Tech found red link communication board blank and thermostat showing wait. Mini split head was stuck running AC. Tech swapped thermostat and red link board with a different head and found the board still blank but found the original head that was stuck in AC was now operating properly. Thermostat and board need to be replaced. Tech has attached estimate to the invoice.

Tech performed CMA FULL SERVICE on 6 split systems and 2 mini splits. Tech found Cond 3 TA2F fan pulling 1.7 rated for 1.3. AHU 2 down due to a failed thermostat. Thermostat is blank but is receiving 24v. RTU is down and has not ran since last CMA visit. Office is sending over repair quote. Tech sent email with other estimates attached.

Tech found fire panel throwing trouble code not allowing system to come on. Tech found smoke detector was modified with hose on the end tech took off and discovered it was cut, detector will need to be replaced. Compressor 1 is still shorted to ground compressor 1 contractor melted and missing 80amp fuse. All was diagnosed last August, tech informed management to call alarm company regarding alarm issue and we need to quote for repairs. Tech recommends replacing system due to all challenges and age.

-Performed CMA Full Service on 9 Rooftop Package Heat Pumps, 5 Mini Split Heat Pumps, and inspection of 2 hanging heaters. -RTU-1: Did not observe condenser fan motor #2 operate with call from thermostat or with unit in test mode. Verified connectivity at previous splice for motor. Confirmed problem is with motor by swapping connections with other motor. Recommend replacement of condenser fan motor 1/2 hp 480v. Provided estimate for replacement of motor. -RTU-6: Pulley and belt off of exhaust air blower. Recommend demand tech to diagnose/identify needed repairs upon request. -RTU-7: Bottom outdoor fan motor capacitor tested below threshold. Recommend replacement of capacitor. Provided estimate for replacement of 25 mfd capacitor. Replaced with on site approval from Daniel. Circuit 2 compressor jars when coming on. System diagnosed with leak in evaporator coil Feb 2024. -RTU-8: Circuit 1 compressor does not operate. System circuit 1 diagnosed as void of refrigerant Feb 2024. -RTU-9

Tenant stated system has not been keeping temperature inside home. Found system low on charge. Oily substance within auxiliary drain pan. Located (2) areas within evaporator coil leaking. System has also had intermittent challenges with variable speed condenser fan motor as well. Unable to duplicate at this time, but motor may be failing based on past findings with another company. Spoke with Kevin. Built estimate for repairs. Costly repairs may not be recommended. System is out of warranty. Requested field supervisor to quote system replacement as well. Will call when a decision is made with homeowner.

-Dispatched to identify problems with Mini Split heat Pump in Data/Server Room. Dispatch states massive refrigerant leak. System was cooling with only a 12 degree temperature difference at last service. Maintenance not on site at time of arrival. -Found air handler in server room not operating. Unable to identify any leaks with sniffer at evaporator coil. Found no high voltage at air handler. Found no high voltage at condenser in middle courtyard. Found no continuity through time delay fuses in disconnect. -Found compressor failed megohm test on all 3 terminals. Found compressor shorted to ground. Compressor has failed and unit is non operational. Customer should consider cost of compressor replacement versus price of system replacement. Other issues may be present in system pending compressor replacement. Field supervisor should provide options for customer.

Verified operation of oven hood exhaust fan and make up air. -Split System 1: Outdoor fan motor capacitor tested weak at prior visit. Recommend replacement of capacitor. -Split System 2: Outdoor unit turned off at disconnect. System previously diagnosed for shorted indoor fan causing transformer to burn up (7/31/23). Did not operate system at time of service. System not operational. -Split System 3: Outdoor fan motor capacitor tested weak at prior service. Upon arrival tech was informed of bacterial buildup on supply vents in part department as well as employees in this are that are getting sick during the work week. Tech inspected system and found challenges at RTU4. Tech removed supply vents from supply line in parts room and found inside of duct to be clean and registers to be insulated. Tech found system to be running in cool mode set at 68. If system is running in cool mode most of the year this will cause supply registers to condensate being there is warm air mixing with supply registers. Also thermostat is located in electrical room conditioned by a mini split. Tech recommended cleaning all supply registers and installing a Plasma Pure Air Purifier to improve air quality in this area. Quoted $881.45 plus tax for installation of Plasma Pure Air. Quoted $180.62 to clean supply registers (each). Mr. Danny cleaned the supply registers. Tech relocated thermostat per customer request from electrical room to parts department. Tech tested

Tech found rtu 6 s#481D had a leak in evaporator tech added 2 leak freeze to each circuit system has 2 circuits and added 1lb of 410a to circuit 1. Tech let system run while working on others when tech returned tech did not pick up any more leaks with leak detection at this time. Rtu 7 s# 463D tech opened evaporator coil cabinet to perform leak search and picked up a major leak instantly. Upon further inspection tech found both compressor low of refrigerant enough to indicate leak was snot small tech does not believe leak freeze will help with this system. Rtu 8 s# 475D tech found circuit 1 completely void of refrigerant indicating leak is major and leak freeze will definitely not have any effect. Tech spoke with Daniel Informed him of new findings he instructed tech to not add any more leak freeze and he will go back to his leadership team and relay the findings and call back when they decide what they want proceed with.

Tech preformed CMA INSPECTION on 9 RTUs, 5 Mini Split Systems, and 2 Gas Hanging Heaters. Upon inspection of RTU #1 Tech found that Heat Strips are non functional due to a previous short that caused a wires to burn. Tech unsure cause of issue. Tech did find that a fuse had been pulled from fuse block. Unsure if these was done to prevent any further damage. Recommend replacing heat strips and fuses to further diagnose issue. Being Heat Strips are 460v Office will have to call with further pricing. Tech removed low voltage wire that controls Auxiliary Heat from board to prevent any further damage. Refrigerant issues still exist for RTU #6, #7, and #8. Leak searches were preformed in Sept. 2023 and Office was supposed to send quote. Mini Split System #3 also still has leak that was diagnosed in Sept. 2023. All other Systems are operating at this time. Tech has attached SYSTEM PERFORMANCE REPORTS to invoice along with pictures.
