-Replaced transformer in AH-15 per prior approval. AH-15 transformer had been wired as 240v instead of the appropriate 208v. Verified operation of unit. -AH-2 transformer to be replaced at same time as previously diagnosed blower motor. -Replaced outdoor fan capacitor in HP-5, 8, 17 per prior approval. -Replaced compressor contactor in HP-15 per prior approval. Found issue with call from thermostat to contactor. Bypassed time delay relay board and system operates correctly. Disconnected high voltage wires from time delay relay until repair may be made. Provided estimate for replacement of time delay relay board $475.92. Actual part number to be sourced by office.

Upon inspection tech found weak fan capacitor. Capacitor is rated for 10 mfd but tested at 8.87 mfd which is below normal operating range. Tech replaced 10mfd capacitor for unit 2 tech performed leak search on 3 unit tech found unit #6 had leak on top side of coil tech soup bubbled u bends didn’t not find any leak present but did get hits on the coil tech performed leak search on unit #7 tech found evaporator coil leaking tech soap bubbles u bends did not see any indication of bubbles tech found coil leaking middle way of coil tech also performed leak search on unit 8 evaporator coil is leaking on bottom side of coil tech called in set up a cc to give quote on unit due to cost of repairs

Growth spots were found on the bathroom/toilet ceiling areas only upon arrival. Found the trunk line sweating from underneath, condensate pump was off level and no cap was found at the drain line, tech addressed that, found the cap laying beside it. Stove vent is found disconnected, costumer was aware of that. Took pictures of the floor near the shower and ,master toilet area, indications of damp spots on the floor/joist. Recommend a dehumidifier and provided the pricing as well and cleaning out the dryer vent. Costumer declined the dehumidifier and approved having the dryer vent cleaned only, costumer is not interested in ESA for now. Humidity levels inside the house are between 42-56%, crawlspace has a high humidity level of 65-70%. Costumer Will wait on the dehumidifier for now.

Tech preformed CMA FULL SERVICE on 9 Package units and 5 mini split systems. RTU #6, #7, #8 are operating at this time but are only operating at 50% capacity due to circuits being low or void of refrigerant. Tech has recommended leak searches for each system to locate leaks, further repairs may be needed. Tech has attached estimates for leak searches to invoice. RTU #2 is operating at this time but is in need of fan capacitor. Tech has attached estimate for capacitor replacement to invoice. Mini Split System #3 is low on refrigerant and not cooling due to leak located in evaporator coil. Tech recommends replacing system. Mini Split System #4 is operating at this time but has faulty thermostat. Tech has attached estimate for replacing thermostat to invoice. All other units are operating correctly at this time. Tech has also attached system performance reports to invoice along with pictures.

Tech found 1 foot of drain pan had alge build up where coil met pan when condensation would roll off coil instead of being able to go into pan due to being clogged with alge build up it would go into filter track and into return tech clean the alge off and poured 1 gallon of alge water in order to clean drain pan to prevent future water issues

Tech found rtu dual fuel unit powers the 4th 3rd and 2nd floor is operating in 50 % capacity due to circuit 1 compressor shorted to ground tech also found 2 80 time delay fuses were blown and3 phase contactor melted tech spoke with office is to quote out repair

Tech was informed captive air exhaust fan was not operating tech found 15amp 3 phase breaker was tripping tech removed the exhaust fan connection from the vfd module and reset breaker breaker still tripped tech reconnected exhaust fan and disconnected line voltage to vfd module it’s self breaker stayed on tech suspects vfd module is shorted and causing breaker to trip. Tech was informed about a/h 2 s#LL3V transformer tech rewired transformer was for 208 was getting 27v output ran for 2 min then blew transformer again upon further diagnose tech found VS blower motor was shorted to ground reading 20 ohms from each let to ground causing transformer to blow since power to transformer was coming from blower motor unit is down quote to replace warranty vs blower motor $430.31. Tech found unit 7 S#T62F had a blown 5amp fuse and disconnect was off tech replaced 5 amp fuse and maintenance guy turned breaker back on feeding disconnect unit started up upon further inspection tech found condenser 7 was low on refrigerant 50/230 psi will need to perform leak search in order to find leak tech did see visible oil residue on condenser near true suction valve leak search quote is $86.06 tech also found a/h 4 s#183V VS blower motor had burned up tech was receiving correct voltage to motor motor would not engage even with g call will end to replace VS blower motor quot

Upon inspection tech found one foot of insulation missing from 6” flex branch line. Tech recommends replacing branch line.

Frank reported system 13 for activity area is still down (diagnosed last time with leaking indoor coil) and Mini Split 2 for data room is still down (diagnosed leaking flare fitting last time. Need approval for evacuation and recharge.) Quoted $1010.56 to charge 11 lbs of R410a to get system 13 cooling temporarily. Ben Pait declined. Need to follow up about 5 ton evap coil quote ASAP. Requires 2 techs. Frank also reported system 2 for lobby down. Got started diagnosing today with failed transformer. Tech saw that thermostat for system 3 is blank. Tech saw that thermostat 4 and 7 are not meeting setpoint. May be shut down at Honeywell alarm. Also Frank reported system 6 for 200 block not cooling and mini split for beauty shop not draining. Customer reports offices served by RTU 5 were very humid earlier. She says it has been fine so far today. Says papers were sticking together and moisture was sticking to furniture. Tech suspects Fan mode may have been “on” instead of auto, leaving blower running and recirculating humidity. Tech checked RTU5 and found it operated with normal refrigerant pressures and amp draws. Drain is clear and dripping normally. System has a reheat coil tied to reversing valve that energizes in heat mode. Vision Pro is set up to run as a two stage heat pump energizing B in heating mode. Tech documented findings and humidity readings inside office. Changed cycle rate from 3 cycles per hour to 6. Billed for service call and thermostat calibration per Jerry. Lock code is 2880 for thermostat 5. Gave Wendy lock code.

Upon inspection tech found 6 in branch line disconnected from “Y” collar. Tech recommends reattaching branch line to collar and securing it to collar and then supporting branch line at collar. Tech approved for repair. Photos attached to invoice. Will return at later scheduled date to replace bedroom branch line.

Tech confirmed split system 13 is void of refrigerant. Tech also found mini split 2 to be not cooling due to being void of refrigerant. Jeff Cupp approved both leak searches. Tech found mini split 2 liquid line leaking from flare joint where it connects to outdoor unit. Tech inspected flare and found it good. Tightened until flare no longer leaks. Left nitrogen pressure on system as pressure test for ten minutes. Mini split passed nitrogen pressure test. System needs vacuum procedure and 2.5 lbs of R410a. Quoted $716.59 including tax over the phone to evacuate and recharge mini split 2. Locked out with nitrogen in system for now. Jeff Cupp wants repair proposal emailed. Performed cma full service on 19 split systems and 2 mini split systems. AHU-2: Maintenance stated that thermostat does not operate with batteries removed. Found transformer not providing low voltage as appropriate. System will not operate until transformer is replaced. Provided estimate for replacement of transformer $308.96. HP-3: Rough sound from compressor. Recommend refrigerant check on system. AHU-4: Found variable speed blower motor not operational. Motor burned up due to debris clogging wheel and preventing spinning. Pricing tbd by office. Approximate cost $2860.90. HP-4: Hard lockout. Likely result of overheating due to lack of air flow. HP-5: outdoor fan capacitor tested weak. Provided estimate for replacement of capacitor $196.98. AHU-6: Found proper 24 volts in unit running to nearby fire alarm system junction box. Found new Goodman condenser not running. Tech diagnosed the condensate pump faulty. Tech replaced the condensate pump under installation warranty. System is back up and running. Old system for upstairs blower is running, however the condensing unit has no power and disconnect is padlocked. The compressor tested shorted to ground. Recommend upgrading system due to age and repair cost. Customer would like a estimate on replacing upstairs system and upgrading the 2 downstairs systems. The use of mini splits is optional.

System TA2F hp 6 is dirty from being in proximity to dryer vent also appears to be low on 410a 1/6 hp condenser motor amps are high 1.2/1.3. System is 12 years old with it also dealing with the additional stress of being under commercial dryer vents . Recommend getting estimate to replace. Hp5 will need new fan and fan blade Hp4 is fully operational at this time Mini split 1 and 2 condenser units working good at this time. Hp 2 has no low voltage, wired in condensing unIt has corroded wires. Tech snipped wire and made fresh connections to help diagnose issue later .
