TECH LEAK SEARCHED OUTSIDE AND INSIDE COILS, THERE WERE NO LEAKS FOUND. SYSTEM IS OPERATING AND COOLING PROPERLY. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE.

Tech found condenser not running upon arrival, found low pressure switch open tech bypassed and check pressures and delta t and found no issues. Low pressure switch is failed and needs to be replaced tech bypassed for the mean time, also found drain line clogged recommended clearing drain. Rebecca is going to forward estimate to landlord.
Found whole house backed up and needs to have septic tank pumped out and cleaned.

Upon arrival tech was informed system did not seem to be heating. Thermostat was set on 68 heat and 71 cool and reading 70 inside. Adjusted thermostat up so heat would come on. Tech found no challenges with the heating. Tech cycled system back off and on and system came on every time. System is operational at this time.
Upon arrival tech began replacing blower wheel on mini split in server room. System is back operational at this time.
Upon arrival tech was show thermostat location and that it would not adjust. Tech began trying to adjust and had to push buttons really hard to get it to adjust. Tech informed homeowner would have to replace thermostat and approved replacemen. Installed FP5000 and programmed thermostat, showed homeowner how to operation. System is back operational. Homeowner would like invoice mailed to address.
Removed old faucet and installed a new faucet with pop up and new supply lines.
Tech performed tune up on one system, tech found dryer vent is disconnected and pushed into floor, tech recommended cutting hole to fit and new dryer vent be installed and customer declined at this time. Customer also declined having thermostat hooked to her phone. While performing service tech found heat strip disconnect had burnt up and was not working properly. Tech cut power off to disconnect from main panel and recommended replacement of disconnect, customer approved repair at this time. Tech did not have 60 amp fused disconnect so we will need to return with parts. Tech found no other issues at todays visit. System is back on and operating properly minus use of heat strips, breaker is still cut off inside home to prevent any further damage and customer was informed.

Upon arrival tech was informed system would run for a few minutes then cut off. Tech inspected and outs blower motor not coming on with the rest of the system. Found motor to be receiving 240v as well as 24v but not run. System is still under warranty. Homeowner approved replacement of blower motor under warranty. System is currently off at disconnect.

PERFORMED CMA FULL SERVICE ON 4 SPLIT SYSTEMS. SPLIT SYSTEM (AMERICAN STANDARD) IN WEST CRAWL SPACE, BLOWOR MOTOR CAPACITOR RATED FOR 10mf TESTED WEAK AT 8.42 mf. CAPACITOR IS DUE FOR FAILURE, RECOMMEND REPLACEMENT OF CAPACITOR. THER IS AN ESTIMATE PROVIDED FOR REPLACEMENT OF CAPACITOR ATTACHED TO THIS INVOICE. TECH WAS GIVEN APPROVAL BY MR. HIKL TO REPLACE CAPACITOR. SPLIT SYSTEM (TRANE ATTIC) OUTSIDE CONDENSER SYSTEM HAD A BURNT POWER WIRE CONNECTED TO DUAL RUN CAPACITOR, TECH REPLACED WIRE. SYSTEM OPERATING PROPERLY. TECH CLEANED AND FLUSHED ALL DRAIN LINES, TECH ALSO CLEANED EVAPORATOR AND CONDENSER COILS. ALL SYSTEMS ARE PERFORMING PROPERLY AT THIS TIME. CUSTOMER STATED THAT THEY RECENTLY CHANGED THERE FILTERS, CUSTOMER DID NOT WANT TECH TO CHANGE FILTERS, TECH LEFT FILTERS FOR CUSTOMER TO CHANGE AS NEEDED UPON CUSTOMER REQUEST. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE.
Performed ESA(maintenance) visit. Checked electrical and mechanical components. Heating components were cleaned and checked. System is performing well. Tech recommends replacing the 40/5 dual run capacitor soon due to reading below manufacturer specs.
