-Customer states system has not satisfied since service call earlier today. Found thermostat calling for cooling but no operation at outdoor condenser. -Observed minor amount f standing water in secondary drain line at float switch, causing switch to activate. Observed possible loose connection on low voltage compressor wiring. -Cleaned drain pan, primed condensate trap, cleared drain line with compressed nitrogen. Reworked all low voltage compressor connections and replaced wire nuts. System now cooling to satisfaction. -No charge for house call per premium savings agreement. No charge for services per recent service call.

Tech performed maintenance per service agreement. Tech found drain pan filled with water because condensate line was clogged. Tech attempted to unclog then realized condensate line was cracked off. Tech cut line flushed build up out and replaced line. Tech found brown wire from outdoor fan that seemed burnt. Tech stripped wire and replaced end. Tech also found capacitor for compressor testing high and 50 amp breaker for heat strips not staying in on position sometimes. Homeowner will wait on any repairs. Homeowners renewed one system PSA at $372.56 via check. System is operating properly at this time. Homeowners would like invoice mailed.

Upon arrival tech found compressor out on internal overload at condenser. Tech found failed 45MFD run cap, tech cooled compressor and replaced capacitor after approval. Tech started system and found very low delta t, tech monitored R22 pressures and found compressor not pumping. Switched reversing valve several times and pressure balance in heat mode as well, only 30 psi difference between head and suction in cool mode. Compressor is failing. Need to call REA tomorrow with a price on new system as current is R22. System is slightly cooling at this time. Billing out to REA for approved repairs.

Tech arrived and found system set to cooling but wasn’t coming on. Tech checked voltage and had power but lost power through high pressure switch. Tech found that high pressure switch had failed and was no longer letting power through. Tech spoke with office to get quote on warranty repair, office will call customer with price. Tech bypassed pressure switch and system is now running with 20 degree delta t at this time. No charge for work done today per office.

Tech found plug that plugs into float of primary float switch making a poor connection. Tech unplugged float switch and firmly seated plug. Checked the other wire nuts for firm connections. Float switch is now passing 24 volts allowing outdoor unit to run. Tech checked amp draws and refrigerant pressures. Found no further issues. No housecall per Premium. Collected for minor repair. Customer says this happens every year. She doesn’t believe recent capacitor needed to be replaced. System is cooling. No charge per Monica.

Tech found aux pan full of water due to clogged drain. Tech cleaned drain and pumped out water at no charge per Brandon. Tech used 2 pvc unions to cut and remove drain trap and to clean trap with water spigot outside. Tested drain with water after cleaning. Tech saw water exit drain outside. No further issues found. Krystal reports already signing up on CMA. Need to have office give follow up phone call about CMA full service. She says the last two invoices were paid 30 or 60 days after service. May have been confusion regarding CMA. Need to follow up to make sure CMA details are set.

Tech found 24v at y but no 24v at contactor. Tech jumped out high pressure switch and found system running properly. Tech reconnected pressure switch wires and found system still running properly. This indicates an intermittent issue with the pressure switch connection. Tech recommended replacing both pressure switches. Customer has already been recommended replacing unit due to age and condition. Tech verified pressures are good and not causing the switch to open. Customer declined repair. Unit is cooling at this time but will have issues in the future. Tech strongly recommends replacing unit.

Tech found unit in lockout and reset lockout. Tech found unit low on refrigerant and performed a leak search, oil all around filter drier. Tech found drier braze joint leaking and was able to pinpoint the leak. Tech pumped system down, replaced filter drier, pressure tested, pulled a vacuum and recharged system. System is now cooling properly.

Upon arrival tech noticed outdoor fan motor making excessive noise and vibration upon inspection tech noticed shaft bent customer would like to replace part and be notified for availability tech quoted 364.87 with warranty for replacement. Customer left during start of maintenance tech washed and serviced unit and found no other challenges at this time. Customer renewed PSA 1 system.

FOUND CONDENSER FAN BLADE HAD COME LOOSE AND FALLEN INTO COMPRESSOR COMPARTMENT. REPLACED FAILING 1/4HP 825RPM CONDENSER FAN MOTOR AND RE-SECURED BLADE. SYSTEM UP AND COOLING.

Upon arrival tech found evaporator coil and compressor frozen. Tech found blower not running, module is receiving 240v as well as a 24v call. Module and motor has failed, wheel is not spinning freely. Leak at evaporator coil. Informed field supervisor. Collected $87.00 plus tax by card per house call fee.

Tech found eleven year old 7.5 ton split heat pump #1 with blank thermostat. Tech found the rightmost of three 25 amp line voltage fuses blew. Tech tested compressor and found compressor windings with ground continuity. See pictures. Tech found AHU 1 above drop ceiling in back hallway. Tested blower without issue. Tech hears birds moving around inside fresh air intake duct. See video. There is no screen on inlet of fresh air duct. To repair system, we would need new compressor, 600v 25a long line voltage fuse, acid away, and 2 OEM filter driers. System holds 20.6 lbs of R410a plus an additional 3 lbs 9 oz for 25 foot lineset. Total charge should be 24 lbs 3 oz R410a. Two filter driers are in outdoor unit. See picture. See picture of fuse and data tags. Tech recommends a wire mesh screen at inlet of fresh air duct. Tech recommends customer get repair and replace price for system. Need system running ASAP.
