Performed CMA inspection on (1) Goodman gas pack. Found system gas tank disconnected. Will need to contact gas company to address. Found weak dual run, and blower capacitors weak. Built estimate for repairs. Left system breakers in off position as they were upon arrival.

Found an old delta shower valve that is dripping through the tub spout and leaking through the handle. Can’t get parts for this shower valve. Tub drain is not holding water to fill up tub. Tub drain and overflow will need to be replaced to resolve this problem.

Found p-trap and tailpiece extension on the left side, kitchen sink, drain paper, thin metal that was leaking. Remove the P-trap and tail piece and installed new plastic tail piece in P-trap.

Provided estimate for replacement of 7.5 mfd capacitor. — Martha’s Place: 2013 Coleman 4 Ton Split Heat Pump: Recommend installing EZ Trap to properly clean and service drain line. Provided estimate to install trap. Signs of heat damage at one side of heat strips connection. Provided estimate for minor repair to replace connection/wire as needed. — Beulah Land: 2019 Carrier 2.5 Ton Split Heat Pump: Compressor capacitor tested below 6% tolerance. Outdoor Fan Motor Capacitor tested weak. Provided estimate for replacement of 35/5 mfd dual run capacitor. Thermostat batteries low. Provided estimate to replace 2xAA batteries. Drain lines not insulated. Recommend approximately 15’

Tech washed and serviced units per service agreement, tech found no challenges while servicing the system at today’s visit, the system is back up and running and holding a delta t of 20+ degrees

Customer reports unit not keeping up. Tech found unit itself is operating correctly, but 14" flex return line is split at foundation wall in crawlspace. Return section runs 25 feet. Duct system as a whole is in poor condition. Tech recommends replacing duct system. Mike Acree will follow up on ductwork. Please mail paper copy.

2 story home with (1) non-zoned system. Thermostat is located upstairs and set on 65, satisfied at 65 upon arrival. This causes temperature imbalances from upstairs to downstairs. Vents doors are closed upstairs to push more airflow downstairs, which on very cold days will cause thermostat to read inaccurately as well. System is operating well within specs. Auxiliary heat operating properly. Home would need to be re-evaluated by field supervisor for proper system installs. Will call if needed.

Came out to look at installing 2 toilets but no pipe is in the area where they need the toilets. They have a state funded program for learning center and it requires two more toilets. I recommended they hire a general contractor to help in all aspects of this because they will need more work than just adding two toilets

Upon arrival tech was informed circuit 2 side was frozen when customer arrived. Turned off to allow to thaw. Tech inspected and found defrost thermostat reading off. Installed new sensor. Told customer to observe system. System is back operational at this time.

Upon arrival tech was informed system was not heating unless temperature was set extremely high. Tech found thermostat would not come on unless set at least 3 degrees above set point and second stage would not kick on unless higher. Got approval to replace thermostat with VP8000, installed and programmed. System is now cycling on correctly. System is back operational at this time.

Home was built in may of this year. Tech found system is operating properly and dampers are operating properly. Tech found no issues with system performance. Customer stated 1 room stays cooler than the rest of the house. Tech explained that manual dampers would have to be installed in order to balance airflow. Customer also stated installer repaired a duct that had a hole, tech verified the duct was replaced. Customer also complained of air handler noise and tech explained it is typical for a zone system to be noisy if only the small zone is calling because it is trying to move all airflow through a small portion of the ducts. Tech gave a quote to install dampers and balance ductwork. System is still under contract and builders warranties.

Tech arrived and said system froze up again when it was cold outside, tech inspected system and found defrost sensor on circuit 1 ready bad testing 3ohms when it should have been 14. Tech replaced no charge per office.

20 Ton OD TXV Replacement tech replaced outdoor txv tech also replaced filter driers. Tech pulled vacumm down to 350 microns. Tech also added 15lbs of 410a. Tech cycled system and found no issues tech recommended double checking pressures after system has ran at a later date.

Found 20 ton condenser not running upon arrival. Cycled power found circuit #2 suction pressures low at 67PSI and continuously fluctuating within -10PSI. Added R410a for diagnostic purposes and found faulty OD TXV is not metering correctly. Built and sent estimate for repairs. {Moses House} - Tech found failed 3 amp fuse upon arrival. Observed resettable fuse tripping when system calls for electric heat strips. Heat strip contactor measured 10.80 ohms of resistance on low voltage coil, indicating contactor failure. - Replaced contactor with a 40 FLA 2 pole contactor with approval from Sammy. Confirmed proper operation of heat strips and cycled system 3 times to ensure no further challenges. Temperatures reading 61.3 at return, 130.6 at supply registers. System is operating normally at this time.

System re-check. Airhandler was recently removed and installed. Tech attempted to adjust the airhandler by setting it more back more so the door for the wall to go over it but was unsuccessful and not advisable due to the location of the heat trips and for it to have proper airflow to the duct system. Customer was informed and was stated that he was going to build a door for it to make it work.
