Tech performed esa, unit is working properly Tech recommended replacing uv bulb, customer would like installed next visit

Completed a full service on a LENNOX heat pump, cleaned coils, pans, cleared trap, changed filter, checked heat strips, capacitors, motor amps, T-stat, pressures.

Performed a Maintenance inspection on 3 Trane heat pumps, changed filters, checked T-stats, heat strips, motor amps, pressures, capacitors, cleared drain lines.

Performed ESA, tech found run load amps on compressor out of spec and over amping. Tech installed hard start kit to lower amps and extend life of compressor.

Tech performed ESA on 2 systems. Tech found no challenges or concerns with either system/operations of system. Tech added union to upstairs air handler. Both systems operating properly upon departure.

Tech washed and serviced unit and found no challenges customer did not wish for tech to enter home could not check delta t or thermostat at this time.

15 TON TRANE GAS PACK

Tech replaced 1 out of 2 heat exchanger found disconnected the 2nd stage until decision is made for 2nd heat exchanger. Tech cycled heat system is operating in 1st stage heat at this time.

Performed CMA filter change. Also assisted tech with heat exchanger replacement at kitchen gas pack.

Tech replaced condensate pump for AHU2 in attic. Tested new pump without issues. Used zip ties to clamp rubber hose. Found no leaks with new pump. Billed for repair.

Tech found AHU 2 thermostat blank due to tripped float switches in the condensate pump pan. Tech found pump working but was leaking. Tech recommends replacing condensate pump and pan. Tech also noticed blower motor was noisy starting up and system is in poor overall condition and is 20 years old. Tech also found system 3 condenser coil freezing over and system was very low on refrigerant. Tech found evaporator coil has a large leak. Tech recommends replacing unit due to cost of repair and type of refrigerant(R22). Field supervisor has been notified.

Tech replaced all filters. Washed make up air filters. Uploaded pictures. See final picture for updated filter count. Tech found top panel of the smaller make up air unit laying on top of roof. Put top panel back onto unit and securely latched it in place.

Tech found no difficulties with the system today. System is heating and cooling properly. Homeowner has media filter in duct system.

4WCZ5048E1000A, Plasma Air, & Surge Protector

Found no R22 refrigerant in the 2005 4ton heat pump package unit. Tech suspects the refrigerant leak came from the outdoor TXV bulb line rubbing against the main suction line due to oil residue around it. Compressor has bad internal insulation windings. Duct work is in good condition. 18 inch return and supply. Field supervisor was requested to provide a solution. Tech left the breakers off.

Found a 24v G wire disconnected from the blower relay. Connected the wire and secured the connection. System is back operating. Installed a 4x10 ceiling grill. Covered under install warranty.

Upon arrival tech found water leak dripping onto ceiling tiles from attic. Tech found leak located at air handlers 3 and 4. Condensate pumps were not running and aux pans for pumps were overflowing. Float switches had cut both systems off. However, dehumidifier condensate pumps are draining into air handler condensate pumps which caused the pans to continuously overflow. Tech found 0v at wall outlets supplying air handler condensate pumps. Found 20 amp a/c pump breaker turned off in main panel #d. Tech reset breaker and both pumps came on. Air handler 4 condensate line was clogged. Tech cleared line with nitrogen and vacuumed out water in pans. Both systems are back up and running and draining, residual water in tiles will have to dry out. Signatures collected by Mr. Neil. Billing out for repairs.

Tech counted twenty two 20*20 drop ceiling supply diffusers in the dining area ceiling. Flex duct that connects to 22 supply diffusers is 10” diameter. Counted seven 20*20 return grilles. 7 returns are 16” flex duct. Got pictures. Humidistat in kitchen is blank. Humidistat in dining area is satisfied. Setpoint is 45%. Tech traced tstat wire from blank tstat and found it disconnected. Found only one dehumidifier in the attic. Tested drainage and condensate pump without issue. Tech jumped from R to HUM and 3 amp resettable low voltage fuse tripped. Disconnected tstat wire and humidistat from dehumidifier. It started and ran in dehumidification mode without tripping fuse. Tech connected humidistat directly to dehumidifier. Fuse tripped when calling R to FAN or R to DEHUM. Tech connected the other humidistat (same make and model). It also tripped the fuse when calling R to DEHUM or R to FAN. Tech recommends replacing humidistat with a new one of a different make/model. 4 wires R, C, DE

Tech found drain line was not level and was not allowing water to flow out. Tech was able to push trap down and get the correct drop to allow water to drain tech strapped a metal band to hold drain in position to allow water to drain properly.

Found system not operating due to a refrigerant leak at the suction copper line that leads into the indoor coil. Leak was found visually, it was heard upon walking up to the unit. Tech also noticed the Thermostat Flickering at times throughout the visit and recommends replacement. Emergency heat is the only available source of heat for now. Tech spoke with the homeowner and informed that the leak has to be repaired first and the system will be pressurized and verify that no other leak is present. Indoor evaporator coil is rusted and recommends replacing it along with repairing the leak. Costumer has a home warranty and wants tech to email the quote to provide to the home warranty and will call us when it is approved. Office told costumer regular house call fee. Tech helped the homeowner about how homeowner warranty operates.

Performed ESA.

Tech found downstairs air handler full of water. Tech removed water tested secondary float switch. And float switch is working properly water had not made it deep enough to shut system down. Tech found drain line super clogged. System is back heating and cooling properly at this time. Homeowner wants to talk maintenance plan over with wife. If Psa is not renewed previous points and plan will be dropped for future visits. Please call office by 5pm Friday.

Tech found no problems at this time. Homeowner mentioned he could not find drain line for downstairs unit. Tech traced drain and noticed landscaping crew had covered drain with layers of mulch tech informed homeowner that drain line was found and is draining but best idea is to call landscaping crew and have them come level out flower bed. WHEN IN AREA drop off 2 14x20 and 2 14x30

Tech performed CMA inspection on one split system. System is functioning properly at this time. Tech has attached system performance report to this invoice.

Tech was unable to enter home. Tech serviced condenser and air handler. System is heating and cooling properly. Plasma air is working properly and keeping system clean. Tech recommends replacing disconnect for system due to disconnect starting to fall off of wall. New disconnect memeber price is 386.52 homeowner mentioned he would change disconnect.
