Tech preformed CMA INSPECTION on 11 Split Systems, 2 Exhaust Fans, and 1 Air Makeup Unit. Tech found that Systems #1 thru #6 and System #8 had the blower motors wired for continuous operation. Tech recommends correctly wiring up thermostats and Air handlers so blower motors will operate with thermostat controls. Split System #2 is down due previous diagnosis of failed blower motor and leaking evaporator coil found in October of 2023. Tech recommends replacing system. Split System #5 is down due to mechanically failed compressor and fan motor. Tech left disconnect powered off. Leaking evaporator coil was also found during first CMA Visit. Tech recommends replacing system. Split System #4 was found with frozen evaporator coil and line set. Tech thawed coil and verified leak in coil electronically and with refrigerant pressures. Split System #6 is operating at this time but evaporator coil and compressor are in poor condition. Also Heat Strip contactor show signs of electrical failure. Te

Tech returned for approved repairs. Tech installed Auxiliary drain lines and connected them into primary drain lines on Systems #8, #9, and #11. Tech did find that System #10 already had Auxiliary drain located at back of pan. Tech also found that System #2 was down from previous diagnosis on Oct 21st and estimates and lead was turned in for repair vs replace. Tech has attached pictures to invoice of completed repairs

Maintenance was not on site on arrival. Tech signed in with staff. Tech investigated 500 hallway on arrival. Tech did not smell any electrical smell. Hallway is served by AHU 1, 2, and 3. AHU 3 is running normally. Tech found no burnt components. Blower and heat strips are amping correctly. Tech inspected ERV that is ducted to AHU 3. No burnt components found. It is running normally. AHU 1 blower and heat strips amped normally. Tech found disconnect for AHU 2 in the off position. Tech turned disconnect back on and blower did not start. Tech found 10uf capacitor reading very low. Replaced capacitor for testing. Tech confirmed failed 1/2 hp 1075 rpm blower. Tech also found bottom of heat strip contactor very rusty and indoor coil leaking R22. Tech does not recommend repairing 19 year old system due to cost and likelihood of it being low on R22. Cannot run test it without working blower. Contactor and blower motor replacement price would be $1261.67. R22 would be $161.92 per pound. R

Techs preformed CMA FULL SERVICE on 11 split systems, 1 air makeup unit, and 2 exhaust fans. Systems #3, #5, #7, and #11 are operating at this time but have leaks in the evaporator coils and show low Delta T’s. System #5 shows signs of compressor failure beginning. System #4 also shows signs of compressor beginning to failure mechanically but is operating at this time. Tech recommends replacing systems #3, #4, #5, #7, and #11. Tech recommends installing drain lines to auxiliary drain pans on systems #8, #9, #10 and #11. Split Systems #1, #6, and #8 are operating at this time but do show signs of compressors entering the first stage of electrical failure due to age of system. Split Systems #2, #9 and #10 are operating correctly at this time. Tech has attached system performance reports along with pictures and videos to invoice.

Tech preformed CMA FULL SERVICE on two split systems. Upon inspection of Suite A, tech found fan capacitor weak. Capacitor is rated for 5 mfd, but tested outside of operating range at 3.9 mfd. Recommend replacing. Tech spoke with Ino over the phone and was given permission to replace. Suite A unit is operating correctly after repair. Suite B is operating correct at this time. Tech added two unions to air handlers to clean drain lines.
