Kitchen hallway system. Found a blown 3phase compressor along with a damaged compressor plug-in harness. System under manufacturer warranty, tech had office confirm warranty. Estimate will be sent for approval and Mack will call in once it is approved. System is down for now.

24v call at unit for Y2 but compressor and outdoor fan not running. Both pressure switches closed, jumped 24v to contactor to run compressor for testing. Pressures within spec, found no issues with wiring. Need to return when able to wire more time to fully diagnose.

Tech preformed CMA FILTER CHANGE on 3 Split Systems. Tech was unable to gain access to 4th Air Handler due to multiple objects and supplies in the way and nowhere to move them to. Tech did find Air Handler #3 is still down due to power issue found during previous CMA Visit.

Tech preformed CMA FULL SERVICE on 6 Gas Package Units and 2 Air Makeup Units. Tech found Air Makeup Units in poor physical shape. The Exhaust section was operating but the Air Makeup section was missing debris filters and one had sizable hole in air duct. Blower’s wheels and motors are in poor condition along with belts. Due to present challenges, Tech does recommend replacing both Air Makeup/ Exhaust Systems. Office will contact customer with proposal at later date. Tech found customer had replaced Gas Package Unit #6 (kitchen) with new Daikin System. Upon inspection tech found that system had 2 Stage cooling but Circuit #2 would not start when Call was present. Tech verified circuit #2 had refrigerant and pressures switches were operating correctly. Tech was unable to locate cause of issue, Tech recommends Demand Tech to further investigate challenge. Tech also found challenge with Gas Package Unit #2 after cleaning system. Compressor Contactor would kick on and off once powered on.

Performed CMA Full Service. Technician cleaned system thoroughly and tested electrical. Everything tested to spec. Delta t observed today was between 17-18 degrees. Challenges - the ductwork is in poor condition. Technician found a few spots where air was escaping. In order to have the system run more efficiently, this would need to be addressed. Also, the auxiliary drain pan is bent and sloping away from the float switch (picture provided). There are some pipes lying in contact with the pan which look to be causing the issue. Recommendations - tech would recommend adding an attic tent in order to create a barrier between the hot attic air and the conditioned space. Additionally, the technician would also recommend installing an EZ trap. This will allow for a proper cleaning of the condensate system to lower the risk of condensation overflow. System #5 has a mechanically failing compressor along, Drain had a partial piece of foam inside the drain, not big enough to cause a clog, drain pan is clear. Compressor did have a high suction pressure and normal/slightly low head pressure, high amp draws were being pulled (13amps). Compressor is mechanically failing. Tech opened up the system beside it due to acting abnormal #4, and found the refrigerant levels extremely low. Leaks were spotted on the core max valves due to not having caps. Tech spoke with Samuel over the phone to Provide options and approved recharging #4 with 5lbs of R22 and ac leak freeze to slow down any other leaks and also would like to speak with a field supervisor about providing a solution to system #5( far right of the buildI got). Tech turned off system #5 at the thermostat and left the fan on “ON” until a solution has been provided. Samuel approved today’s visit.

Upon arrival customer showed tech water leak above drop down ceiling in dining room. Tech found water dripping from very top of roof onto RTU 2 return box and onto floor. Very constant water leak. Tech stated water leak is coming from somewhere up at roof, customer stated roofing company will be here tomorrow. Tech checked all RTU’s to assure no blocked drains or overflowing pans. Tech also found no indications of where leak is at roof. Billing out for service call fee.

Tech replaced mini line pump on a/h on stand up tanning room. Tech turned power off the electrical panel 19/20 15 amp breaker. Tech blew out line to ensure no obstruction. Once replaced tech tested pump video on st system is operating properly at this time.

2.1 S#17AD tech found extreme amounts of oil on condenser near reversing valve tech leak search and got hits tech soap bubbled area and found on top side of reversing valve leak was present due to age of system r22 and amount of refrigerant tech called in mandatory to give vest solution. 2.7 te h found system is operating properly was just trying to keep up temp for system 2.1. Room 302 s#Y963 tech found dual run capacitors had failed 35/5 tech called Mack he approved turbo capacitor tech informed him of the mandatory process for system 2.1 tech replaced capacitor with turbo system is operating properly at this time.

Tech found system low on refrigerant and oil on flare nuts. Tech tightened flare nuts and recharged system. Tech also leak searched coil and other flares. System is operating properly at this time.

performed CMA full service. One airhandler in the upper level had limited space to be worked on, need to relocate or make space for next visit. System #3 was off at the thermostat due to a potential faulty main transformer that is connected to airhandler. Previous company stated the similar challenge based on the local maintenance man. An electrician would need to check out the transformer that is attached to the system. Tech pumped out the water of the auxiliary drain pan and assured proper draining. All other 3 split systems and make up air units are operating properly, delta T within specs. 4-20X22x1 pleated filters would be needed. 200 hose reel would be needed for next full service visit.

Older Carrier RTU: Tech found 10uf outdoor fan capacitor reading weak at 7.9uf. The other Mars 10uf fan capacitor is in specs. Tech recommends replacing weak fan capacitor. Found blower belt slightly loose. Tightened blower belt. New Daikin RTU: Tech found old, unused disconnect blocking access to compressor and service valve access panel. Tech moved disconnect out of the way. Found RTU low voltage wiring wired correctly for 2 stage heat pump, but vision pro tstat wired for conventional gas pack wiring. Also found Y and O in the same wire nut inside tstat wire junction box at RTU. Tech separated wiring inside junction box, corrected wiring at vision pro baseplate, corrected vision pro settings and tested system from thermostat in each mode. System is now wired and set up correctly and running correctly in each mode. Install warranty. Back room mini split #2: Tech found operation light flashing on back most mini split head. System not cooling. Will return to further diagnose tomorro

Tech preformed CMA FULL SERVICE on 1 Gas Package Unit, 1 Split System, 1 Air Make-up Unit and 1 Exhaust Fan. Split System is operating within specifications at this time but Tech had to clean Evaporator Coil several times to get the excessive grease and debris removed. The inside of Air Handler Unit is also covered in grease. Tech did find Air Handler belt squealing upon start up, tech did adjust belt tension and line belt up but squealing persisted. Tech believes it is due to bearings in blower shaft. Compressor also tested in caution area of megohm test. Tech will have office contact customer with solutions. Gas Package Unit is operating within specifications at this time. Tech did find Air Makeup Unit with loose blower belt, tech has attached estimate to invoice for cost of replacing belt. Exhaust Fan is operating at this time. Tech has also attached SYSTEM PERFORMANCE REPORTS to invoice along with pictures.

Performed a maintenance inspection on 15 gas package units, 22 package heat pumps, 42 heat pumps, 5 mini splits, checked motor amps, capacitors, heat strips, burners, thermostats, cleared drain traps. Washed mini split filters. RTU 2.3 is void R22 (rm 605) OD fan motor is bad on HP 1.4, changed 2 bad belts on AH 1.4, 313. Installed supply vent in room 506B. Glued PVC drain line in boys rest room, Replaced 5uf cap on HP 1.5. Replaced 3A fuse on AH 108. Reset circuit board on condenser. Reset t-stat on rm 314.

Tech Preformed CMA INSPECTION on 3 Package AC Units. Package AC #4 is still in need of circuit board that was diagnosed as faulty on Nov 10, 2023. Also condenser fan for unit is over listed FLA with a good capacitor which indicates fan is beginning to fail internally. Recommend replacing. Tech has attached estimate to invoice for cost of replacing condenser fan. Units #5 and #3 are operating within specifications at this time. Tech has attached SYSTEM PERFORMANCE REPORTS to invoice along with pictures.

Performed ESA, upon arrival tech found a large amount of ants inside unit. Tech got shop vac and vacuumed out ants. Tech informed homeowner of ant issue and highly recommended putting some kind of ant killer around unit. Tech spoke with wife to inform her of renewal and told tech that husband deals with renewal. Husband is currently on a conference call. Stated they will call in today to renew.

Upon arrival tech was informed that blower wasn’t working after recent storm that came through. Tech inspected rooftop unit #6 and found blower motor wasn’t burnt and shorted internally. Tech also found 1 compressor mega ohm bad and the second mega ohm caution. Customer stated they were getting insurance involved and let us know when they were ready to do replacement.
