Technician performance was excellent . However Arturo A. experienced some differculty in perform the task of removing the fan and cleaning corosion from spindle the fan fits on. This to me indicates thats all required task are being performed on all visits. In addition I thank the service rate is a little Pricey.

FOUND PRIMARY DRAIN PAN CRACKED CAUSING CONDENSATION CHALLENGES INSIDE CABINET/FLOORING. PIN HOLE LEAKS IN HEAVILY RUSTED EVAP COIL PLATING. MIKE IS ON SITE.
Tech found no difficulties at this time. Tech leak tested both systems and no leaks were found.
FOUND HEAT SEQUENCER AND BLOWER RELAY STUCK. CUSTOMER DECLINED NEEDED REPAIRS/ESA. DECLINED OPTION OF SYSTEM REPLACEMENT AS WELL. SEND PAPER COPIES OF INVOICES.
Tech performed ESA on 2 systems found upstairs indoor coil leaking tech had field supervisor come out customer opted to replace upstairs Goodman unit. Tech also found bad run capacitor on downstairs condenser tech replaced under full warranty. No further issues at this time customer uses own filters

Tech cleaned all systems thoroughly. Upon inspection tech found upstairs and downstairs UV bulbs in need of replacing. Garage system UV bulb still looks good. Customer would like us to schedule a time to come back and replace UV bulbs, tech quoted $207.23 plus tax per bulb. Tech found no further challenges, all three systems are operating properly at this time.

Tech made access to crawlspace to best of abilities, crawlspace is low. Crawlspace appears to be dry and has some vapor barrier down. Some branch lines are touching the ground and was existing prior to unit was installed.

Tech found breaker for condenser tripped tech reset breaker and upon further inspection the contactor for 2nd compressor was clattering tech found 1st compressor was on reading on caution 2nd compressor was ohming out red meaning it was shorted and had tripped the breaker tech called in filed supervisor to verify and give customer best solution

Found a failed cinder fan motor, capacitor is within specs. Tech waited to hear a response from Mr. Wallace to receive approval for the replacement of the condenser fan motor or set up a visit from a field supervisor to provide the homeowner with a better solution. Mr. Wallace approved replacing the condenser fan motor with a truck stock 1/4hp 1075 condenser fan motor, (OEM motor is 1/10hp with 1100rpm). After the condenser motor replacement, tech checked the refrigerant levels and found it to be slightly low on charge. Costumer declined field supervisor visit and approved over the phone to charge system with 1lb of R22. Checked delta T. System is cooling as of now, mr Wallace is aware that there is a leak within the system and invested in MPA as of today.
Performed ESA. Educated costumer about home purification systems (UV light and plasma pure air) to help her with her allergies. Condenser fan seems a little loud but amp draws are within range, condenser fan motor has had ice sit on top in the past. Costumer does not want to replace the condenser fan motor for now, but if the the motor tends to get louder or fails, she will address the challenge. Tech recommended AC renew to quiet down the compressor and to lubricate the refrigerant system, costumer will ask about it during her next visit as she plans to possibly relocate later on.
Performed ESA. Customer was not home at time of service, tech completed outside portion of maintenance. (1) 20x25 filter left on front porch.
