PERFORMED CMA FULL SERVICE ON 2 DEHUMIDIFIERS, 3 EXHAUST FANS, 1 MAKE UP AIR AND 2 GAS PACKAGE UNITS. TECH FIXED BROKEN DRAIN PIPES FOR GAS PACK #1 and for GAS PACK #2. COMPLETED CMA FILTER CHANGE. PERFORMANCE REPORT AND PICTURE ARE ATTACHED TO INVOICE.
Tech found fan and compressor both not running with 240v present at line and load sides of contactor. Capacitor has failed. Tech also found a noisy return due to clogged filters. Tech recommended maintenance plan, customer declined. Tech also verified proper drainage. Tech replaced capacitor and found system operating properly. Recommend replacing filters as soon as possible
Kitchen
PERFORMED CMA FILTER CHANGE.
FOUND BOTH DEHUMIDIFIERS OPERATING PROPERLY. KEEPING SET-POINT OF 50% RH DINING AREA, AND 55% RH KITCHEN AREA.
Tech performed CMA full service on 2 gas package units, 1 air make up, and 4 exhaust fans. Upon inspection tech found 2 compressors out of 4 out of service on gas pack #2. Tech also found all 4 fan capacitors reading low. Due to the age and condition of this unit tech recommends replacement. Both systems are operating in heat mode normally. The air make up and exhausts are operating properly. Tech has attached system performance reports to this invoice.
Performed a full service maintenance on 3 TRANE gas furnaces and AC condensers, cleared traps, checked capacitors, motor amps, burners. Washed coils and condensers.
CLEARED PRIMARY DRAIN LINE. REMOVED WATER FROM AUXILIARY PAN. SYSTEM UP AND COOLING. COLLECTED VIA PHONE.
There are two R22 gas packs and a Carrier mini split on site. Dining room is meeting setpoint. Kitchen is not. Tech inspected kitchen unit. Kitchen is maintaining only 80 degrees. Setpoint is 68. Blower and all four fan motors are running. Compressor 1 and 2 are overheated due to being extremely low on R22. Compressor 3 has been converted to R-438A and is running normally. Compressor 4 is still R22 and is running normally. Tech recorded pics of refrigerant pressures and compressor amp draws. Six 24*24*2 filters are very dirty. Condenser coils are very dirty. 10uf fan capacitor 1 is reading low at 5.5uf. Fan capacitor 2 is reading low at 5.1uf. Fan capacitor 3 is reading low at 6.5uf. Fan capacitor 4 is reading low at 5.57uf. Tech recommends replacing four 10uf fan capacitors. To get system running, tech recommends cleaning condenser coil, recovering trace R22 on compressor 1 and 2, recharging with 7 lbs of R22 per circuit (14 lbs total), and coming back to do a full service on all
HVAC Repair. Residential Homeowner experiencing problems with their HVAC system. Technician sent to inspect. Found condenser coil dirty. Cleaned condenser coil. Tested system for performance. The system is now operating as it should. Customer was pleased with the results.
Customer experienced no cool air coming from system. I inspected HVAC and found the blower motor out and a clogged filter. I performed the AC repair and the central air started running. Did inspection after repair to ensure proper functionality.
HVAC Repair. Residential client with cooling issues. Technician sent to troubleshoot. Found blower wheel malfunctioning. Replaced Blower wheel. Condenser coil cleaned. Filters Replaced. The system is now operating as it should. Happy customer on departure.
Due to the compressor being a different size from the OEM compressor, the technician discovered two loose screws when inspecting the compressor mounts. The technician tightened fasteners and discovered a loose jumper wire on a dual run capacitor. Tech reattached the wire to the capacitor. Tech discovered no new issues, and the system is functioning normally. Renewal billing by office.
When the HVAC technician arrived, the evaporator coil was frozen over. The indoor blower wasn't working but the blower run capacitor was okay. When the power was restored, the blower turned on. The technician repeated the power cycle to ensure that the blower would turn on when necessary. System is back up and cooling after our technician defrosted a coil and determined that the refrigerant pressures were within specifications. The technician said that if the problem reappears, we would probably need to replace the blower relay board.
