I had my unit installed July 2018; I have had the service contract also since that time. It has been “serviced” every 6 months since July 2918 but today was the FIRST time I feel like I had a true service!! Ronnie was very thorough & gave me as a customer what I desired & deserved. He found several issues that affected my system & should have been caught in the previous 9 service/maintenance checks. These issues could have been avoided if previous services had been of the caliber I had today. Ronnie was very professional & efficient; would love for him to be the one that comes every time for my 6 month maintenance checks!!!!! Performed start up on new system in heating and cooling mode. Fully insulated drain line and EZ trap. Recorded pictures for temperature rise, manifold pressure, amp draws, cooling pressures, superheat and subcooling. Adjusted manifold pressure from 3.4” to 3.5” per data plate. Design subcooling is 10. Measured subcooling is 9.6. No refrigerant added due to short lineset. No challenges found. Thermostat is programmed correctly and CO monitor tested good.

System #1 kinder room. serial #M0996 02635 Returned to finish system inspection and still found no power to the airhandler. Outdoor unit has power. Tech noticed the 30x40AUX drain pan is cracked (this has been found last year) in the middle and maintenance worker on site stated that water used to drip some every once in a while from the attic section right around where the airhandler is located. Checked the compressor with the megohmmeter and was reading in between good/caution level. Line wire that is connected at the compressor has a little insulation melted. 1995 R22 split unit has a rusty indoor evaporator coil and return plenum needs to be connected and sealed back in place to the airhandler. Multiple challenges have been found on this system so far, recommends getting a quote for system replacement, tech is unsure on what else could be Found, performance wise, once the Power is restored the airhandler.

Tech found gas valve opening to let gas to the burners, but igniter not sparking. Ohmed orange igniter wire from end to end and found no challenges. Ohmed wire to ground and got continuity. Tech removed wire from unit and wrapped the entire length of orange wire from ignition control board to igniter assembly with a layer of electrical tape. Used wire ties to secure wire to prevent vibration. Reconnected and tested. System is heating normally. Tech set low stage to 2” WC and high to 3.5” WC per data plate. No service call for follow up on CMA. Tech billed for repair.

No answer from customer at door or phone. Joy sent tech to lunch. Tech returned and got approval from customer for repairs. Tech installed new burners and igniter. Cleaned flame rod. Started heat up and adjusted gas pressure from 4” down to 3.5” WC natural gas per data plate. Ran burners for 5 minutes for testing. No further challenges found. Collected for repairs.

Found the carpet wet and water under the unit at the return upon arrival. Found the primary drain pan full of algae and water. The a Algae was blocking off the primary drain port. Informed the costumer about the findings and educated as well about ESA contracts (maintenance). Costumer decided to invest in yearly PSA 2 visits per year and clean the drain pan. Tech vacuumed out the water in the return as best as possible and tested the condensate pump. System is draining now to the condensate pump. Some water is still present at the bottom of the return. Costumer would like to schedule their 1st ESA visit close to the end of October and also mail in hard copy of their invoice and ESA contract. Filters need to be changed ASAP.

Upon arrival tech found noise was coming from compressor contactor that was sparking. Tech also found variable speed blower motor had failed. Tech contacted homeowner and also spoke with field supervisor to get a second set of eyes on issue. Blower is on speed tap 3. Drain line, primary pan, and ez trap are free and clear of water. Drain line appears to be draining normally, but plywood underneath air handler is wet. Tech confirmed primary drain pan is leaking. Tech sees water dripping out of the back of pan when pouring water. Tech swept indoor coil with refrigerant leak detector and got hits on medium and high sensitivity. Outdoor unit is a 3.5 ton with a 4 ton air handler. Hole cut in floor is smaller than outlet of air handler. Confirmed primary pan leaking water and indoor coil leaking refrigerant. Need to price drain pan replacement, coil and drain pan replacement and also system replacement. Need to look at tonnage / system sizing for replacement quote. No charge for callback.

Tech preformed CMA FULL SERVICE on 4 gas packs, 1 DOAS system, 1 MPU system, 1 Air makeup unit, and 6 exhaust fans. Tech did find that Circuit 1 on GP #4 (kitchen unit) was void of refrigerant. Evaporator coil has just recently been replaced. Tech added nitrogen to system and soap bubbled all sorted joints from repair and was unable to locate leak. Office has scheduled for Demand tech to return and further diagnose and locate source of leak. GP #4 is still operating at 50% capacity. All other units are operating correctly at this time. Tech has attached system performance reports of AC systems along with pictures to invoice. Tech also left case of 20x20x1 filters per CMA AGREEMENT.
