Tech found no difficulties at this time. Office approved billing for renewal. Renewal needs to be paid by Friday @5pm. If not paid maintenance contract will be dropped and first time visit will be required for new plan. Plan can be paid online or check mailed/dropped off at office. Homeowner mentioned smell (dirty sock syndrome) tech informed homeowner we can clean coil but smell could still stay in house and best option to permanently remove smell is investing in a Uv light or plasma air for air purification and to eliminate smell.

Tech returned to replace drain pan tech was able to replace drain pan without removing coil once installed tech did make sure connections for drain were tight and secured tech also drain out water from drain pan unit is operating correctly at this time tech did accidentally break the Uv bulb when moving coil will have to come back and replace bulb tech left ballast on top of unit

Upstairs system was running in cooling mode on arrival. Not frozen up. Tech confirmed system is significantly low on R22. Tech estimates it is 2-4 lbs low. Customer is putting the house on the market in a few days. Tech gave customer all options, charge it up with R22 only, add R22 and leak freeze, do leak search and R22 leak repair, or replace the system. Due to his suspicion that system has a slow leak rather than fast leak, customer opted only to charge it back up today. Tech also educated customer on ESA preventative maintenance. Declined for today. Tech added 3 lbs of R22 refrigerant. System is back cooling at this time.

Tech found upstairs unit a/h had a delta t of 10 degrees 75/65 tech checked pressures found them low on 86/236 tech performed leak search and found bottom side of coated aluminum coil had a major leak getting reading of 99 on leak detector tech called in got approval from Jerry to add refrigerant 410a while they order a coil to get them cooling no charge per office tech added 3 lbs to achieve 20 degree delta t

Tech found a 7 flash error on EVC board and 11 flash on AFC board. 11 flash on AFC indicates a EVC fault (the EVC 7 flash). EVC 7 flash indicates high superheat likely due to low refrigerant charge. Tech verified dip switches on air handler boards are set up correctly. Started system up and found system significantly low on refrigerant. Factory charge is just under 6 lbs. Tech estimates system is 3-5 lbs low on R410a refrigerant. Tech noticed oily residue on the top of the filter drier. Used ultrasonic detector to confirm leaking filter drier. Tech let customer know about findings. He responded that we just did the maintenance on the system and that he suspects the maintenance tech “nicked the line”. Tech told customer that the leak was certainly caused by salt air corrosion. Documented before and after pictures. No housecall per Monica as we did maintenance under a month ago. No leak search charge. Tech found oily filter drier immediately. Tech quoted $1212.69 to replace drier,

Tech found down stairs unit pan full of water tech cut and installed union and cleared drain line unit is draining properly at this time. Tech also installed union and cleared upstairs condensate line as well. Tech found no other challenges at this time. Units are running and cooling properly with down stairs delta t at 17 an upstairs delta at 16.

Tech found a failed indoor variable speed blower motor. Tech attempted to move the speed taps to get the system operating but did not work, factory only programmed 2 speed taps. Tech used a Megohmmeter to measure the insulation windings of the compressor and it reached the borderline of the caution level. No refrigerant leaks were found at the moment. Tech explained findings to the costumer and would like to know how much a new system replacement would cost. Field supervisor will need to get in touch to provide her with a solution.
