UNIT #9-3.5 TON TRANE SPLIT HEAT PUMP

Performed ESA on both systems. Tech found both drain line issues on both units. Tech found drain line on far left side of house buried into the ground. Far right unit drain line was broken in half, tech installed new pvc drain line and unburied the other drain line and made are proper drainage was occurring. Tech also found breaker for the fair right unit to be very hot, tech ohm’d out compressor and informed homeowner that’s compressor is in the green still but to keep an eye out for that breaker. Homeowner extended 1yr ESA for 2 systems.

Performed ESA, no issues at todays visit. Recommended plasma air and surge protection. Wants to hold off for right now.

Upon arrival tech was informed system was not cooling. Tech found disconnect turned off at condenser. Inspected to ensure there was Freon in the system, capacitor was reading within specs and compressor before turning back on. Turned disconnect on and system started up, pressures were good with a 20 degree Delta T. System is back operating at this time.

Tech performed ESA, tech found no issues at todays visit. System is on and operating properly at this time. System is cooling with 20 degree delta t.

Tech performed ESA on 1 system. Package Hp- Tech found no challenges at today’s visit got system cleaned and serviced, all electrical testing to specs with 20 delta t. Customer did renew at this time son state they will call in to renew.

Tech performed ESA on 1 system. Split system- upon flushing drain line tech found float switch not glued, tech glued and flushed with no issues. No further challenges at today’s visit system is operating properly at this time with 20 delta t. Mail invoice

Tech returned to drop of filters on front porch and pressure wash unit and coils.

Tech performed maintenance per service agreement. Tech found compressor testing in the yellow. Tech informed homeowner that the thinner the insulation the more likely electricity will go where it’s not supposed to and ground the compressor. Homeowner decided he will run it until it goes out. Tech suggested hard start kit to help prolong the life of compressor by taking away the amount of electricity needed to start the unit. Homeowner decided he would wait it out. Homeowner renewed one system PSA at 373.43 via check. Tech replaced one 20x30 filter. System is operating properly at this time. Homeowner would like number ending in 6015 removed.

Tech performed maintenance per service agreement. Tech found no challenges at today’s visit. Tech informed homeowner that UV bulb was blown and discussed plasma pure air. Homeowner stated they may replace bulb next visit. Tech replaced one 20 x 20 filter downstairs. 20 x 25 media filter is good until August. Homeowner would like number ending in 2491 removed.

FOUND BOTH ECOBEE THERMOSTATS PROGRAMMED TO ONLY RUN AUXILIARY HEAT BELOW 25 DEGREES OUTSIDE TEMPERATURE, AND SHUT DOWN COMPRESSOR AT TEMPERATURES BELOW 35 DEGREES. THIS CAUSED BOTH COMPRESSOR AND AUXILIARY HEAT TO BE UNABLE TO RUN AT TEMPERATURES BETWEEN 25-35 DEGREES. DISABLED COMPRESSOR SHUT DOWN SETTING, AND MOVED AUXILIARY HEAT THRESHOLD TO BELOW 60 DEGREES TO RUN AS NEEDED. ALSO SET SCHEDULING TO “UNTIL YOU CHANGE IT.” BOTH SYSTEMS NOW RUNNING PROPERLY. SERVICE WARRANTY.

Tech performed maintenance per service agreement. Tech found no challenges at today’s visit. Tech replaced one 16x20x1 filter. Homeowner renewed 1 system PSA at $373.43 via VISA. System is operating properly at this time.

Tech performed maintenance per service agreement. Tech found no challenges at today’s visit. Tech replaced one 24x 24 x 1. System is operating properly at this time.

Tech performed maintenance per service agreement. Homeowner did not have water available during visit. Tech unable to wash unit/coils. Tech did not have a 16x24x1 filter on truck. Tech will have to drop one off at later date. System is operating properly at this time.

Tech returned to replace coil temp sensor and ambient temp sensor. Tech replaced both, photos on file. Customer not home at time of visit, tech was unable to reach customer via phone for payment. Office will call and collect.

Tech washed and serviced unit and found no challenges at this time. Tech recommended uv replacement customer declined.

Upon arrival tech found error code 68 displayed at thermostat, customer stated system has still been heating fine with error code showing. Upon inspection tech found 4 flash fault at defrost control board indicating a defrost sensor error. Tech ohmed out all sensors and checked for proper readings according to manufacturer sensor reading chart. Tech found ambient sensor reading slightly out of range, coil temp sensor has no reading and has failed. Tech quoted $449.20 plus tax to replace both sensors. Customer approved repair, need to order sensors and notify customer when available to come back and make repairs. No house call fee per premium agreement.

Tech performed maintenance per service agreement. Homeowner not home during service. Tech found capacitors for compressor testing week. Tech informed homeowner and homeowner contacted landlord. Landlord will wait on repair. Tech replaced one 20 x 25 x 1 filter. System is operating properly at this time.

Tech arrived and found ecobee thermostat shorted causing system to run all the time. Tech replaced thermostat with VP8000 and programmed thermostat. Tech cycled system by thermostat to verify system came and turned off at appropriate time. System is on and running with 19 degree delta t at this time. Repair is covered under warranty.

[email protected] Tech inspected Heat Pump package unit #1 (serial 347L). Tested system in each mode for ten minutes each and recorded pressures. Tech called Ruby and let her know findings. Report that corporate got was that another company found head pressure fluctuating and added refrigerant after doing a repair. They suspected non condensibles and recommend pulling charge, vacuum, and recharge. Tech did not duplicate any of these issues. Attached pics of refrigerant running pressures and amp draws. Collected for diagnostic.

I performed a full service maintenance on 9 heat pump systems, 1 Trane package AC, 1 Mitsubishi mini split, washed filters, checked heat strips, T-stats, motor amps, capacitors, cleared drain traps.
