Job Locations and Reviews
Tech washed and serviced unit and found no challenges at this time (unit is 6 months old)
Called Mr. Miller with updated proposal, he has to talk everything over with his wife.
Upon arrival, tech noticed condenser not running. Tech performed ESA on air handler in attic, coil is leaking and has been for a while, decent amount of oily residue in pan, tech recorded videos of leak detector on high and low sensitivity. Yellow wire on condenser not receiving voltage, tech did not notice any damage to yellow wire. Tech pushed in contactor and system powered on, amp readings were fine. Compressor megohmed yellow at 150, Caleb was out here last April for previous techs findings. Tech informed homeowner of all findings. Secondary drain line flows into primary drain line, no float switches are installed on system. Thermostat is out dated. Drain line is not properly insulated. Tech mentioned different upgrades that could be installed and that supervisor will go over all information with him. Tech did not call dispatch until latter end of service to verify both compressor and coil were faulty/failing from previous techs diagnosis. Fan left on upon departure. Unable to co
Tech found no high or low voltage present at transformer. 250v present at contractor. Tech traced transformer high voltage wires and found the 230 connection fell off the contactor. Tech put wire back on and made sure connection was good. System is now up and running.
Tech performed esa, units are working properly Customer will call in and renew esa Customer changes own filters
Performed routine maintenance per energy savings agreement. Per customer request, the technician did not enter the home due to his wife being sick. Tech was unable to check delta t, swap filters, or inspect thermostat. Tech cleaned and serviced the outside package unit. No challenges were present today. Customer renewed ESA via card. Please send hard copies from todays visit to the address on file.

Invested in new system.
Tech found aux heat was on but was not running heat strips. Tech found reversing valve was not shifting so it was running ac in the house instead of heat Rhemm system tech called office for field supervisor to come schedule to come next day. Tech found a leak in evaporator coil.
Performed routine maintenance per energy savings agreement. Tech did not find any challenges while performing maintenance today. System is cooling properly and holding a delta t of 18 degrees. One recommendation the tech had was to install an EZ trap and Primary drain safety switch. These will reduce the chance of condensate challenges going forward. Technician attempted to call customer, had to leave a voicemail. Recommendations and renewal added to estimate.
Ductwork Upgrade: Faced with deteriorating and leaky ductwork, a homeowner opted for a comprehensive duct replacement. Our team expertly installed new ducts throughout the property, ensuring meticulous sealing to eliminate potential future problems. The newly installed, well-sealed ducts not only optimize airflow but also improve energy efficiency and indoor air quality significantly. This thoughtful enhancement guarantees a more comfortable, healthier, and energy-efficient living space for the homeowner.
Tech found system frozen due to a failed defrost board and thermostat. Unit is 36 years old and evap and condenser coils are in poor condition. Tech spoke with the office and replacement parts are unavailable. Tech recommends replacing unit.
Homeowner stated very low air flow to bed room. Tech informed homeowner blower motor is turned up to max setting but homeowner had 2 vents cut off which were both at beginning of supply line. Tech informed homeowner those can stay shut but best idea is to close one more further down line due to first vents get missed with most air and middle of supply gets a lot of air. Tech closed middle vent and bedroom air supply increased dramatically.
Replaced temporary gas valve and set pressure. System back to heating properly
Tech replaced gas valve with temporary gas valve and set pressure to 10 iwc Will need to return with proper gas valve.

FOUND INTERMITTENT CHALLENGE WITH IGNITION CONTROL BOARD UNABLE TO SEND VOLTAGE TO GAS VALVE AS PREVIOUSLY DIAGNOSED. CYCLED POWER ALSO FOUND GAS VALVE ITSELF TO BE INTERMITTENTLY STICKING. REPAIRS NOT RECOMMENDED DUE TO COST/SYSTEM AGE. COMPRESSOR IN THE HIGH END OF CAUTION. MIKE IS ON SITE. SYSTEM HEATING FOR TIME BEING.
Autumn Heating System Maintenance: During the client's autumn HVAC maintenance service, I dedicated myself to preparing the heating system for the upcoming season. This involved a detailed evaluation, inspection, and cleaning of essential heating components to maintain peak efficiency. We meticulously verified proper combustion, examined safety controls, and proactively addressed any minor issues, all aimed at enhancing the system's reliability. The primary goal was to ensure the heating system's readiness and efficiency for the colder months.
Tech waited for tenant arrival to be able to enter home. Tech checked condensing unit outside while waiting and found no 24v call at Y circuit. Upon inspection tech found auxiliary drain pan in attic underneath air handler full of water. Water was high enough to trip float switch in pan. Pan filled with water due to clogged primary drain line. Tech cleared drain line with nitrogen and tested for proper drainage. System is back to draining properly. Tech removed all water from auxiliary pan and reset float switch. System is back up and cooling. Todays date marks exactly 6 months since last maintenance visit. No charge for cleaning drain and water per maintenance agreement. No charge for house call fee per premium agreement. Tech unable to reach homeowner via phone to inform regarding todays findings.
Tech performed ESA on system, tech found no challenges. System is running properly at this time. Tech noticed sweaty ducts and recommended dehumidifier, customer declined for now.
Tech performed two system ESA, tech spoke with customer about ez-trap and overflow switch for air handler in attic and customer approved, tech also spoke with customer about attic tent and customer approved, tech installed trap, overflow switch and attic tent. Tech also recommended surge protection on both condensers and customer approved, tech installed and finished maintenance, both systems are back on and working properly at this time.

Customer reported clothes not drying and moisture collecting inside dryer. Tech found flex connector to dryer vent to be significantly collapsed and some buildup inside hard pipe dryer vent in crawlspace. Tech doesn’t think vent should be rerouted. Customer approved 2 system ESA and dryer vent cleaning. Tech removed washer to clean flex duct behind dryer. Shortened flex duct by about 2 feet and reconnected to hard pipe in wall. Disconnected hard pipe in crawlspace in two places to completely clean out vent. Reassembled and sealed around endcap with clear silicone caulk. Customer also reported a mouse got into the house from dryer room supply vent. Also saw pink insulation come up through that same vent. Customer had vent sealed off with tape on arrival. Tech inspected entire 20 foot run of 6” flex and supply boot and saw no holes or chewed insulation. Customer may want to consider sealing all foundation vents with foam board and spray foam to keep mice out. Customer can either keep th
Tech was informed that no air flow was in the bed area but there was in gym room on 2nd floor once tech engaged unit tech went into knee wall door to see if there was access to duct work tech did not find any access to duct work but once tech entered bedroom area tech did feel air coming out of vents tech informed customer customer also felt air and tech turned unit off and air flow stop once tech turned unit on air flow began again te h collected for house call tech educated customer on maintenance plan but customer is selling house in next few weeks she is interested in tune up tech quoted $149 per unit customer will call back to schedule
