(MAIN OFFICE) FOUND SYSTEM VOID OF REFRIGERANT DUE TO LEAK LOCATED WITHIN FINS OF EVAPORATOR COILS. COMPRESSOR SHOWING TYPICAL SIGNS OF WEAR AS WELL. READING WITHIN CAUTION RANGE. ALSO CONCERNS WITH LARGE AMOUNTS OF BACTERIAL BUILDUP INSIDE AIR HANDLER. COSTLY REPAIRS NOT RECOMMENDED DUE TO AGE/OVERALL POOR CONDITION. HANDED OVER TO FIELD SUPERVISOR. SYSTEM IS DOWN.

FOUND PRESSURES/SUBCOOLING FLUCTUATING DUE TO BYPASS DAMPER INTERMITTENTLY OPENING/CLOSING EVEN WITH BOTH ZONES RUNNING AT FULL CAPACITY. ADJUSTED BYPASS DAMPER SENSOR SLIGHTLY IN ORDER FOR DAMPER TO STAY CLOSED WITH BOTH ZONES OPEN. PRESSURES STABILIZED. SUBCOOLING RETURNED TO 8.5. SYSTEM UP AND COOLING WITH NO CHALLENGES. (INTERMITTENT ISSUE DID NOT PRESENT ITSELF DURING PREVIOUS VISIT.)

Performed routine maintenance per energy savings agreement. Upstairs - technician did not find any challenges with this system. The system is cooling properly and holding a delta t of 20 degrees. Demand tech checked the charge on this system and found it to be within spec. recommendations - tech recommended adding an ez trap. Downstairs - this system was low on charge. Customer stated they have to add refrigerant to the system every spring. Demand tech is on site to add refrigerant to the system. System is cooling properly at the time of maintenance. Recommendations - replace dual run capacitor, instal ez trap and primary drain safety switch.

FOUND DOWNSTAIRS SYSTEM SLIGHTLY LOW ON CHARGE. ADDED 2LBS OF R410A. SYSTEM UP AND COOLING WITHIN SPECS. RECOMMEND CONSIDERING SYSTEM REPLACEMENT.

Performed ESA, homeowner extended PSA.

Performed ESA, tech found blower caked up in bacterial growth, tech thoroughly cleaned blower and recommended UV light and plasma air purifier. Tech also recommended hard start kit to improve the life of the compressor as well as the unit. Homeowner stated he would like to hold off and might call in at a later time to have installed. After maintenance was performed, tech found 1 pole 30 amp breaker to have failed. Tech replaced breaker after homeowners approval. System is cooling and heating properly at this time.

FOUND SYSTEM OUT ON LOCKOUT FAULT CODE UPON ARRIVAL. CYCLED POWER AND TESTED SYSTEM/PRESSURES IN BOTH HEATING AND COOLING. PRESSURES/AMP DRAWS WELL WITHIN SPECS. ALLOWED SYSTEM TO RUN SEVERAL MINUTES. DAMPERS OPENING/CLOSING PROPERLY. CUSTOMER STATED UPSTAIRS ZONE THERMOSTAT WAS TAMPERED WITH RECENTLY AND WAS SET TO HEATING, WHILE DOWNSTAIRS WAS IN COOLING. SYSTEM HASNT RUN PROPERLY SINCE. THIS MAY HAVE CAUSED CHALLENGE WITH CYCLING OF SYSTEM CAUSING LOCKOUT. SERVICE WARRANTY.

Upon arrival tech found low voltage fuse blown due to short at compressor contractor as well as red and common wire rubbed together at zone board. Tech replaced contactor after approval and repaired short. Customer invested in monthly ESA plan for this property as well as another property. Customer will call in with address for other property. System is back up and cooling. Tech collected $522.48 by card.

Unit is running at this time. Customer was wanting an idea of what compressor and unit replacements are so he can start preparing.

Found the compressor contactor with brown contacts, 2015 model system out of warranty, compressor megged on red/caution. Costumer would like a system replacement quote and also get the system cooling for now, (replacing the contactor). Costumer does have his own zone board and would like for us to wait to install it for now until a solution is provided by the field supervisor and will also want to get a solution about a room not receiving airflow. There is a 6 inch duct that is spliced but no splice collard is found, duct does feel partially collapsed. Field supervisor will be informed of the challenge as well. Zone board was diagnosed faulty on heat mode few months back. Costumer also invested in monthly Premium maintenance plan.

Sold 3 ton Carrier SHP

On arrival, customer reported that he has not seen system come on lately. Thermostat was satisfied on arrival. Gave system a call for cool and a call for heat. System energized properly. Delta T is 20 on cooling. Tech recorded amp draws and refrigerant pressures. Tech found sub cooling slightly low at 5 degrees. Design sub cooling is ten. Fourteen year old system is slightly low on refrigerant. Tech estimates 1-2 lbs low on R410a. Tech did service on crawlspace AHU. Tech found non fused disconnect discolored and wiring slightly burned. System is running, but tech recommends replacing disconnect in crawl space due to condition. Found 7.5uf blower capacitor reading weak at 6.65uf. Tech recommends replacing weak capacitor. Tech found UV bulb blown inside AHU. Tech recommends replacing UV bulb to keep air quality high and prevent bacterial substance from growing. Tech found both return flex lines fallen down from nylon straps and laying on crawlspace floor. Also found insulation expos

Tech returned to perform leak search and located leak at evaporator coil. Lots of oil film in drain pan. No leaks at condenser. Compressor megged green, system is 14 years old. Informed field supervisor.

Upon inspection tech found failed dual run 45/5MFD capacitor. Tech replaced capacitor after approval. Collected $319.72 by card. Warranty price on repair. System back up and cooling. Highly recommended investing in service agreement.
