2022.09.14 - Mathew, the service representative, was professional and friendly. I accompanied him as he did his analysis and he answered my questions as we proceeded. Sadly, there is a refrigerant leak in the 20 year old heat pump system. Another representative will visit tomorrow to determine a replacement system and to give me me pricing and scheduling information.

Performed ESA, recommended plasma air purifier. Has 3 air purifiers inside home. Tech installed 1 surge protector and the other surge protector failed due to manufacturer defect. Will need to schedule Thursday to come out and install the other one on mini split unit. Tech also installed ez trap after homeowners approval.

Upon inspection tech found disconnect damaged. The slide switch is broken and unable to power unit on. Recommend replacing disconnect. Upon inspection tech found the pull out handle for disconnect damaged and missing. Tech recommends replacing disconnect. Upon inspection tech found weak blower capacitor. Capacitor rated at 15 mfd, tested at 12.98 mfd, below normal operating range. Recommend replacing. Upon inspection tech found the heat strip contactor buzzing. Contactor was also dark and pitted. All signs of failure. Recommend replacing. Tech found weak blower capacitor. Capacitor rated for 15 mfd, tested at 12.70, below normal operating range. Recommend replacing. Tech found blower capacitor weak. Capacitor rated for 15 mfd, tested at 13.14 mfd which is below normal operating range. Recommend replacing

Thomas Breedlove , 805 503 8057 910 554 2207 Aaron George 435 531 8681 Brooks George Airhandler has rust in auxiliary drain pan. Also has water in the pan. Auxiliary float switch does work. Reason for overflow is that the drain is not properly cleaned. Elbow that comes off the primary pan is full of algae Solution to this problem is to install an ez trap and properly clean the drain. Also recommend a primary pan float switch Tech could see small amounts of what appeared to be oil in the drain pan. Indoor coil has a small leak. Indoor blower is drawing high amps due to being in wet conditions all the time. 2.69/ 2.7 amps Will recommend new 1/3 hp blower motor Zone system is operational at this time, appears to have had a new damper installed. System has a faulty txv. System appears to have been converted improperly from r22 to r 438a Superheat is high, sub cooling is also high Recommend new system due to problems and age. Office will need to price the indoor TXV

System heat partially works due to failed sequencer. One of the heatstrip banks does have a burnt wire, due to lack of airflow for severely impacted coil previously mentioned. 3 stack sequencer had one bad layer Tech changed over one strip to another layer to get both legs to work Mrs Edwards can not afford repairs , she is also the tenant of this property New system is recommended but unfortunately she does not own property and land lord does not care about repairing house according to Mrs Edwards.

Upon arrival tech was informed by Jack that they had just got chiller back up from them working on it. They had disassembled the external heat exchanger, cleaned out and reassembled. Jack said the tank water temperature had dropped 10 C this morning. They had also replaced a couple fittings and flushed the condenser coil out. Tech monitored operation for 30-45 minutes and temperature at chiller and tank displays dropped 1 C. There is 10 C (18 F) delta T difference between chiller temperature and tank (1300 gal) temperature. Chiller is working correctly at this time and it is not leaking at the moment.

Tech found drain trap clogged. Tech cut 1 in drain line to remove trap assembly for cleaning. Pumped water from auxiliary drain pan due to drain fitting leaking because there is no gasket, just silicone. Recommend upgrading drain trap and installing secondary float switches on all 6 systems.
