Job Locations and Reviews
Upon arrival tech reinspected system 3A on the roof. Ohmd compressor windings and to ground with no issues. Tech checked safeties as well and they were all closed. Turned system on and compressor was still not pumping and got hot again after just a few mins. Tech confirms that compressor is bad. Office is going to quote replacement.
UNIT #1- 3.5 TON TRANE SPLIT HEAT PUMP
PERFORMED CMA FULL SERVICE ON 2 A/C CONDENSERS, 6 EXHAUST FANS, 2 MAKE UP AIR SYSTEMS, 3 GAS PACKAGE UNITS AND 1 DEHUMIDIFIER. DEHUMIDIFIER SYSTEM HAS AN ISSUE, THER WILL BE A DEMAND TECH COMING OUT TO FURTHER DIAGNOSE ISSUE WITH DEHUMIDIFIER. ALL OTHER SYSTEMS ARE PERFORMING PROPERLY AT THIS TIME. COMPLETED FILTER CHANGE. PERFORMANCE REPORT AND PICTURES ATTACHED TO INVOICE.
Upon arrival tech found compressor in thermal overload. O.D fan was only running upon arrival and was testing within spec. Tech cooled down compressor with water hose and found pressures to be the same (low side: 217; high side: 218) indicating compressor is not pumping refrigerant. Tech diagnosed bad compressor. Will have to replace compressor under warranty. No charge for todays visit due to unit only being a couple months old, approved by Brandon.
UNIT #4- 3 TON TRANE SPLIT HEAT PUMP
Tech performed ESA, tech found hardstart testing out of spec and recommended replacement, customer approved. Tech also found Uv bulb blown and recommended replacement, customer declined and said she will get it next visit. No other issues at this time.system is back on and operating properly at this time.

(SYSTEM #4) 22 YEAR OLD SYSTEM FOUND R22 COMPRESSOR HAS SEIZED UP CAPACITOR WITHIN SPECS WILL NOT START. WINDINGS READING BAD. HANDED OVER TO FIELD SUPERVISOR. (SYSTEM #1) 22 YEAR OLD R22 SYSTEM FOUND COMPLETELY FROZEN. BLOWER CONTROL BOARD RELAY IS FAULTY. COMPRESSOR READING WITHIN CAUTION RANGE. UN-STUCK RELAY FOR TIME BEING. CANNOT GUARANTEE PERFORMANCE. HANDED OVER TO FIELD SUPERVISOR.

Performed ESA on all 3 systems, tech found compressor amp draws a little high on down stairs unit. Recommended hard start kit for 2 units that have age on them. Homeowner stated he wants to hold off for right. Tech washed and serviced all 3 systems.
Found the common wire of the transformer unplugged. Connected it back and system operated in cooling. No charge due to recent ESA performed.
Performed routine maintenance per energy savings agreement. Technician did not find any challenges while servicing equipment today. The system is cooling properly and holding a delta t of 18-19 degrees. Tech recommended replacing UV bulb, price quoted 207 plus tax. Renewal - customers have passed away recently and their family is currently taking care of the property. Renewal was not collected due to uncertainty of what will happen with the property going forward.
Tech performed ESA, Tech recommended updating thermostat due to age and thermostat being difficult to operate due to buttons sticking or not registering. tech found no other issues with system at todays visit. Compressor is testing good and no leaks have been detected. System is back on and operating properly at this time. Customer renewed service agreement.
-Performed CMA Filter Change on 2 dehumidifiers and 2 rooftop package heat pumps. Performed minor repair on damaged drain line. Primed rooftop drain line traps as appropriate.
-Performed CMA Filter Change at 4 air handler locations.
Tech installed hard start kit with 1-2 ton connectors and found start amps now down to 31. This will prevent overheating on startup.
Tech found contactor pulled in but compressor and fan not running. Tech found 250 v at line side but 0 v at load due to bugs in contactor. Tech replaced contactor and checked other components. System in now operating properly. Customer agreed to premium maintenance agreement.
Performed ESA, tech recommended hard start kit to improve the life of the system. Evaporator coil has signs of rust but found no leaks also ohm’d out compressor and windings are within spec. Tech highly recommends installing a hard start kit. Homeowners stated they will discuss about it together.
Coil replacement 6-7k due to age and condition of system repairs are not recommended. Customer needs to talk it over with wife
