Upon arrival tech found system has no airflow tech inspected system and found system had iced up. Tech cleared up ice and found pressure were good, tech found no filter in return customer stated he had just pulled it out because it was very bad. System was freezing up to dirty filter and is now back up and cooling with a 20 delta t.

Tech got pictures of ceiling around downstairs return. Cased evap coil is below down flow gas furnace in upstairs closet. Went upstairs and confirmed drain is clear. There is no float switch. Poured multiple bottles of water into drain pan and saw it flow out. Suspects water spots around return are not from drain, but from frost melt from freezing coil. Called for cooling and found system very low on R22. System only holds 4.6 lbs of R22. Due to age and refrigerant leak, tech recommends system replacement. Customer decided to add R22 for the time being. Tech let her know that it would be a temporary solution. Customer approved adding R22. System is back cooling now. Did not see any dripping. No housecall per customer satisfaction. Collected for refrigerant.

Upon arrival tech found kitchen system running, thermostat indoor temp reading 77 set to 70. Tech monitored R22 pressures and found them to be low. Found a leak at evaporator coil, informed administrator that a field supervisor will have to verify and give options on repair or replacement. Customer agreed and also requested to charge system up until quotes are given. Tech added three pounds of R22. System is cooling with an 18 degree delta t. Billing out repairs.

Tech checked out the wiring to the RTUs(roof top units) and found all the units jumped from Y1(stage 1) and y2(second stage). Systems are cooling properly, however, having both stages operating the whole time, it does not allow the systems to dehumidify and not allow the re-heat coil to engage to dehumidify on 1st stage. Costumer has experienced this challenge prior to us servicing it. Tech wired all 2 stage units and thermostats to where they have a dedicated Y2 wire from the thermostat to the unit for better humidity control and cooling staging, re-heat coils are functional, no stuck reversing valves.. Tech received approval from Emily for todays repairs. A follow up visit may be needed to monitor the humidity levels.

Tech washed and serviced both units and found downstairs unit to have have extreme evap coil rust and compressor testing in the red along with rust starting to take over heat exchanger tech tech also found upstairs unit have have bad evap rust as well and compressor testing in the caution tech called out field supervisor for both systems field supervisor will arrive around 1 today. Tech did recommend having ez trap installed for upstairs unit customer wants to wait and see how everything goes with field supervisor first. Downstairs unit was cooling with a delta t of 15 and upstairs had a delta t of 11

Tech found system compressors was not operating. Tech reset system circuit 1 started up no issues circuit 2 started up and shut down within 2 mins of operating. Tech found pressure for circuit 1 122/369 while operating tech found circuit 2 engaged and pressure would drop to 90/600 tech checked air flow removed the filters and replaced door and circuit 2 would still drop within minutes of operating. Tech will speak with office of findings.

Tech found condenser had contactor pulled in but no power to it tech went to main panel and found breaker was in on position tech flipped breaker off and on and system started up tech checked amp draws are within spec’s system was making noise from metal on metal rubbing tech put padding in between the door and cabinet noise quite down. System is cooling tech believes breaker in main panel did not engage properly p. Tech turned breaker on and off each time system started up.

Upon arrival tech found system not running due to failed disconnect. One line voltage wire was melted due to a loose connection. Terminal in disconnect was also melted. Tech found many ants in disconnect as well crawling through line voltage wire hole in brick. Tech replaced 60 amp single phase disconnect after approval. Siliconed line voltage hole as well as installed existing surge protector onto new disconnect. Tested system after installation, system is back up and cooling. Collected $463.44 by card. No house call fee per premium service agreement.

Tech performed maintenance per service agreement. Tech unable to pull out disconnect for air handler. Tech unable to check blower fan capacitor. Tech found evaporator coil covered in bacterial build up. Tech cleaned coil as best as possible. Tech informed homeowner of condition of coil. Homeowner is aware of age of unit and problems it may come with. Tech left one 20x25 filter with homeowner. Tech got a 19 degree delta T. Homeowner is looking to get his other property 1225 Waterloo dr rocky mount 27804 on maintenance plan. He wanted to be called to schedule a cleaning.

Upon arrival tech began checking humitdy levels in storage unit area. Tech go readings ranging from 60% to 65%. Tech did find all 7 thermostats with the fan in the ON position. Tech set fans to AUTO and told them to give it a week and see if that changes any. Maybe need to check system performance if issue continues. Tech performed maintenance per service agreement. Tech found 7.5 mfd capacitor on outside fan testing weak at 6.1 mfd when minimum threshold is 7.1. Tech also talked to homeowner about ESA Renewal and options. Homeowner would like to wait on both repair and renewal. Tech replaced one 16x20 filter. System is operating properly at this time.

Upon arrival tech was informed system was not running. Tech inspected equipment and found AH break tripped under house. Tech reset breaker and system came back on. Other findings consist of Condensate drain for system is going up hill about out 2-3 inches, there is no receptacle for condensate pump. Informed home owner they will need to get electrician to install one and let call us when completed so pump can be installed. There was a hole in one of the return flex lines, will need 12” splice collar and about 10ft of 12” flex to make repair. Disconnect for condenser is in pretty bad shape. Estimates were sent to homeowner for repairs and told to call us when they were ready. System was left off at breaking inside house due to not having proper fall on drain. Tech also informed customer that there could be other issues but would need to make necessary repairs first in order to fuller check rest of system.

Performed full CMA service, all 3 systems were heavily clogged with grease and grime. tech needs 8- 20x25x2 filters and 7 regular 20x20x1 filters and 4-20x20x1 pleated filters. Middle section Trane unit is down for now, waiting on parts for repairs. Front dining Trane unit is operating properly at this time. Daikin (kitchen) unit is cooling, compressor inner windings are on the caution level, indicating compressor failure is expected. Fan capacitor is reading 9.0mfd out of 10mfd, right before getting out of tolerance levels, replacement is recommended. Heat strips are not operational due to having broken heat strips, 3 bad fuse links, corroded contactor and sequencer is stuck closed, heating may not operate properly. Defrost board has a hot/burnt spot, but still performing defrost for now. Costumer would like to wait in system replacement proposal for now. Trane#2 system report is to be completed after repairs.

Observed noise with compressor operating. Refrigerant pressures seem as expected. Voltage, compressor amperage, and capacitor test okay. Verified air flow and clean air filter. Temperature difference at condenser 53 supply 62 return. Customer has thermostat set at 58 degrees. Suspect noise is due to low outdoor temperature and very low indoor setting. Recommend follow up visit on higher temperature day to perform full system operation check.

Tech found the thermostat in the kitchen not cooling due to the thermostat being set to 90 on cooling, set temperature to 70 and system operated in cooling. System condenser is extremely clogged. System #2 Serial# 182914479L model# WSC090H3R0A0000 for the middle section has a broken blower shaft, bearing and pulley that needs to be quoted. System for the front dinning section was tripped on low voltage due to having dirty/double filters. CMA is extremely encouraged. Costumer also wants a system replacement quote for 2 systems, the one in the middle and the oldest daikin package unit. System needs to be cleaned out thoroughly and have filters replaced. Collected by check. Field supervisor is scheduled to provide solutions.
