PERFORMED CMA FULL SERVICE ON 6 GAS PACK SYSTEMS. GAS PACK SYSTEM #1 HAD A BLANK THERMOSTAT UPON ARRIVAL, CHECKED THERMOSTAT AND FOUND BATTERIES FOR THERMOSTAT IN WRONG POSITION, PUT BATTERIES IN PROPER POSITION AND THERMOSTAT CAME BACK ON. GAS PACK SYSTEM #1 HAS 2 COMPRESSORS. UPON ARRIVAL CIRCUIT #2 COMPRESSOR WAS UNPLUGGED AT POWER SOURCE, MEG TESTED COMPRESSOR AND IT TESTED IN THE RED, COMPRESSOR CIRCUIT #2 HAS FAILED. COMPRESSOR CIRCUIT #1 MEG TESTED IN THE CAUTION, COMPRESSOR CIRCUIT #1 IS DUE FOR FAILURE, ALSO COMPRESSOR HAS A LOW AMPERAGE READING. RECOMMEND REPLACEMENT OF BOTH COMPRESSORS. FAN CAPACITOR FOR GAS PACK #1 RATED FOR 10mf TESTED WEAK AT 8.49 mf. CAPACITOR DUE FOR FAILURE, RECOMMEND REPLACEMENT OF FAN CAPACITOR. WITH A MEMBER SAVINGS OF $36.44 REPLACEMENT OF FAN CAPACITOR WOULD BE $220.42. GAS PACK #1 BLOWER MOTOR HAS FAILED, BLOWER MOTOR HAS A HIGH AMPERAGE AND MAKES A LOUD NOISE WHEN POWERED ON AND BLOWER WHEEL DOES NOT TURN WHEN POWERED ON. RECOMMEND REPLACEMENT O

Tech came out to confirm diagnosis on RTU #1 (serial number 056L). Tech found line voltage fuse blown inside disconnect. Tech does not have that fuse size. 480 volt three phase belt-driven blower motor will not start due to losing a leg of power. Tech ohm tested blower windings and found no challenges, but blower may be failed/inoperable due to single phasing. Would need fuse to confirm. Confirmed 10uf fan capacitor is weak. Confirmed compressor 1 plug is burnt and circuit 1 is void of 7.2 lbs of R22. Fusible terminals are burnt, but intact. There is likely a refrigerant leak elsewhere in the circuit. Compressor 1 has been replaced in the past. Confirmed ohm reading to ground with multimeter and megohmmeter. There is standing R22 pressure in circuit 2, but tech confirmed compressor 2 continuity to ground with multimeter and megohmmeter. Circuit 2 takes 5.3 lbs of R22. Tech confirmed previous tech findings. Tech recommends system replacement due to age of system, EPA phase out of

Upon arrival tech began swapping evaporator coil in attic and replaced 1 way filter drier at condenser. Tech pressure tested and pulled vacuum on system. Charged with 5lbs 8oz of R410A Freon. System back operating at this time.

Tech performed ESA on 1 system(downstairs system) at today’s visit found no challenges customer wants middle floor done next visit system is in side attic on 3rd floor. Customer extended ESA

Tech performed ESA on 1 system found system not cooling very low on refrigerant, tech leak searched system after approval checked all joints with leak detector and spray found dent in suction line where it enters the house but no leaks on joints. Tech picked up on small hits at evaporator coil tech informed customer about leak freeze. Customer is going to call back to have coil replaced tech renewed PSA and collected for leak search.

Tech performed tune up on RTU package heat pump. 7.5uf outdoor fan capacitor is reading 6.7uf or 11% weak. Blower belt is worn and could break. See picture. Customer declined blower belt or fan capacitor. System is heating and cooling. Put estimates on ServiceTitan. Coils are dirty. Tech cleaned them thoroughly. Replaced two 20*20 filters in ceiling.

Tech performed ESA SERVICE on 2 split heat pumps. Both units are in good condition and are operating properly. Tech replaced filters.

Tech tested the system in heat and system operated without challenges. Tech found a rusted indoor TXV and compressor reading bad on the megohmmeter 2010 system. Duct work is R4.2 but not collapsed. 12 supply vents and 2 returns. Costumer is concerned about his master bedroom being to hot or to cool. Thermostat is in the living room with big glass windows. Insulation in the crawlspace is down in a lot of places. Ducts have dampers. Costumer requested a field supervisor to go with a repair (Airflow balance) vs replace. Contact the costumer on the 18/19 of this month to schedule a field supervisor visit. Not interested in ESA due to high expenses coming up. Filters need replacement [email protected]

(DOWNSTAIRS) CUSTOMER IS IN THE PROCESS OF CONVERTING APPLIANCES FROM LP TO NATURAL GAS. UPLOADED PICTURES OF SYSTEM AND WHERE METER WILL BE LOCATED. CONVERSION KIT WILL BE NEEDED. SPOKE WITH JERRY HE WILL CALL WITH PRICING. (UPSTAIRS) FOUND SIGNS OF CONDENSATION DRIPPAGE ON CEILING JOISTS UNDERNEATH SUPPLY PLENUM. HANDED OVER TO FIELD SUPERVISOR.

Tech was informed on system is short cycling once tech arrived tech found system cutting within secs on high pressure tech inspected and tested system and sensors and transducer. All sensors and transducers are within dc voltage and ohm resistance specs. Tech spoke with Trane tech support and went thro the steps and determined system was over charged tech removed 4lbs of 410a to achieve desired pressures on heat mode tech cycled cooling mode and system is operating properly at this time

Performed ESA, tech replaced installation on refrigerant lines after homeowners approval. Recommended plasma airs for both units, wants to hold off for right now. Is in the process of possibly selling home.

Tech replaced filters inside package units and dehumidifiers. Washed 5 permanent make up air filters. Updated filter count is eight 20*20*2 filters and two 16*20*2 filters.

Tech replaced EEV board and sensor and found system running with normal refrigerant pressures

Tech found system had high head and low suction in heat mod at 45/600. Tech force opened the EEV and found suction get to 140 and head pressure down to 419. This indicates the stepper motor and EEV are able to open properly. Tech verified the suction pressure transducer dc voltage is matching the suction pressure based on the product service information. The suction line sensor was 2k ohms off and tech insulated the pipes to prevent the sensor from grounding and found it reading properly but the suction pressure still was too low. The board is receiving the call to open the valve and the valve is able to open, but the board is not sending the signal for the stepper motor to open. Suction line sensor will need to be replaced as well. Tech left test open

Emailed best solution for both systems

Tech found system cutting out on low pressure in heat and high head pressure tech found system runs fine in cool. Tech found failed EEV office to order and replace as soon as possible.

Tech performed ESA on 2 systems upstairs not working on arrival tech found loose fuse in disconnect tech secured system back up and running. Tech found leak in indoor evaporator coil for upstairs system with lots of corrosion to condenser, downstairs compressor ohming caution and runs very loud in 1st stage also has lots of corrosion to condenser tech recommends replacing both systems due to age and challenges field supervisor set up to speak with customer about options. Bill for repair tech got approval from customer.

REPLACED FAULTY VP8000 THERMOSTAT UNDER WARRANTY. SYSTEM UP AND HEATING.

Tech replaced faulty defrost board and sensor. Tested defrost with new board and sensor without issues. Burners lit during defrost. Flames look normal. Tech collected for repairs.

Performed ESA, homeowner extended ESA. Homeowner informed tech unit would ice over last week when we had a cold snap. Tech found failed defrost control board and bad sensor. Tech quoted homeowner $422.60 for both parts. Homeowner approved, repair and office is to order both parts.

2 TON TRANE SPLIT HEAT PUMP

Performed ESA, tech verified leak in evaporator coil for the upstairs system that was originally found in October. System was low on charge due to leak. Tech informed homeowner and would rather have a field supervisor give him his options on repair vs replacement. Unit is also not registered under any warranties, homeowner just wanted system to be charged back up for right now. System took 3lbs of r410a to get pressures back to normal. Homeowner requested chris sasser to give him a call. Tech spoke with office and Chris sasser and gave him the information he needed to give homeowner a call. Homeowner to be billed out for todays visit. Also recommended plasma air.

Cody Gardner on site reports kitchen unit not heating. Tech found gas pack 1 for kitchen not heating due to no gas line being connected to unit. Sequence of operations is functional. There is a gas line to the dining room unit on the stand outside, but gas line to kitchen unit (gas pack one) is entirely missing. Thermostat wire is also reading 18 volts across multiple conductors to blue common wire. This is due to old thermostat wire run through brick. Unit is functional in cool mode, but it may cause issues in the future. Tech estimates 40 feet of tstat wire and 2 techs would be needed if it ever needs to be replaced. Brandon called Mrs Hubbard. They were already aware of system not heating due to no gas line being run. Tech let Cody Gardner know and programmed thermostat to cooling only so heat option will not show up. Tech billed for service call per Brandon.

Tech performed CMA full service on 2 Gas Package Units, 4 Exhaust Fans, 2 Dehumidifiers, and 2 Air Make Up Units. All systems are running properly at this time. Tech has attached system performance reports and estimates to this invoice.
