Tech preformed PRECISION TUNE UP on 7.5 Ton Commercial Split System that supplied Kitchen Area. Both evaporator coil and condenser coil were extremely dirty and reducing Air Flow causing System to cut out on high pressure. Tech throughly cleaned evaporator coil and condenser coil using coil cleaner and brush. Tech checked pressures after cleaning and again after 15 mins of run time. Pressures and amp draws are all within specifications at this time. Tech has attached SYSTEM PERFORMANCE REPORT to invoice along with pictures.

System is very dirty. Rick approved tune up on kitchen system. Needs to have both indoor and outdoor coils thoroughly cleaned from both sides and three 16*25*1 pleated filters changed. Monica reports we can do that first thing tomorrow. Tech recommended having kitchen system serviced twice per year instead of once per year. Brushed outdoor coil down a bit to hold over until the morning. System is cooling.

Tech found water coming from Air Handler Unit and had flooded floor of room. Tech shut unit off and checked drain system. Tech found trap was clogged and drain pan was overflowing. Tech cleared trap and cleaned drain pan. Tech also added union to drain line to help maintain clear drain line. Tech also adjust slope of drain by using zip ties to keep line slope down. Tech did notice that bottom of unit was open and and allowed a lot of debris and trash be pulled into filters. Tech recommends adding a grill to opening to prevent debris and trash from being pulled into Unit. There also was no auxiliary drain pan underneath unit to catch any overflow of water. Tech recommends adding auxiliary pan(36x60) and float switch underneath unit to prevent flooding the floor again. Tech started unit back up and found Condenser Unit kept cutting out on high pressure. Tech spoke with office and office will schedule Demand tech to investigate System further. Tech has attached pictures to invoice. There

Upon arrival tech found failed high pressure switch open breaking the 24v call at condenser. Tech bypassed switch to run system and monitor R22 pressures. Compressor was locked up upon startup attempt, after several attempts to free up compressor system started. Pressures are within spec head pressure is slightly high due to heat load and dirty condenser. Tech left pressure switch bypassed to get system cooling. Highly recommend replacing system due to age and efficiency.

Upon arrival, tech found low system pressure at 48 suction and 268 liquid on Goodman packaged heat pump. Tech preformed leak search and located small leak in evaporator coil U-joints (see video). Tech called office and was informed that Goodman no longer manufactures an evaporator coil compatible with this system, due to age of the equipment. Tech advised customer that the only way to resolve the issue is to install a new system. Tech called office to schedule an estimate for replacement. Left power on for air circulation, and shut compressor down to avoid further issues.

-Observed system operating at air handler. Found return temperature of 82, as attic above air handler is directly exposed to return. System cooling with a supply temperature of 61 degrees. System appears to be cooling properly, but return exposure to attic is causing system to cool hot attic air instead of recirculating air in conditioned space. -Recommend having contractor/carpenter seal and insulate closet where air handler is located with sheet rock etc. -Per field supervisor, made temporary effort to seal area with wood, cardboard, and tape. Customer supplied an old blanket to help insulate coverings.

-Arrived to find customer had system turned off at thermostat. Turned system to cool and monitored operation outside. Found blower to be running, outdoor fan motor running, and compressor on. After about 5 minutes running, outdoor fan stopped working with compressor still running. -Observed damage on outdoor coil. Tech did not report any leak at last maintenance.
