Tech preformed CMA FULL SERVICE on 8 Split Systems. Split System #4 was still down from previous visit in February. Maintenance told tech that First Response had come out and stated that fire system was not reason why system was down. Tech went to verify First Response findings. Tech verified that low voltage to system was being interrupted. Tech isolated fire system from air handler for test purposes only. System then began to operate with all components connected excluding fire system. When tech reconnected fire system, the Air Handler shut down. All signs lead tech to the conclusion that fire system is interrupting low voltage. Executive Director had First Response come out to investigate. First Response corrected issue and System is operating at this time. Tech did find the contactor coil is getting hot and cause contactor to intermittently operate. Tech recommends replacing contactor and has attached estimate to invoice. Split System #6 does operate at this time but tech recommend
Tech preformed CMA FULL SERVICE on 20 Split Systems. Split System 3C is operating at this time but during inspection tech found a weak Run Capacitor and the compressor failed megohm test. Due to these challenges and age of system tech recommends replacing system over repair. Office will contact customer with further solutions. Tech found Compressors in both Split Systems 2E and 4E had tested in the caution area of megohm test and the Run Capacitors also tested weak. Tech recommends replacing Run Capacitors and installing Hard Start Kits to prolong life of Compressors. Tech has attached estimates to invoice. Tech also found that Compressors in Split Systems : 2A, 4B, and 4C had tested in caution area. Tech recommends installing Hard Start Kit to prolong life of Compressors. Tech has attached estimates to invoice. Split Systems 1C, 2C, and 2D tested with weak Run Capacitors and Tech recommends replacing Run Capacitors. Tech found the purple common wire was off of the DC relay. White was getting 28v. Tech connected the wire and found heat strips operating properly. Tech also tested regular heat and found normal operation. Supply temp 104 and climbing.
Tech found coil completely frozen on circuit 2. Circuit 1 has been down since September. Tech thawed coil and leak searched system. No leaks present. Tech found normal head pressure at 320 with 80 degree outdoor temp, low suction and high superheat. This indicates a restriction. Tech found orifices freezing directly after metering device and tech recommends replacing coil. Tech also found a cracked belt and recommends replacing it as well. Tech recommended looking at comparing repair price to unit price. Field supervisor notified
Customer reports system freezing up. Tech found electric furnace and outdoor unit very dirty. System has low suction pressure and high superheat. Tech estimated system is 1-2 lbs low on R410a. Initial leak search did not show any obvious refrigerant leaks. Customer says Lowe’s has added refrigerant about 6 years ago. Tech recommended cleaning system and adding refrigerant. Tech also found 7.5 blower capacitor weak and dual run capacitor weak. Customer approved MPA, first tune up, Housecall, and 2 lbs of R410a. Tech thoroughly cleaned system. Started system up and found blower motor failed to start and overheated due to weak capacitor. Tech replaced capacitor for testing and found it started and ran normally. Customer approved capacitor replacement. Let customer know that we can provide a free quote at any time for system replacement. System is 10 years old. Tech performed ESA on 1 system found no challenges at today’s visit, tech inspected ducts very thoroughly customer stated mice were coming in through them. Tech found no challenges with ducts but did notice termite damage tech informed customer of findings no further challenges today. Crawl space is very tight
Tech performed ESA on 1 system found no challenges at today’s visit system operating properly at this time. Customer Extended ESA
Customer wanted ballpark over the phone. Said it was out of her price range.
Upon arrival customer stated system was charged up with refrigerant last month by a different company. Stated blower runs continuously and indoor temp got to 85 on a recent warm day. Tech found system out on low pressure and system almost completely out of refrigerant. Recommended performing a leak search, tech performed leak search after approval. Search resulted in finding of a leak at evaporator coil. Quoted $5730 to replace coil, system is out of warranty. Customer would like a quote on a new system. Field supervisor is scheduled to come out.
Upon arrival tech was informed system was not cooling. Upon inspection of the system tech found evaporator coil starting to freeze system. Factory subcooling called for 15 degresss and was only at 2 degrees subcooling. Tech leak searched system and found factory u bends on evaporator coil to be leaking. Tech added 6lbs of R410A to system to get them back cooling. Office is ordering warranty evaporator coil to replace.
Text washed and serviced unit and found no challenges at this time. Customer would like to renew but was unable at this time customer should call office for renewal.

Tech Performed maintenance per esa. Tech found no challenges at today’s visit system is operating correctly at this time homeowner did not let tech inside dropped off filters not check delta t. Homeowner will let me know what he will do with renewal he might drop the plan on one of the properties but he will let us know before today.
Tech performed CMA on one system. Tech found compressor contactor to be dark and pitted. Recommended replacing. Also recommend replacing weak compressor run capacitor. Estimate is on file for these repairs and sent to customer. Tech found no further challenges with system, system is heating and cooling properly at this time.
Tech arrived and found thermostat set to 65, tech checked system and found insulation on coil door had come loose and was restricting air flow, tech taped insulation back to door and verified proper operation of unit, tech also had to recalibrate and set temperature on thermostat due to temperature ding 2.5 degrees off. System is now on and operating with proper delta t.
Tech washed and serviced unit. No challenges found at this time.
Tech performed ESA on 1 system. All tests tested well with system. System operating properly upon departure. Crawlspace very low, but floor joist problem hasn’t worsened. Unable to access dehumidifier due to crawlspace size and location of dehumidifier. It was draining while tech was here so all appears well.
Returned to replace outdoor fan motor and dual run capacitor. Please make a note, if there is not one already, to have (2) 12x12x1 filters dropped off at Mr. Jones’ other property: 3171 McLamb Rd Newton Grove.
Performed routine maintenance per energy savings agreement. Technician did not find any challenges with the system at todays visit. System is heating properly and holding a delta t of 20+ degrees. Tech recommended replacing Uv bulb, as the one in the system is burnt out. Tech quoted 207 plus tax. Customer declined and technician added to estimate. Prior to beginning service, the Customer stated that the thermostat would randomly change set temperatures. Tech went in and removed any scheduling presets to avoid challenge in the future. Customer renewed PSA via card.
Tech confirmed failed 40 amp breaker. Replaced breaker. Tested system without issues. Collected for repair.
Performed routine maintenance per energy savings agreement. Technician did not find any challenges while servicing equipment today. When the tech went to restore power to the system, the thermostat did not come on. Per the previous technicians notes, there have been some previous challenges with the breaker going to the system. Technician checked the breaker and found no voltage. There is voltage on all other breakers in the box, however the one supplying the gas pack does not show any voltage. Office contacted and technician is scheduled for a follow up. System also uses 2 12x12x1 filters that the technician does not carry on the truck. Please have 2 12x12 filters dropped off.
Performed routine maintenance per energy savings agreement. Technician found the outdoor fan to be amping high as well as the dual run capacitor to be testing weak. Tech recommended replacing the outdoor fan - which comes with a capacitor- and the compressor capacitor. Prices added to estimate. After discussion with customer, they would like to move forward with warranty fan motor and capacitor replacement. Fan motor is 825rpm 1/4 HP (picture provided) and the compressor capacitor is a 45mfd. System is back up and running for now. Delta t is 20+ degrees. Please bring one additional 24x24x1 filter when making repairs.
Performed routine maintenance on package heat pump per energy savings agreement. System installed in August 2023. Technician did not find any challenges while servicing equipment today. The system is heating properly and holding a delta t of 20+ degrees.
FOUND CONDENSER FAN MOTOR HAS FAILED. ALL DATA TAGS HAVE FADED. QUOTED PRICING FOR FAN MOTOR REPLACEMENT CUSTOMER DECLINED.
Tech replaced all filters inside store. Brushed all return grilles. Put today’s date on new filters. Uploaded before and after pics on ServiceTitan. Rooftop make up air unit has space for six 16*20*1 permanent aluminum filters. Two are missing. Four are severely deteriorated. Office let tech know that another provider has already ordered replacement filters. If Smithfield’s needs our office to order filters, we certainly can.
