Found failed condenser fan motor, replaced motor and tested. System is back up and cooling.

Tech installed new blower control board. System is now running normally. Previous tech quoted for blower fan relay; current tech honored that quote that was advised to customer.

Repaired 11/2 pvc sump pump line.

Tech found unit 2 s#DP2V system had water in drain pan and tech found main drain clogged tech unclogged drain pan and with transfer pump tried to remove water from pan thro main drain was unsuccessful. Tech found both drains main and aux pan go into a cast iron elbow in attic. As well as unit 1 s#681V also drained into same location. Tech found elbow was clogged up not allowing drain to flow properly. Both systems are not draining properly due to cast iron is clogged up. Will require commercial plumber informed director. Nate left site.

Upon arrival tech was shown where down flow air handler was leaking onto floor in pantry. Tech inspected system and found the drain line to be clear of any clog. Found water to be running 3/4 of the way down coil and then dropping off onto blower and going into electrical compartment. Tech took a wire brush and a hard bristle brush and ran it across the coil to clear and potential debris and dry spots on coil. Reinspected and found water to be running all the way down again. Tech also found water dripping at the elbow after the trap. Homeowner stated he would make repair to drain line. Informed homeowner to keep an eye on it to see if issue comes back. No charge due to recent maintenance. System is back operational.

Tech found compressor not running upon arrival, tech found dead dual run capacitor replaced with turbo after approval. Recommend maintenance agreement customer signed up for MSA.

Upon arrival tech found both systems not cooling, main system had clogged drain line tech cleared after approval system is back cooling with 18 delta t. Other system has failed compressor with open windings tech turned over to field supervisor due to age and price of repair. Bill for today

Tech found primary trap clogged causing secondary pan to fill up and drain onto roof, tech cleared primary trap and drain flushed with water and cleared secondary pan. Cover under ESA tech collected house call to card on file after approval.

Tech found low system pressure, leak searched outdoor flare fittings and indoor flare fittings/evaporator coil. Only one leak found at flare fitting on indoor suction line. Thermostat is incorrectly reading temperature and may need to be replaced. Removed dirty air filter and replaced with customer provided filter. Brushed condenser coil to remove drier lint and that improved pressure but only minimally. Customer approved estimate for flare fitting repair.

Tech found swollen capacitor and replaced for further diagnosis. Tech observed unstable and unusual pressures. Tech added .75 lbs R410A for testing purposes and found that temperatures and pressures remained the same. Subcool decreased and superheat increased. Tech examined evaporator coil and found no leaks and no obstructions to air flow. Tech suspects TXV is not metering correctly and quoted customers a replacement TXV. Customer did not approve replacement but will contact us with a decision at a later time.

Tech found malfunctioning damper motor for bonus room over garage getting stuck regardless of power input from zone board (energized=closed/de-energized=open). Disconnected 24v wires to damper motor and manually opened damper to allow airflow to the bonus room continuously until motor is replaced. Closed damper motor has caused a duct sweating issue allowing moisture to saturate some vents and the return grill/surrounding sheet rock (see photos). Customer approved ordering a replacement damper motor. Powder room downstairs has a sweating vent as well, tech suspects it is caused by too much airflow into the small room with the door closed. May need to installed an individual 6” damper to resolve this issue. Advised customer to keep an eye on it and update us when we return.

Tech found liquid pressure was over 415PSIG (R22) on 31 year old American Standard split system. Tech found completely obstructed condenser coils from debris build up. Tech found a leak in the evaporator coil (see attached video), likely caused by excessive pressure. Evaporator coil is no longer available from manufacturer. Advised customer to replace system, on account of age, condition, and repair costs.

Upon arrival tech was shown where insulation on supply duct had fallen down again. Tech removed bottom section of insulation and resealed duct work. Installed new insulation and stapled and taped into place. Ensured all areas were well insulated. Tech vacuumed water from aux drain pan from where condensation had caused it to partially fill up.

Upon arrival, tech found condenser fan motor not running and 240V power from disconnect to contactor was inconsistent and unstable. Tech found faulty 30A breaker in disconnect box and replaced for testing purposes. With breaker replaced and a capacitor within required microfarad range, fan motor pulled 05 amps and would not rotate. Manually pushing fan blades would run the fan but would over-amp and fail shortly after. After giving the customer an estimate to repair, they requested a quote to replace the system. Tech examined general condition of condenser and air handler and found no issues in the air handler. Tech found exposed thermostat wires on the ground at the condenser unit and burnt contacts on the contactor. Left power off to condenser and power on to the air handler for air circulation.

Bad od fan motor and breaker. Customer is selling home. Wants to have system repaired but does not have the funds at this time. Will call when she is ready for repair

Upon arrival tech was informed one side of huse was hot and one side would be cold. Tech inspected duct work and found a couple of branch lines were over 25 feet long. Initial truck line was 14” and reduced down to 12”. Also found none of the branch lines had dampers at collar to damper down air flow for the vents getting a lot of air. There are 12-6” lines and 1-8” line. Homeowner wants quote to install dampers and adjust air flow. System is a 2003 with R22 Freon, customer wants to get quote for new system and duct repairs as well. Estimate for service to install dampers was emailed to customer.
