaks present. Tech found normal head pressure at 320 with 80 degree outdoor temp, low suction and high superheat. This indicates a restriction. Tech found orifices freezing directly after metering device and tech recommends replacing coil. Tech also found a cracked belt and recommends replacing it as well. Tech recommended looking at comparing repair price to unit price. Field supervisor notified

Customer reports system freezing up. Tech found electric furnace and outdoor unit very dirty. System has low suction pressure and high superheat. Tech estimated system is 1-2 lbs low on R410a. Initial leak search did not show any obvious refrigerant leaks. Customer says Lowe’s has added refrigerant about 6 years ago. Tech recommended cleaning system and adding refrigerant. Tech also found 7.5 blower capacitor weak and dual run capacitor weak. Customer approved MPA, first tune up, Housecall, and 2 lbs of R410a. Tech thoroughly cleaned system. Started system up and found blower motor failed to start and overheated due to weak capacitor. Tech replaced capacitor for testing and found it started and ran normally. Customer approved capacitor replacement. Let customer know that we can provide a free quote at any time for system replacement. System is 10 years old.
