Tech preformed CMA FULL SERVICE on 1 Lennox split system. System is operating correctly at this time.

Tech preformed CMA INSPECTION on 3 split systems, one package unit, 2 dehumidifiers, 5 exhaust fans and 2 air makeup units. System 2 is in need of a fan capacitor. Tech has attached estimate to invoice. Tech has also attached performance reports of AC systems to invoice along with pictures of the exhaust fans, air makeup units and dehumidifiers. All units are operating at this time. Tech also left case of 20x20x1 filters in storage room per agreement.

Tech came to further diagnose cooling issue. Upon arrival tech put gauges on equipment and found suction side reading zero while high side was reading 240. Tech disengaged reversing valve to even out pressures and tested unit in heating, and heating is working properly. tech switched system back to cooling and suction side will pull vacuum. Diagnosed bad thermal expansion valve. May be result of burn out in previous compressor. Customer is in a conference call, unable to speak with customer about findings. Office to verify warranty and price out accordingly for customer satisfaction reasons. Serial number#8106

Tech performed maintenance per energy savings agreement on upstairs system. Upstairs system is heating and cooling properly at this time. Downstairs system is heating only with low delta t. Tech heard reversing valve energizing but no flow change of refrigerant occurred. Tech was unable to properly check charge due to wet bulb psychrometer being broken. Tech suspects bad reversing valve. Office will need to send another tech to check refrigerant levels. As tech was leaving reversing valve did engage and began cooling. Customer stated the had used the AC downstairs and it had been working okay so far. Customer is moving in the next couple of months and is not sure if they want to continue on maintenance plan due to property management company potentially already having care in place for the HVAC systems. Customer will reach out if the pay do decide to stay on plan. Tech emailed customer estimate for repair on todays findings, after reviewing customer will reach out and let us know i

Tech performed maintenance per energy savings agreement. System is functioning properly at this time. Customer did not allow tech inside. Tech was unable to perform indoor portion of service. Tech completed outside portion only. Tech added coil access door to allow proper cleaning of evaporator coil. Tech recommended adding plasma pure air ionization device to prevent buildup/mold in air handler/duct system and to improve indoor air quality. Card used for plasma purchase is the same card customer wants set up for monthly drafts.
