Mackstephens@raleighchristian.com Tech found Carrier 3 ton split system 17 for Spanish pastors office not cooling. Found system void of R410a refrigerant. Mr Dean approved leak search and getting quote to replace system. Gina is paging Chris. Tech added nitrogen and confirmed that the bottom of suction line accumulator inside outdoor unit is leaking. Accumulator would need to be replaced to get system to stop leaking. System is 14 years old. Based on age of system, other leaks may exist or further repairs needed beyond leaking accumulator only. Tech recommends replacing system. Need to quote Mr Dean repair price vs replace price. With lineset length, system holds about 8 lbs R410a.

Tech preformed CMA FULL SERVICE on 3 split systems and one package unit. Package unit is down due to float switch fault. System 1 is down due to malfunctioning disconnect. Tech has attached performance reports to invoice.

Tech measured static pressure of system and found the blower speed for cooling could be reduced. This should decrease the noise the customer is hearing and improve efficiency of system. The blower speed for heat is set higher then the cooling speed is now but that is due temperature rise due heating mode shut furnace off at lower speeds. Refrigerant charge was measured and found within specs after changes to blower speed. Customer said is she satisfied with the noise of system at this time. Tech did make changes in thermostat to try and improve response time.

Showed tech unit was frosted over. Verified refrigerant pressures, sensor temp read out. Found no issues at this time system is heating properly at this time. Tested defrost by disconnecting outdoor fan and defrost initiated properly. Possible intermittent electrical issue that has not presented itself.

Filters are one 10*20*1 and one 14*30*1. Filters were changed recently, so existing filters are fine for now. Need to bring correct filter sizes next visit. Tech returned and replaced faulty DAT sensor under full warranty. Placed warranty label on original sensor. Did full cleaning of system for first visit on ESA. Tested system in each mode for both zones. No further low temperature trips on zone board at this time. Tech collected $89 plus tax for first visit.

Customer reported system cooling for ten or 15 seconds before tripping the low temperature cutoff in cooling mode. Tech found downstairs zone damper not making good 24 volt contact causing it to be open all the time. Tech repaired connection and found zone damper now working correctly. Tech found upstairs zone damper to also be open all the time. Tech freed up small circular motor winding cover so zone damper can open and close freely. Tech found G circuit from package unit tied into Y2 at zone board. System was running compressor with blower running at very low speed instead of cooling speed. Tech jumped bypass damper and G wire together going into G terminal on equipment section of zone board. System is still tripping low temperature cutoff after only a few seconds of runtime. Low temp is on 41 degrees. Cannot be set lower. Refrigerant pressures look normal when tech jumps unit out directly in cooling with both zones open, but outdoor temperature is only 70 degrees. Although the system was cooling upon leaving last visit, customer stated that it went back to heating while calling for cooling. I checked the O circuit and received proper voltage. I then removed the faceplate of the Vision Pro 8000 thermostat and jumped the system into cooling. This indicated a faulty thermostat that was showing signs of intermittent issues previously. I temporarily installed a Focus Pro 5000 and tested the system. The system heated and cooled properly. Will return with Vision Pro 8000 thermostat.

Tech performed maintenance per energy savings agreement. Upon arrival tech found delta t very low on cooling side of system. Tech leak checked evaporator coil while cleaning and found coil to be leaking on the supply side lower portion of evaporator coil. Tech suspects this is the cause of the low delta t. Tech also checked heat exchanger by shining a high powered flashlight through exchanger and saw light coming through which indicates small holes in heat exchanger. Holes in heat exchanger are not big enough at this time to allow enough air from blower to trip rollout switch. Customer renewed comfort premium plan for one system, two visits per year. Customer wants plasma air ionization device installed with new system or repair. Coil $3300 Heat exchanger $1844 B/O no eta..

Customer stated that this past Friday, when outdoor temperatures were in the 70s, they were not able to get the unit to switch to cooling mode. Upon arrival I tested the unit and was able to get it to switch to cooling and it worked properly. I inspected the unit and found the O wire connection to not be tightly secured. I corrected the issue and tested the system again from heat to cool and had success.

Upon inspection, tech found system lockout out at the defrost control due to HPCO trip. Tech reset the lockout and monitored system operation in heat mode. The system started up and ran briefly before the liquid pressure began climbing rapidly and the suction line dropped slightly. Tech determined that the outdoor TXV has shut down. Tech turned the system off and set the thermostat to em. heat. Heat pump is down at this time. Tech recommended receiving replacement estimate due to the high cost of TXV replacement on an R-22 system. Terry Dean approved. Comfort Consultant was en route when tech contacted the office and arrived before tech departed. Tech billed out $134.00 for commercial service call/diagnostic fee.

Upon inspection of gas furnace #1, tech found the inducer receiving 120V and not running with heat call. Tech used lubricant and manually spun inducer wheel until it started up. The system completed successful ignition on the first attempt and continued to run until the thermostat satisfied at 60°F. The inducer sounds very rough and will likely not continue to operate with longevity. Tech recommended replacing the induced draft assembly. OEM price for repair is $838.70. Maintenance supervisor will monitor system and consult with administrative staff to determine next steps. Upon inspection of gas furnace #2, tech found the inducer receiving 120V and not running with heat call. Tech used lubricant and manually spun inducer wheel until it started up. The system completed successful ignition on the first attempt. After delay, the indoor fan motor did not start up when energized. The 15uF run capacitor was reading 14.98uF and the motor was receiving 120V. Tech was able to use lubricant to
