-Performed CMA Inspection on 7 split systems. Verified operation of oven hood exhaust fan and make up air. -Split System 4: Outdoor fan motor capacitor tested weak. Recommend replacement of capacitor. Provided estimate $209.77. -Split System 5: Maintenance states unit has shown signs of freezing. Found ambient temperature sensor unplugged. Coil temperature sensor is not mounted to coil. Corrected mounting of coil sensor & plugged in ambient sensor; issue should be resolved. -Split System 7: Found high amperage on outdoor fan motor. -Summary: All systems operating correctly at this time. Recommend replacement of capacitor on HP-4. Replacement approved by Scott with Lumenant via phone. Found multiple air filter covers unsecured. Secured as able.

Tech found fire alarm breaking 24v was not allowing voltage to system tech bypassed and found a short in the thermostat wire tech repaired short system started up tech cycled and inspected system found no other issues they will have to call fire alarm people to come correct issue system is operating properly but bypassed for now.

-Replaced compressor capacitor on HP-2 per prior approval. -Added insulation to primary drain line on Air Handlers 2, 5, 6, 7 per prior approval.

Found compress Pulling 29.2 amps, and is rated for 24amps, Pressures of 466/145psi, high subcool and normal superheat, Condenser fan was pulling 1.8 and is rated for 1.52 amps. Tech adjusted the height of the condenser and assured that the condenser coil was clean in between the inside of the condenser coil by rinsing it with water as best as possible. Tech operated the system back in cooling and after 15-20 minutes, pressures and subcooling went back down to normal ranges, and amp draw on the compressor improved from 29 down to 18-19 amps. Condenser fan amp draw went down from 1.8 to 1.5-1.6 amps. System was cooling upon arrival, Even with abnormal pressures and amp draw ranges. Performance of the system has improved. Jeff C. Blower motor burned up during full service visit. Replaced at no cost. Confirmed system 2 now operating correctly. Was told after full service that kitchen doesn’t seem to be cooling properly. Found unit 5 in nearby office system not running. Identified problem at thermostat not properly calling condensing unit. Swapped thermostat with kitchen thermostat and unit cools properly. Recommend replacement of thermostat. Did not have access to executive office to check thermostat operation at initial visit. Provided estimate for replacement of thermostat $316.12 plus tax. Given approval to replace thermostat via Jeff on phone. Maintenance inquired about note for AHU-6 smoke detector. Found detector wired properly to unit 24v circuit. Fire alarm company should be dispatched to diagnose smoke alarm/fire system.

Performed cma full service on 11 split systems. Performed inspection of oven hood exhaust fan and make up air. Found primary drain lines not insulated on multiple attic air handlers. Recommend installation of insulation. (2,5,6,7) mostly 1” pipe work. Provided estimate of $613.86 per unit. AH-2 blower motor not engaging properly. Recommend demand tech to further diagnose. System will not operate until diagnosis and repair made. HP-2 compressor capacitor tested weak. Provided estimate for replacement of capacitor $217.31. HP-7 Compressor amperage continues to climb high. Recommend demand tech to further diagnose possible refrigerant issues. Oven hood exhaust fan and make up air operating correctly at this time.

Tech found system #1 with the service disconnect off at the airhandler. After power cycle, tested thermostat operation and the thermostat was not sending 24v to the Y,W and was only sending 17V to O. Tech recommended replacing the thermostat. Jeff Cupp approved the repairs. Tech tested system in heating and cooling. System #1 is operating properly at this time, tech checked and heard the ERV near air handler #1 operating. Tech reached out to Jeff to verify findings and stated that he was told that the ERV on hallway 400’s was the one not working. Tech checked the ERV and tech heard the motor operate, tech was unsure if This style ERV has more than 1 motor within. Jeff was going to check with someone from the region to find out where or what exactly they were referring to.
