Tech preformed CMA INSPECTION on 17 Split Systems and 1 Air Makeup unit. Systems #1, #8, #10, #11 are still down from previous diagnoses on 8/29/23 and 10/4/23. Recommendations and Quotes have been sent previously. System #3 is down due to multiple challenges with blower motor, blower control relay and etc. Due to age and multiple challenges, tech recommends replacement system. System #5 is down due to failed blower motor module. Tech has attached estimate to invoice for replacement. System #2 is operating at this time but blower motor is operating over listed FLA, due to age and cost of repairs tech does recommend replacing system. Tech has attached estimate for repair to invoice for cost comparison. Systems #4 and #16 are in need of blower capacitors, tech has attached estimates to invoice for repairs. -Performed CMA full service on 6 split systems and 1 mini split system. -Office split system (Payne 0460) outdoor fan motor capacitor & compressor capacitor tested weak. Recommend replacement of dual run capacitor. Provided estimate $322.61. -Third floor split system: Found condensate pump float switch not providing proper voltage to system. Recommend replacement of pump. Bypassed float switch to leave unit operational. Provided estimate for replacement of condensate pump $508.93. -Meeting room split system: Maintenance declines service to system air handler. States equipment is inaccessible due to renovations/storage. -Fitness Center Split System: Evaporator severely rusted. Deterioration of evaporator coil likely to cause condensation drainage issues. Tech spoke with Scott he informed tech they wanted to add a extra supply vent to the laundry room since a supply and return are 4 ins apart and just feeding air into itself tech took pictures. System indoor fan is bad, that is the main reason for coil freezing up. Observed the compressor sounding like it had rocks in it. Quoted $5851.81 to replace compressor, blower motor and relay. Tech returned to replace capacitors on AHU# 9, 10, 13, and HP Cond # 15 and 16. Tech also replaced condenser fan motor and capacitor on HP Cond #4. Tech also repaired jumped wire and installed fuse on disconnect for HP Cond #1. All units are up and operating at this time. Tech has attached pictures of repairs to invoice.

Tech preformed CMA FULL SERVICE on 17 split systems. Systems 6, 12, 14, and 17 are all in need of replacement. System 5 needs electrian to diagnose power issue to air handler, further information is on system performance repot. All other units are operating at this time but need some repairs. Tech has attached system performance reports and estimates for any needed repairs.

Tech preformed CMA INSPECTION on 6 split systems and 1 mini split system. Tech found kitchen/ dining unit completely froze up from compressor, line set to evaporator coil. Issue has been previously diagnosed as mismatched R22 condenser unit to R410 air handler. Tech recommends replacing system with matching equipment. Tech also found the third floor air handler with multiple issues. Evaporator coil is extremely rusted and shows signs of refrigerant leak in coil. Blower wheel is extremely dirty and rusty. Recommend Replacing system due to system being R22 system. Tech found the gym system air handler evaporator coil extremely rusted with possible refrigerant leak. Tech also found a weak capacitor on condenser unit. Tech recommends replacing system due to system being R22 refrigerant.
