Performed filter change on (3) gas package units

Performed CMA full service as agreed. Split system - technician did not find any challenges while servicing the office system today. The system is cooling properly and holding a delta t of 20 degrees. Minisplit- no challenges observed on mini split today. The system is cooling properly with a delta t of 21 degrees. Package Heat Pump - per onsite personnel, the package unit on the roof will need to be serviced in coordination with their safety department. Harnesses and other PPE will need to be in place prior to servicing this unit. Personnel onsite instructed to coordinate with office should they want to have this system serviced. Concerns - ductwork connecting coil to supply is showing signs of wear. Technician patched up what they could in order to keep the air flow as tight as possible. No other challenges present.

Found the 2005,R22, Trane split system with open windings, compressor cool down was needed to further diagnose the cause of it. Jerry approved to cool Down the compressor and compressor operated afterwards, how ever, it is not building pressure throughout the cycle. Tech diagnosed a mechanically failed compressor with open internal valves/seals. System is close to 20 years old and the indoor coil has a manufacturer date of 1999. Outdoor breaker disconnect is in poor condition. Tech left the breaker off at the outdoor unit for now until field supervisor Chris provides a solution. Trane split system is down for now.

Tech was informed after maintenance was performed airhandler would vibrate. Tech found when on high speed a/h would vibrate more. Tech removed cover and found a crack on the left side of the wheel. Tech informed customer he said it didn’t vibrate before maintenance tech spoke with office to order new wheel.

Downstairs package system. Found the compressor unplugged. Corrected the challenge and tested cool afterwards. System is back cooling. Service warranty.

Tech washed and serviced unit and found compressor testing in the yellow on down stairs unit. Tech notified customer on findings and will continue to monitor as we come out.

AC System Repair Service: At the client's home, I encountered issues with their AC system attributed to a damaged contactor, hampering its start-stop functionality. Replacing the damaged contactor reinstated proper functionality, ensuring dependable operation of the AC system.

Tech recovered refrigerant and flowed nitrogen while brazing in new compressor and filter drier. Added acid away to new compressor. Put warranty label on original compressor. Pictures of both new and old compressors on ServiceTitan. System passed positive pressure test and standing vacuum test. Recharged with 6 lbs 2 oz of R410a plus 9 oz for 25 foot lineset. Total charge is 6 lbs 11 oz. Tested system in each mode and collected for repairs. Tested zone dampers. Upstairs and downstairs zones are opening and closing correctly.

Performed ESA, homeowner was not home at the time of maintenance. Knocked on the door and rang the door bell 3 times still no answer. Called and was sent to voicemail. Also no running water outside, tech serviced unit the best he can. Found no issues at todays visit. System is still brand new. Drain line was also clogged, flushed drain line out with nitrogen. Properly draining at this time.

FOUND COMPRESSOR PULLING LRA UNABLE TO START. CAPACITOR WELL WITHIN SPECS. GAVE START KIT AS AN OPTION OPTED TO GO WITH COMPRESSOR REPLACEMENT. NEED TO ORDER AND RETURN TO REPLACE WARRANTY COMPRESSOR. INVESTED IN PSA (1) SYSTEM. SCHEDULE AFTER REPAIRS ARE MADE. QUOTED BOOK PRICE FOR COMPRESSOR.

Tech replaced upstairs coil with a coated coil, replaced filter drier , pressure tested, pulled a vacuum and recharged system. System is running properly. Tech performed ESA on 2 split systems and 1 mini split. Tech found and replaced a leaking EZ trap on the downstairs unit. All systems performing properly at this time. To be billed

Performed ESA, tech found 2 small leaks inside evaporator coil at guest building. Informed homeowners and stated they want to hold due to unit not being use that often. Tech found no other issues at todays visit. Washed and serviced both units.

Tech performed tune up, tech found no issues with system at todays visit. System is back on and operating properly at this time. Tech spoke with customer about service agreement. Customer signed up for one’s system psa and is using today as first visit.

Tech performed ESA, tech found no issues at todays visit. Tech recommended adding hardstart to help enhance compressor life. System is back on and operating properly at this time.

Performed CMA full service. Tested defrost thermostat in freezer inside. Found no issues or causes of unit frosting up in winter. System heating and cooling normally.

Tech found unpstairs coil has dirty sock smell and tech recommends replacing with a coated coil. Customer also wants to make sure downstairs unit is not having and water issues. Tech recommends maintenance plan to clean coils and make sure drains are working properly. Customer agreed to 2 system maintenance plan and replacing coil, working with office on price. Tech also found downstairs trap is leaking and needs to be replaced

Best solution is to replace system. Customer wanted it emailed to look over

Tech found condenser fan motor locked up, poor connection on contactor, evaporator and condenser coils dirty, no trap on unit, and blower compartment dirty. Compressor was in overload. Tech quoted cleaning coils, blower, installing a trap, and replacing contactor with one that will allow a better connection and replacing fan motor. Compressor and coils tested good both all parts are past expected life expands and may fail at any moment. Tech recommends replacing unit, but if customer chooses to do repair, tech recommends maintenance plan to save money on coil cleaning. Field supervisor present with tech.

Could not get customer financed for new system, customer is going to check with personal bank to see what he can do.
