Tech found a bad thermostat (vision pro 8000), bad sensor and not connected to wi-fi. Thermostat was recently replaced and CMA was performed recently as well. No charge per office, thermostat is covered under warranty as well.

Tech preformed CMA INSPECTION on 14 Split Systems, 8 Mini Split Systems, 1 Air Makeup Unit and 1 Exhaust Fan. Split System #1 is down due to low refrigerant from leaking Evaporator Coil. Office will contact customer with price on replacing evaporator coil and price for replacing system for comparison. Split System #10 is operating but tech found fault code on system and found that the Outdoor TXV has restriction causing system not to operate in heat mode. Tech also found that the heat strips inside Air Handler were never connected back after total rewiring of Air Handler was preformed from previous HVAC Company. Office will contact customer with pricing for replacing TXV and price for replacing system for comparison. Maintenance still has complaints about laundry area and back hallway. Tech informed them estimate had been turned in and waiting approval. All other Systems are operating within specifications at this time. FOUND SHORTED THERMOSTAT/COMPRESSOR CONTACTOR CAUSING LOW VOLTAGE FUSE TO BLOW. REPLACED WITH VP8000 THERMOSTAT AND 2 POLE, 40A COMPRESSOR CONTACTOR. MR. CUPP APPROVED. SYSTEM UP AND HEATING.

Upon arrival tech found system heating properly yet indoor temp of laundry room and service hall is at 58 degrees. Tech inspected duct system in attic and found a 12” flex run coming off of trunk line mounted on top almost completely restricted for one of the laundry room vents. Tech also felt cold air coming from behind dryers, maintenance needs to take care of this issue. Lots of cold unconditioned air entering laundry room. Service hall vent has a long flex run coming off of system towards front of building hardly putting out any airflow. Highly recommend getting a quote on adding this run off of system number 7 or possibly a new duct system due to poor duct design. Will need a field supervisor if either quote is requested. Also recommend moving thermostat from inside laundry room into service hall as laundry room door is always closed blocked from hallway. $1,221.36 to repair restricted 12” flex going to laundry room vent. Tech was informed laundry room was not heating properly tech inspected system found thermostat was on emergency heat tech changed system to normal compressor heat system tuned on heat no issues with compressor and aux. tech spoke with maintenance he said employees change them all the time tech inspected system system is heating properly at this time. Tech also found behind dryer the cracks cold air was coming thro tech found behind dryer is open mechanical room with outside cold air coming thro tech informed maintenance on findings. Maintenance also wants quote on replacing 7 8000 vision pro programmable thermostat to ensure employees won’t be able to change office is to send up quote.

System #11 Found a blown transformer upon arrival. Tech replaced the transformer and noticed an intermittent short on a the low voltage wire, from the equipment. Tech corrected the short challenge and operated the system in heat for proper operation. Thermostat is back on and system operating. Tech spoke with Jeff Cupp and approved the repairs for today.

Tech replaced 4 fan run capacitors, one transformer, and one contactor. Tech was able to confirm system 5 is back operational at this time and is cooling. Tech also installed float safety switch on system 4, however upon inspection tech found a fault with system 4 smoke alarm and system will not pass power with alarm in circuit. Tech did confirm without smoke alarm system will run as designed. Tech left smoke alarm in circuit for safety concerns. Tech has attached pictures to this invoice.

Tech replaced compressor for unit 9 System back to cooling. Replaced drain pan in unit 7 will need insulation for drain trap.

Split System #7 operates but has crack in primary drain pan allowing water to leak into cabinet and auxiliary drain pan. Auxiliary pan float switch has failed, tech recommends replacing primary drain pan and auxiliary float switch. Split System #11 is down due to leak in line set and being void of refrigerant.
