Tech recommended a plasma whole house air purifier for optimal indoor air quality. Customer renewed maintenance agreement via check.

Tech performed CMA on one system, tech cleaned system thoroughly. Replaced two 20x20x1 filters. System is heating and cooling properly at this time, upon inspection tech found compressor megged in the yellow range at condensing unit. Tech recommended replacing system, system is 20 years old.

Performed PTU. System is operating normally at this time.,both heating and cooling are operational at the time of visit. The delta t observed on the day of service was 20 degrees. One challenge noted by the tech was that there is significant bacterial growth in the system, leading to poor indoor air quality and decreased efficiency. Tech recommended installing a plasma pure air purifier in order to combat bacterial growth. Tech quoted 810 plus tax. customer would like to discuss with husband before installing plasma. Customer is invest in PSA plan and paid 89 for todays visit.

Replace a rollout switch. Terminal broke off of switch due to rust.

Serial #1612H04372 Gas pack. Found the inducer motor running upon arrival. Ignition control board was giving a 6 flash code(rollout switch open). Roll out switch has a broken/rusted terminal, need to be replaced. tech checked the heat exchanger and found no cracks at this time. Heat exchanger face plate does have rust and also around the entrance tubes to the heat exchanger but no cracks found at this time. Tech provided the costumer with an estimate to replace the rollout switch and agreed to order the rollout switch. Heat side of the system is down for now, tech left the Thermostat on cool for right now to avoid having the inducer motor operating at all times. Rollout switch was also left disconnected. No house call due to recent ESA visit.

Tech washed and serviced unit and found the unit was 33 years old tech tested compressor and leaked tested evap and condenser coil and found no leaks unit is running with a delta t of 23. Customer did not wish to invest in esa.

HVAC Repairs. As I embarked on addressing the HVAC system's issue at the client's home, I recognized that the system was emitting unusual noises. After a meticulous investigation, I traced the source of the problem to a loose blower motor. Tech arrived and found thermostat satisfied at 70, tech performed one system psa, tech replaced defrost board(cnt05482), tech found no issues at todays visit, tech spoke with customer about renewal of agreement and customer decided on renewing agreement. Tech got good delta t of 20 degrees.

Tech returned to verify system operation. Tech took temperature measurements at the vents and found system changing air temp by 20-21 degrees. Tech measured refrigerant pressures within specs at this time. System is working as design at this time. System could have a indoor TXV challenge but not showing any signs right now.

The system system looked to be low on refrigerant. Tech tried to perform a leak search on the evaporator coil but found no leaks. Added refrigerant to improve refrigerant readings and to get system cooling. Tech added 11 oz. of R-410 when subcooling came up to specs. Need to contact customer and check on operation and possible schedule a return visit to further diagnose. Call on 7/3.

Tech performed ESA on 1 system tech found blower door partially off tech secured. Tech also found indoor coils caked with debris, tech found no filter in return tech informed customer to keep filter in. No further issues at today’s visit tech was unable to wash unit due to no water spigot.

Tech found Mitsubishi mini split system dripping water due to having drain line completely clogged with algae. Tech used shop vac to clear blockage and flushed drain with 3 bottles of water to ensure it is draining. Tech found washable filters completely clogged with dust. Tech washed filters with water hose outside and brushed dust off of indoor coil. Tech recommends that homeowner lift front cover and wash the filters in the sink each month. System is cooling and draining. Tech collected for drain cleaning and service call. Customer expressed interest in adding this Mitsubishi mini split and also the Mr Cool mini split for the pool house that has not yet been installed to the PSA. Tech quoted another $568 plus tax to add two mini splits to PSA. 3 system PSA is $847 plus tax per year. Tech found compressor inside Goodman outdoor unit on front left side of church (front atrium thermostat) not running due to a failed 40/5 dual run capacitor. Customer approved replacement of capacitor. Tech replaced and monitored system in cooling mode. Tech also found 10uf blower capacitor under church reading 12% weak. Manufacturer tolerance is 5%. Tech also recommends replacing blower capacitor. Declined blower capacitor today. Collected check for service call and dual capacitor.
