Tech arrived and found system and thermostat operating properly, tech pulled t stat off wall and found lots of moisture in thermostat. Tech found hot humid air coming in from hole behind t stat, tech sealed with foam insulation and sealant. No further challenges at this time

Upon arrival tech sealed hood from where underpinning was installed. Tech also replaced FP5000 with new VP8000 and wired for second stage. System is back operational at this time.

Tech found system operating properly but customer stated thermostat just came back on and was showing an error before. Based on previous techs notes, tech suspects thermostat issue. Tech also found bugs in thermostat. Tech replaced thermostat and verified system is operating properly. Contactor warranty.

Tech found system cooling properly upon arrival, tech noticed high humidity and found the fan was in the on position tech put back to auto system dropped 2 degrees while tech was on site. Customer explained issues with thermostat and it sounds like it had a t stat sensor error.

SYSTEM SET ON 60 UPON ARRIVAL. FOUND COMPRESSOR DRAWING PEAK OF AMP DRAW RATING, AND SYSTEM RUNNING HIGH HEAD PRESSURE DUE TO EXTREMELY CLOGGED CONDENSER COILS. FILTER COMPLETELY CLOGGED AS WELL. INVESTED IN PSA (1) SYSTEM. PERFORMED 1ST VISIT PER OFFICE. AMP DRAWS/PRESSURE BACK TO SPECS. SYSTEM IS 22 YEARS OLD AND MAJORITY OF CRAWLSPACE INSULATION HAS FALLEN, EXPOSING METAL DUCTS. CANNOT GUARANTEE SYSTEM PERFORMANCE ESPECIALLY ON HOT DAYS. SET TO 69 PER REQUEST.

-Performed CMA Inspection on 1 Trane Split AC System and 1 Marvair wall Mount AC System. -Found no challenges with systems. Operating correctly at this time. Filter count/size should be updated per equipment list.

4 TON GOODMAN SPLIT SYTEM HEAT PUMP

Performed ESA, no issues at todays visit. Landscaping around system is in very poor condition. Poison ivy was located all around unit. Could not access certain parts of the system due to shrubs and poison ivy. Tech serviced unit the best as possible. Renewal to be billed out.

Tech found split system condenser not running due to a failed 35/5uf dual run capacitor. Customer approved housecall and capacitor. Renewed agreement on 2 system MSA. Put card on file. Next visit in 6 months. System is back cooling. Put warranty label on capacitor.

FOUND EVAPORATOR COIL DRIPPING INTO RETURN PLENUM DUE TO LOW R22 CHARGE/HEAVY CORROSION. SYSTEM IS 35 YEARS OLD EVAPORATOR COIL IS UNAVAILABLE FOR REPLACEMENT. HANDED OVER TO FIELD SUPERVISOR. UNABLE TO CONTACT TIM. MANAGEMENT REFERRED MRS. PRESLEY, WHO PAID FOR TODAYS VISIT VIA PHONE. PRESLEY- (704)-986-7242 CALL WITH PROPOSAL.

22 YEAR OLD R22 SYSTEM. FOUND OUTDOOR FAN MOTOR BEARINGS FAILING CAUSING HIGH AMP DRAW. DUAL RUN CAPACITOR WEAK. BLOWER CAPACITOR LEAKING OIL. COMPRESSOR WINDINGS IN CAUTION RANGE/OVER AMPING. EVAPORATOR COILS HEAVILY RUSTED. HANDED OVER TO FIELD SUPERVISOR.

RECOVERED REMAINING REFRIGERANT, REPAIRED LEAK AT DISCHARGE LINE, AND REPLACED FILTER DRIER. PASSED BOTH PRESSURE/VACUUM TESTS. ADDED FACTORY CHARGE OF 12LBS R410A. CYCLED IN HEATING/COOLING. PRESSURES WELL WITHIN SPECS. NO LEAK PRESENT AT TXV LINE. MOVED LINE AWAY FROM DISCHARGE TO PREVENT FURTHER RUBBING AND TAPED. WARRANTY.

FOUND SYSTEM ALMOST VOID OF REFRIGERANT UPON ARRIVAL. LOCATED OBVIOUS LEAK WHERE INDOOR TXV DISTRIBUTOR LINE ENTERS SUCTION LINE DUE TO VIBRATION RUBBING THROUGH. NEED TO ORDER AND REPLACE INDOOR TXV ASSEMBLY. CHARGED SYSTEM WITH 11LBS OF R410A FOR TIME BEING PER OFFICE. SYSTEM COOLING/HEATING AT THIS TIME. INVESTED IN ESA (1) SYSTEM.

System #2 was not frozen upon arrival, based on CMA inspection, a modular variable speed indoor blower motor was found not operating correctly. Tech verified the operation of then blower motor and confirmed a faulty/failed indoor blower motor. Not having indoor airflow will cause the system to freeze. Tech provided an estimate for replacement as costumer requested and will like to wait on the repairs for now. System #2 is down for now.

PERFORMED CMA INSPECTION ON 3 SPLIT SYSTEMS. UPON ARRIVAL, SPLIT SYSTEM 2 AIR HANDLER FOUND BLOWER MOTOR COMING ON A FEW SECONDS THEN GOING OFF, NOT STAYING RUNNING, DUE TO A BAD BLOWER MOTOR. RECOMMEND REPLACEMENT OF BLOWER MOTOR. VIDEO OF BLOWER MOTOR RUNNING ATTACHED. ALL OTHER STEMS PERFORMING PROPERLY.

Performed ESA, tech washed and serviced unit. No issues at todays visit. Homeowner renewed PSA. Recommended surge protection.

FOUND INDUCER MOTOR BEARINGS FAILING CAUSING BURNT LIKE SMELL. REPLACED 521 INDUCER ASSEMBLY. CYCLED SEVERAL TIMES IN BOTH STAGES WITH NO CHALLENGES. CYCLED 2ND SYSTEM PER CUSTOMER REQUEST WITH NO CHALLENGES.

Customer had used flex seal tape tech inspected and tape was holding good tech did add clear cualk to give a better secure seal unit is draining properly tech poured alge water and it flowed out customers did say to go ahead order pan

PERFORMED CMA FULL SERVICE ON HEAT PUMP CONDESOR AND AC PACKAGE UNIT. AIR HANDLER HAS A CRACK IN DRAIN PAN. ESTIMATE PROVIDED.

Performed ESA, tech replaced dual run capacitor under warranty price. Tech also recommended surge protection. Wants to get it installed next visit.

Upon arrival tech found failed dual run capacitor, home wants quote on new system instead. Tech contacted field supervisor and will be in touch with homeowner soon.

FOUND EVAPORATOR COIL COMPACTED DUE TO NO FILTER IN RETURN PREVIOUSLY. BRUSHED TO GET SYSTEM COOLING FOR TIME BEING. INVESTED IN PSA 1 SYSTEM. NEEDS TO BE SCHEDULED ASAP.
