Talked to tech Spencer, no leak in coil and compressor megged green. Capacitor was bad.

Tech found compressor unable to start and going into overload due to a failed capacitor. Tech also found a worn contactor, corroded evaporator coil, rust in drain pan, water damage in air handler, dirty evaporator coil and blower motor. Tech recommends replacing unit due to age, condition and type of refrigerant and frequent drain clogs due to rusty coils. Tech also made customer aware of the importance of maintenance. Customer only wanted to replace capacitor at this time. Field supervisor notified

CUSTOMER STATED ROOF HAS RECENTLY BEEN REPLACED AND WATER ENTERED FURNACE COMPARTMENT. FOUND FAULTY HOT SURFACE IGNITOR, ALONG WITH FAULTY GAS VALVE UNABLE TO FLOW GAS WITH VOLTAGE. BUILT ESTIMATE FOR REPAIRS/W MAINTENANCE DISCOUNT. NOT RECOMMENDED DUE TO AGE/OVERALL CONDITION. WILL CALL IF THEY DECIDE TO MOVE FORWARD WITH REPAIRS OR FULL REPLACEMENT.

Tech performed ESA on 2 systems tech recommended plasma for upstairs system, customer stated they don’t ever go upstairs so declined at this time.

[email protected] Found the 20 year old system low on R22 refrigerant. Leak detector picked up small hits of a leak between the u-bends and indoor coil fins. Costumer declined the field supervisor visit and wanted to just charge up the system with R22, install ac leak freeze and invest into a yearly PSA (maintenance) plan. Tested the system in heat and cool upon departure. Additional refrigerant may be needed due to having a leak in the system, tech did explain that AC leak freeze is not a permanent repair. Blower wheel needs to be removed for proper cleaning during maintenance visit.

Performed ESA, discussed plasma air.

Upon arrival tech was informed that system was heating while calling for cool. Upon further inspection tech found thermostat not sending 24v on O circuit due to thermostat not being programmed correctly. Tech reprogrammed thermostat and system began operating as normal.

Tech did not find any mechanical issues at this time. Capacitor on downstairs unit was replaced last visit. Upstairs electrical all checked out perfect. Tech did notice quite a bit of bacteria build up in upstairs system downstairs system was slightly less but still signs of continuous bacteria build up. Tech recommended adding either plasma air or adding Uv light to both systems. Homeowner has pamphlet and will discuss both items with wife. Estimates are available on invoice.

Maintainance rescheduled for tomorrow due to weather conditions.

Performed ESA, homeowner informed tech that water had been shut off due to new water lines being installed. Could not perform outside portion of maintenance. Recommended surge protection. Has whole house surge protection.

Tech performed maintenance per energy savings agreement. Tenant was home tech found no challenges at today’s visit system is operating correctly at this time. Did not get answer from homeowner would suggest add surge protection to protect against power surges and ensure system is protected sent estimate.

System fan motor , relay and heatstrips contactor are bad Tech gave price to repair . At this time customer does not want to move forward with repairs at this time.

Tech installed new disconnect and serviced both units and found no challenges at this time. Tech recommended replacement of 2 new media filters customer agreed. Customer paid 344.78 via check

Swapped 40 mfd capacitor for a 45 mfd Customer not on site and no answer from phone

Tech found the unit tripping the breaker immediately and found the compressor is grounded. Tech removed compressor wires and found blower running. Compressor will have to be replaced. Recommend replacing unit as it will be the cheaper option

Tech restrung heat strip and replaced snap disc limit. All 3 heat strips are running now. Declined ESA. Please send paper copy.

Customer reports breaker for electric furnace in main panel keeps tripping. Breaker is brand new. Electric furnace is 36 years old. Electric Furnace was infested by ants. Filters are also very dirty. Tech used shop vac to remove ants. Bottom HS not running. Tech ohmed it and found it burnt in two. Needs to be restrung. Middle heat strip is not running due to 2 pole resettable snap disc marked L148 reading OL. It is visually burnt. Heat strip sequencer is a 4 stack. Looks like it has been replaced before. Appears to be working at this time. 1 of 3 heat strips is back working after replacing filters and clearing out ants. Tech quoted $763.58 regular price to order 2 pole snap disc L148 limit and restring bottom heat strip. Customer approved ordering snap disc limit and restringing heat strip. Tech installed 2 customer supplied thermostats. Tech also installed plasma air and homeowner invested in PSA.

Capacitor was blown coils were dirty recommended esa plan and a dual run capacitor Homeowner stated price was high and will change capacitor himself Complex has 8 split units and would consider maintenance if prices were cheaper than tech told him.

Tech washed and serviced unit and found upstairs condensers capacitors was testing weak tech recommend replacement customer approved.

On arrival, tech confirmed indoor coil is leaking refrigerant. Detector indicated on indoor coil on high sensitivity, but not medium or low. Tech pumped refrigerant down into outdoor unit and removed indoor coil and drain pan. Tech slid metal horizontal drain pan under factory black plastic hooks in black plastic drain pan box around coil. Ran 4 beads of silicone caulk in seam between metal and plastic to ensure tightness. Slid indoor coil back into air handler and used 2 PVC caps to wedge under metal drain pan to support it and ensure it is pitched downslope. Flowed nitrogen while brazing indoor coil back to lineset and replacing biflow filter drier. Pressure tested and used soap bubbles to confirm no refrigerant leaks on braze joints done today. Pulled vacuum level as low as possible. System did not pass positive pressure test or standing vacuum test due to leak in indoor coil. Tech released refrigerant charge and added 1 lbs of R410a to get system cooling. Recorded pictures of r
