Tech performed ESA on 3 systems. Package HP- Tech serviced and cleaned system, found drain line clogged and not draining due to broken 90 tech fixed and cleared drain line. No further challenges with this system at today’s visit. Upstairs split- tech service and cleaned system found drain line outdated tech recommended EZ trap drain line for better drainage. All electrical testing to specs at this time with 18 delta t. Garage split- tech service and cleaned system found drain line outdated tech recommended EZ trap drain line for better drainage. Tech found crawlspace extends all the way to the porch allowing outside air to get in all the time. This is causing the dehumidifier to run constantly. Customer requested dehumidifier gets turned off for now. Tech inspected system, unit is a gas pack with no heat strips. Capacitors, amp draw and refrigerant pressures all within specs. Condenser coil has debris on it and should be cleaned.
Tech performed ESA on 1 system. Tech found no challenges or concerns with system/operations of system, all tests tested well. System under 1 year old, operating properly upon departure.
Tech performed ESA on 1 system, has not been maintenanced in years. Tech found compressor capacitor testing very weak at 32.1 rated for 45 MFD +-6%, tech recommended replacement today, homeowner declined today, did not have money and doesn’t want to use card, wants us to come install capacitor next month after May 25, call to arrange repair closer to date. Tech also found UV bulb blown, how mower declined replacement today. Tech found no other issues with system/operations of system, system is cooling with a Delta T of 20 degrees upon departure.

Tech cleaned coils, cleared drain, replaced filters and performed system inspection. Coils are corroded but no leaks at this time. Customer is aware of the age of system. Tech performed ESA on 1 system. Tech found compressor capacitor testing low at 41.47 rated for 45 MFD+-10% so still within specs but low. Tech found outdoor fan motor capacitor testing weak at 5.88 rated for 7.5 MFD+-10%. Tech also found outdoor fan motor overamping at 1.48 rated for 1.4. Tech recommended replacing fan motor and replacing capacitor under 10 year parts warranty, homeowner declined today, tech suggested homeowner make a decision to before it starts getting hot so they won’t be without heat if it fails this summer. Tech found compressor megging between green and yellow, tech recommended adding hard start kit to prolong life of compressor, homeowner states previous system had compressor failure and knows the cost of that. Homeowner interested in all repairs but not making decision today. Tech built estimates for all repairs. Tech found no other challenges or concerns, system is operating properly upon departure.
Tech washed and serviced unit and found no challenges at this time customer is already aware of condenser coil fins being corroded. Customer extended PSA via card 372.56. Unit is up and running with a delta t of 21.

Tech was unable to check delta t customer not home tech jumped system from outside and check run pressure with no issues pressures are correct at this time.

Split system- tech found compressor capacitor testing weak this was the only issue found at today’s visit all other electrical components testing to spec. Tech thoroughly cleaned system and reprogrammed t stat, system is giving a 20 delta t. Customer stated t stat was loose and wasn’t fixed last visit tech removed and put drywall anchors in to secure tightly. Recommendations- tech recommends replacing weak dual run capacitor with turbo 200 with 5 year warranty. Tech spoke with customer over the phone and customer approved repair and PSA renewal.

Upon arrival, homeowner informed tech of insulation being blown in through vents, tech stuck phone in vents to get pictures, could not see internal damage but could not see far. Tech checked crawlspace and could not find any external damage to duct system. Tech knows mice have chewed hole somewhere inside but unable to locate. OD motor is running a little loud but is amping at .82 rated for 1.1. All tests tested well. System is operating properly upon departure. Homeowner still planning to put home on market soon.

Performed routine maintenance per energy savings agreement. Technician did not find any challenges while servicing equipment today. There was a good amount of leave and debris in the condenser portion of the system. Tech removed leaves and rinsed out compartment. There was also some leaves and debris in the evaporator coil portion of the system. Tech removed and flushed condensation drain to ensure properly flow going forward. Delta t observed today was 20 degrees.
Performed routine maintenance on 2 systems per energy savings agreement Upstairs - tech found no challenges while servicing equipment today. System is cooling properly. Temperature change over at the time of maintenance was 21 degrees. Downstairs - technician was unable to find any issues with system performance today. The system is cooling properly and holding a delta t of 20 degrees. Filters - (1) 24x24x1 filter used downstairs. We will need to drop off (2) 16x16x1 filters - one for upstairs and one for downstairs.

[email protected] Tech found the system not keeping up with the temperature demand due to having a high superheat and low subcool. Delta T of only 12 degrees. Tech confirmed that airflow was not a challenge and diagnosed the system being 2-3 lbs low on R410a. Tech educated the homeowner about our maintenance plans and decided to invest into MPA( monthly premium agreement) and also charge the system with of R410a refrigerant. Delta T improved to 20-21 degrees and not,Al superheat and subcooling were acquired. Capacitors cheked out good. System is back cooling, costumer paid via check today and also collected card information for next month’s draft on the premium plan.

Tech found breaker tripped, tech reset breaker to condenser and ran system for 2 minutes and compressor terminals had blown. Compressor is currently down. Contacted son in law that takes care of ESA. Field supervisor will be in contact with son in law tomorrow morning.

Lennox split system- tech performed PTU on 1 system, all electrical testing to spec tech noticed there is no access to drain line. Tech installed EZ Trap for better drainage and maintenance system operating properly at this time. Recommended- EZ Trap, PSA service agreement and Plasma Customer stated they may call back to get plasma air purifier for better quality air in home.
Sold 3 ton Trane PHP
Upon arrival tech found breaker at disconnect tripped off. Reset breaker and system came back on. Tech checked blower amps and found it pulling 5.24amps when it’s rated for 4.6amps. Tech believes a combination of the unit running and blower over amping is what caused the loss of power. Compressor and outdoor fan were all within specs. Tech emailed estimate to replace motor to Kevin Wilt and he will be in touch on ordering.
