Tech found Goodman heat pump very low on R410a refrigerant. Also found 45/5uf dual capacitor reading 7.5% weak on HERM side. Approved leak search. Found indoor coil leaking. See video. Warranty was never registered. Field Supervisor scheduled for tomorrow at 11:30am to quote repair vs replace. His family will be there. He will be available by phone.
Larger compressor on gas pack 1 was not running due to a 2 flash lockout at RTRM board. Tech cycled power off and found middle pole of large 3 phase contactor for compressor 1 is burnt. Reading 5 ohms across middle pole of contactor. Tech inspected larger compressor terminals. Unplugged wiring and found compressor Meg ohmed yellow. Circuit contains refrigerant. To get compressor running, we will need to order large OEM contactor and return to further diagnose. Please quote OEM contactor. Split system is operating correctly. Gas pack 2 larger compressor 1 is void of refrigerant. We documented leaking micro channel evaporator last August. Compressor 2 is operating normally. Tech recommends replacing micro channel coil. See video from August. Tech also noticed entire blower assembly is shaking. Blower wheel has a significant wobble. Blower motor bearings are squealing. Repairs needed are OEM micro channel evap coil, blower wheel, top and bottom wheel bearings, and belt driven blower mo

Found the drain pan full of water which activates the overflow switch. Costumer approved pumping out the water from the drain pan to get the system back operating. Costumer has a home warranty., there is one drain line cut off at the attic which is canceled out. Secondary overflow switch is recommended to prevent having the drain pan full of water, that way the challenge is caught prior to overflowing the auxiliary drain line. System is back operating. System needs to be serviced/cleaned.
[email protected] Found a failed dual run capacitor and filters clogged. System has a 5 year manufacturer warranty. Costumer approved replacing the dual run capacitor under manufacturer warranty. Tech checked refrigerant levels and found them within specs. Tech educated the home about our maintenance plans and decided to invest into monthly premium agreement (MPA). Tech removed the dog hair away from the condenser to properly check pressures. Delta T of 18-19 degrees upon departure. System is back cooling. 2 16x20x1 filters.
Tech washed both units and found no challenges at this time tech recommended ez trap for upstairs was not interested at this time customer was not interested in extending plan.
Upon arrival tech found faulty primary float switch breaking 24v to system intermittently. Tech replaced float switch after approval, also found refrigerant pressures low. Recommended performing leak search, performed leak search after approval. Tech located a leak at evaporator coil at air handler in attic. Field supervisor is scheduled for next Thursday morning to come out and verify. System is cooling.
Tech washed and serviced unit and found mini split air handler to be extremely dirty and clogged up tech pull apart and fully cleaned and pulled blower wheel as well. Unit is back up and cooling with a supply of 39 degrees.
Upon arrival tenant showed tech water leak at bedroom ceiling, photos on file. Tech inspected air handler in attic and found drain line clogged up. Water was entering auxiliary drain pan. However, plastic aux pan has a crack causing water to leak through onto ceiling. Tech also found melted wires and terminal at disconnect. There is no primary float switch in secondary outlet at air handler. Recommend float switch $216.56 plus tax. Drain line is not insulated, recommend insulating $89.03 per 5 foot, 10 feet needed. Recommend EZ trap, $169.61. Located a leak at air handler. System is facing major repairs. Field supervisor came out to verify. Tech cleared drain line after approval. Collected $206.78 plus tax by card.
Tech inspected system, system is 32 years old. Duct system looks to be original to home. However, tech found no challenges with duct system besides age. R-22 pressures are slightly low, head pressure is high due to age and dirty coils. Overall system is very inefficient due to age and wear. Tech quoted $202.15 plus tax per pound of R22, also quoted $106.25 plus tax for leak search. Tech recommended investing in service agreement but also recommended replacing system. Customer stated he will let system run until further challenges arise. Collected $87.00 plus tax per house call fee.
Found the main sale floor units not operating. One split system was set to heat at the thermostat. Gas pack #2 was found not operating due to circuit #1 being voided on refrigerant, tech managed to get circuit #2 operating, economizer filter is dirty as well. Gas pack #1 was not operating due to a burnt wire at the compressor terminal on circuit #1 and one condenser fan blade was scraping the support brackets. Manager Tony approved the repairs to get the systems back operating. Need to provide an estimate on the evaporator coil that was found during our previous CMA visits. Temperature dropped from 87 to 81 upon departure, systems are cooling as best as possible until the indoor coil on GP#2 has been made. GP#1 would need the condenser coil cleaned soon.

Tech performed ESA on 1 system. Split system- tech found no challenges at today’s visit, system operating properly at this time customer not home at time of visit.
3 TON DUCT SYSTEM
Tech performed maintenance on one system. Informed customer of corroded evaporator coil. Thoroughly cleaned system. System is cooling properly at this time, customer extended PSA for one year two visits. Collected $373.43 by check.
Tech performed ESA on one system. Found dual run capacitor testing weak, recommended replacing. Quoted $398.54 for Turbo capacitor. Did not have two 14x24x1 filters on truck. Added union to drain line to properly clean. Also recommended adding primary float switch. Quoted $184.07 plus tax. Customer did not extend PSA at todays visit. System is cooling properly.
Tech was informed system was not operating tech found a fuse was blown tech tested components did not find any shorts at this time. Tech installed new fuse system is operating properly tech cycled system with thermostat no issues at this time. Performed ESA, no issues at todays visit. Found ez trap cap was left unplugged from last visit. Tech put cap back on to ensure no condensate drain issues in the future. Recommended attic tent for pull down ladder due to unit constantly running. Thermostat has been picking up the hot air from attic. Also recommended surge protection. Wants to talk to wife before making a decision.
