Technician found s#7975 system was frozen. Upon further inspection found 18in return was collapsed and damaged could not get up and running due to much damage. Estimate was done in may for repairs on system and was temporarily repaired. System is off due to frozen. Informed customer she will let there office know about findings.

Technician found blower motor is squeaking upon staring up. As well as circuit 1 compressor seals are broken and compressor not pumping it has 141 refrigerant pressures on suction and liquid when compressor engaged not pressure difference happened. Technician also found circuit 2 void of r22. System is 2009 r 22 recommend replacing system. Due to age and repair cost. Technician informed manager that was there.

Tech found lots of humidity upstairs, tech found system cooling with 15 delta t and 8 subcool. Tech adjusted subcool to 11 based on data plate tech informed customer to keep an eye on it and give us a call if it continues to happen.

Upon arrival customer stated they do not like the nest t stats and want them replaced with something simple. Tech replaced both with focus pro 5000 systems are operating properly with 18 delta t. bill for work performed.

Tech preformed CMA FILTER CHANGE on 6 Gas Package Units. Upon filter change tech found Gas Pack #1 was still down due to compressor being shorted to ground and blower motor not operating, which was found during previous CMA VISIT. Therefore tech did not replace filters. Tech does recommend replacing Gas Pack #1 with New System. Proposal for New System was sent in by office. Tech replaced filters in all other Units. Tech has attached FILTER CHANGE REPORTS to invoice along with pictures.

Tankless need flush code cleared

Performed CMA inspection on 2 Gas Pack units (coils cleaned on kitchen unit), 2 dehumidifiers, 2 make up air units, and 4 exhaust fans. Gas Pack - Kitchen - technician found the system to be cooling properly at today’s visit. Delta t observed was 20 degrees. A lot of trash was present in the condenser area of the unit. Trash removed and coils cleaned and rinsed. Gas Pack - Lobby - no challenges present during today’s visit. System is cooling properly and holding a 19 degree delta t. Filters - equipment updated to reflect accurate filters per system. Permanent filters pulled, cleaned, and rinsed. One permanent filter on the newer make up air system has lost its frame, it is just sitting in the unit (pictures provided). Tech would recommend having this filter replaced for proper fitment in the system.

Found 18inch return duct with broken inner liner and the insulation blocking the airflow causing the system to shut down. Tech spoke with John about the findings and approved sealing up the return duct to get airflow, invested into PSA and also cleaned up the indoor coil to get the system back cooling. Tech removed part of the hood to get access to the duct and re-installed it as best as possible. System is back cooling. Tech left the key on its original location.

Tech returned to check pressures on package unit. System was reading 2.5 SH indicating that it is slightly overcharged. Removed 10oz of Freon and got 9 SH which is within specs according to installation instructions. System is operating normally at this time.

Replace compressor under part warranty. Pressure tested and pulled a vacuum below 500 microns, passed decay test as well. Factory charged the system it’s 410a refrigerant. Checked the pressures and tech acquired a low superheat of 2.5 and a normal/high subcooling of 14, pressures of 123/ 283. Delta T of 23 degrees was gathered. Tech adjusted the airflow from medium to high and superheat stayed the same, even by switching it to low speed. Tech did remove some refrigerant to attempt to move the superheat and subcool levels but it did not do so. Tech would like to follow up to recheck on a hotter day to confirm proper refrigerant levels when a heavier heat load is present. Tech also found dual run capacitor reading low. Costumer decided to replace it under manufacturer warranty. Performed ESA visit per maintenance plan.

Upon arrival tech confirmed that Circuit 1 Compressor was reading continuity to ground, megaohm bad and was completely voided of Freon indicating a leak and terminals at compressor had burn marks. Circuit 2 Compressor megaohm bad. Tech informed of findings and told tech not to worry about trying to get blower running and would like estimate for replacement sent to him again.

Tech returned to repair hole in 1” pvc drain line.

Upon arrival tech found system not draining properly due to drain being clogged an big hole In drain line. Tech cleared drain an tapped drain temporarily, tech had no 1” pvc on truck will need to come back to fix line. Will need 1ft of 1” pvc and 2 couplings.

Upon arrival tech found system not cooling, compressor noisy tech verified run pressures we’re showing leaking compressor valves. Tech verified voltage to revising valve and ensured valve was switching between heat and cooling. Compressor is under part warranty customer wants ordered and replaced.

PERFORMED CMA FULL SERVICE ON 6 GAS PACK SYSTEMS. GAS PACK SYSTEM #1 HAD A BLANK THERMOSTAT UPON ARRIVAL, CHECKED THERMOSTAT AND FOUND BATTERIES FOR THERMOSTAT IN WRONG POSITION, PUT BATTERIES IN PROPER POSITION AND THERMOSTAT CAME BACK ON. GAS PACK SYSTEM #1 HAS 2 COMPRESSORS. UPON ARRIVAL CIRCUIT #2 COMPRESSOR WAS UNPLUGGED AT POWER SOURCE, MEG TESTED COMPRESSOR AND IT TESTED IN THE RED, COMPRESSOR CIRCUIT #2 HAS FAILED. COMPRESSOR CIRCUIT #1 MEG TESTED IN THE CAUTION, COMPRESSOR CIRCUIT #1 IS DUE FOR FAILURE, ALSO COMPRESSOR HAS A LOW AMPERAGE READING. RECOMMEND REPLACEMENT OF BOTH COMPRESSORS. FAN CAPACITOR FOR GAS PACK #1 RATED FOR 10mf TESTED WEAK AT 8.49 mf. CAPACITOR DUE FOR FAILURE, RECOMMEND REPLACEMENT OF FAN CAPACITOR. WITH A MEMBER SAVINGS OF $36.44 REPLACEMENT OF FAN CAPACITOR WOULD BE $220.42. GAS PACK #1 BLOWER MOTOR HAS FAILED, BLOWER MOTOR HAS A HIGH AMPERAGE AND MAKES A LOUD NOISE WHEN POWERED ON AND BLOWER WHEEL DOES NOT TURN WHEN POWERED ON. RECOMMEND REPLACEMENT O

Tech came out to confirm diagnosis on RTU #1 (serial number 056L). Tech found line voltage fuse blown inside disconnect. Tech does not have that fuse size. 480 volt three phase belt-driven blower motor will not start due to losing a leg of power. Tech ohm tested blower windings and found no challenges, but blower may be failed/inoperable due to single phasing. Would need fuse to confirm. Confirmed 10uf fan capacitor is weak. Confirmed compressor 1 plug is burnt and circuit 1 is void of 7.2 lbs of R22. Fusible terminals are burnt, but intact. There is likely a refrigerant leak elsewhere in the circuit. Compressor 1 has been replaced in the past. Confirmed ohm reading to ground with multimeter and megohmmeter. There is standing R22 pressure in circuit 2, but tech confirmed compressor 2 continuity to ground with multimeter and megohmmeter. Circuit 2 takes 5.3 lbs of R22. Tech confirmed previous tech findings. Tech recommends system replacement due to age of system, EPA phase out of

Upon arrival tech began swapping evaporator coil in attic and replaced 1 way filter drier at condenser. Tech pressure tested and pulled vacuum on system. Charged with 5lbs 8oz of R410A Freon. System back operating at this time.

Tech performed ESA on 1 system(downstairs system) at today’s visit found no challenges customer wants middle floor done next visit system is in side attic on 3rd floor. Customer extended ESA

Tech performed ESA on 1 system found system not cooling very low on refrigerant, tech leak searched system after approval checked all joints with leak detector and spray found dent in suction line where it enters the house but no leaks on joints. Tech picked up on small hits at evaporator coil tech informed customer about leak freeze. Customer is going to call back to have coil replaced tech renewed PSA and collected for leak search.

Tech performed tune up on RTU package heat pump. 7.5uf outdoor fan capacitor is reading 6.7uf or 11% weak. Blower belt is worn and could break. See picture. Customer declined blower belt or fan capacitor. System is heating and cooling. Put estimates on ServiceTitan. Coils are dirty. Tech cleaned them thoroughly. Replaced two 20*20 filters in ceiling.

Tech performed ESA SERVICE on 2 split heat pumps. Both units are in good condition and are operating properly. Tech replaced filters.
