Tech returned to replace fuses on the heat strip side if a/h once tech replaced heat strips fuses tech rewired heat strips into a/h tech did test heat strips each bank of strips was giving off 12 amps unti is operating properly at this time

Tech was informed unit was not blowing air Thursday or Friday tech tested system and found no issues at this time customer started unit with thermostat unit started up no issues tech did see unit has a variable speed blower motor with a module tech suspected module is starting to fail and could be intermittently turning off not operating blower tech did check pressures and found them within specs tech did mention to mark that we will have to keep a eye out on system since system is operating properly at this time

FOUND DRAIN LINE BACKED UP/DRAIN PAN FILLED WITH DEBRIS. CLEARED DRAIN LINE/VACUUMED DRAIN PAN. SYSTEM DRAINING PROPERLY. WATER COMING FROM PLENUM WILL NEED TO DRY OUT. OTHER 2 PLACES LEAKING SEEM TO BE FROM ROOF. INFORMED MANAGER AND SPOKE WITH JOEL. COLBY IS TO REACH OUT TO ADD LOCATION TO CMA CONTRACT.

Tech returned and replaced return gas thermistor on newer Carrier unit for gym. Unit was locked out on high head pressure fault (A126) upon arrival. Tech made repair and cleared fault. Head pressure running 360 psi with both compressors on. Could not duplicate challenge, possible faulty thermistor caused control to shut down due to incorrect temperature readings. They will monitor operation and call if needed. Tech inspected unit for rooms 104 and 108, found the dual run capacitor had failed and compressor contactor was burnt. Mr. Mack approved replacement components. Repairs were made and unit is back up and running.

Tech found Trane split system for dining area calling for cooling and blower running. Went onto roof and found disconnect for outdoor unit in the off position. Found one terminal for R22 compressor blown out and refrigerant charge void. System was converted from R22 to MO99 in the past. There are likely one or more refrigerant leaks present besides blown terminal in compressor. To repair system, we would need to replace R22 compressor including 13 lbs of R22, leak search system, and order and repair leak or leaks. Evap coil is likely leaking due to age. Compressor would require a lift to get onto the roof. System is 19 years old. Tech recommends system replacement. While on the roof, tech saw and took pictures of three depressions in the roofing surface. Roof may be leaking. There is a baking pan in the roof rafters above ceiling tiles in dining room. Tech recommends consulting a roofer. Both dehumidifiers are cut off at condensate pump float switches due to clogged drains and pumps

Tech returned to replaced marquee display that was non responsive on last visit. After restoring power to unit there were alarm codes indicated. Tech found codes A126, T126 and A152. The A126 and T126 were for high head pressure faults. The head pressure during operation runs 315-375 psi., however the return gas temperature sensor is reading 230 degrees. Tech measured line temperature at 55 degrees at 170 psi standing pressure. The return gas temperature sensor (RGT) will need to be ordered and replaced.

Upon arrival, tech meet with Mr. Mack, restored power to unit and tried to operate marquee display to no avail. There was no alarms present. Went to thermostat to cycle system on. Unit came on and ran 5-10 minutes then cycled off satisfying the thermostat. System cycled back on a short time later with challenges or alarm. Can not operate display to get alarm history, recommend replacement of scrolling marquee display. Will need to quote repair cost for approval. 38APS02554A10020, 2617Q59817. Mr. Mack asked tech to look at system at annex building. Building has 2 systems, one is missing the thermostat due to water damage. Tech found breakers cut off to condensing units. Restored power to one condenser and unit is cooling.

Tech installed new fan motor and fan blade on older Carrier split system for the gym. Newer gym system displays alarm 2 at outdoor CDA. After lunch, it reported alarm 3. Also reported both return air temp and supply air temp at -40.1 degrees Fahrenheit. Tech pressed escape and enter at the same time per “troubleshooting” instructions to find out what alarm 2 and alarm 3 were, but CDA went blank. Tech power cycled and tried again. CDA went blank again. Turned switch 2 off and back on to reboot CDA. Alarm Status led flashed about 5 seconds while rebooting, but went solid on after rebooting. Up and down arrows and enter button appear unresponsive. Escape button seems to clear CDA display and make it unresponsive until reboot. Confirmed unit has standing pressure and high pressure switch has no voltage drop. Tech suspects faulty CDA or MBB board or both. Also need to find out why smoke detector is disconnected. Michael Holmes returning tomorrow to further diagnose per office.

Performed full service on all units on the chapel roof, Hispanic church, day care, school, gym/ middle school. Changed filters, checked capacitors, motor amps, washed coils, drain lines.

Found panel doors off the air handler, heat strips disassembled in the blower box. Checked wiring, T-stat, belt put panels back on. Mr Dean has picture of compressor frosting due to air bypassing evap coil. Pressures are good, unit is running normally. Room is cooling. No parts needed. Changed filters.

Replaced UV lamp on RTU-1 506L. Attempted to replace UV lamp on RTU-2 518L. Verified voltage to lamp fixture. No operation of lamp. Recommend replacement of fixture. Left old lamp in unit until replacement fixture is installed.

Tech came out to inspect unit for possible faulty condenser fan motor. Tech did verify that one condenser fan motor is faulty and will need to be replaced. Office will have to quote motor replacement due to needing an OEM motor for commercial equipment. System is working but struggling with only one motor running.

Replaced UV bulb on rooftop unit RTU-1 967L. Attempted to replace UV bulb on unit RTU-2 975L. Found proper voltage to bulb housing. Multiple replacement bulbs not working. Bulb housing in need of replacement.

Tech was informed about a 14in collar open t above ceiling tech found collar was for fresh air not for rtu 6 unit tech was also informed water was in a return flex that they had someone else come and make hole to let water out tech went to roof and found drain line for rtu6 was removed to allow drain to drain properly tech believes the drain pipe was clogged and last company that came cleaned the drain line by removing the p trap paid with check for commercial service fee and environmental safety

Mackstephens@raleighchristian.com Tech found Carrier 3 ton split system 17 for Spanish pastors office not cooling. Found system void of R410a refrigerant. Mr Dean approved leak search and getting quote to replace system. Gina is paging Chris. Tech added nitrogen and confirmed that the bottom of suction line accumulator inside outdoor unit is leaking. Accumulator would need to be replaced to get system to stop leaking. System is 14 years old. Based on age of system, other leaks may exist or further repairs needed beyond leaking accumulator only. Tech recommends replacing system. Need to quote Mr Dean repair price vs replace price. With lineset length, system holds about 8 lbs R410a.

Tech preformed CMA FULL SERVICE on 3 split systems and one package unit. Package unit is down due to float switch fault. System 1 is down due to malfunctioning disconnect. Tech has attached performance reports to invoice.

Tech measured static pressure of system and found the blower speed for cooling could be reduced. This should decrease the noise the customer is hearing and improve efficiency of system. The blower speed for heat is set higher then the cooling speed is now but that is due temperature rise due heating mode shut furnace off at lower speeds. Refrigerant charge was measured and found within specs after changes to blower speed. Customer said is she satisfied with the noise of system at this time. Tech did make changes in thermostat to try and improve response time.

Tested mini split pump found the pump to have failed. Tested with water and pump will no longer pump. Need to order a aspen mini white 83939 mini pump will also need to clear line when replacing pump. We will need approval emailed estimate
