Good explanation of inspection Findings and recommendations
Danny - Warsaw, NC 28398
I Have never been a fan of the Price per unit charge for the yearly inspections at this location. I have never paid much more than a $100 dollars personally to have my AC checked in the spring (2 units- HP+ single) and my Heat checked In the Fall (Gas furnace + heat pump). The equivalent for J &S would be over $400.00 per year. Occasionally my HVAC tech may have to go over the hour and then I'm pro-rated. The "Service Contract" was also a very"hard sell". The Company usually benefits more than the Customer for these service agreements overall. I agreed to the Service this time based on the discount parts & repair of the Gas-pack unit and +/- service needed on the Heat pump in the near future. I believe that companies should always give their customers the best price on parts and service whether or not they sign up for special service contracts or not. The quality of Work was excellent. House will be going up for Sale soon, so this won't be a long term issue for me.
Excellent in Every Way

INVESTED IN PSA 3 SYSTEMS. PERFORMED ESA 3 SYSTEMS. RECOMMEND ADDING PLASMAPURE AIR PURIFIERS.
Randy K.
Performed filter change on 3 Trane gas package units, coils in good condition, belts are tight, changed filters in the dining and ceiling for dehumidifiers.
Donald S.
Tech concluded after coil de iced that system had issue due to jammed up filters. Tech wiped filters off to allow system to cool. Tech suggested we change filters more often because of the chicken breading. Tech suggested a dust extraction system to clean breading as they work , but management did not like suggestion.
Donald S.
Circuit 2 was completely froze We will need to return to diagnose if system froze due to leak or txv Tech bypassed the circuit 2 for time being and system will run only circuit 1 Wire to circuit 1 was burnt reconnected wire and back to cooling.

Tech found the A48 belt on the smaller make up air unit was fraying. Tech checked the larger one as well and found that belt in good condition. Tech replaced frayed belt on smaller make up air unit with 48 inches of universal A link belt from truck stock. Tested without challenges. Tech billed for service call and belt replacement.

Tech performed full service on Trane heat pump. Indoor coil and blower were very dirty. Tech used coil cleaner gun and water hose to clean indoor coil, blower wheel, and blower housing. Tech found 7.5uf fan capacitor reading 14% weak and recommended replacement. Joshua Taylor approved. Tech installed and tested new capacitor and billed for repair. Filter grille is 24*36. Tech used a 24*24*1 filter off the truck and a clean 12*24*1 in customer supply closet.

Tech performed CMA inspection on American Standard package heat pump. Replaced two 20*25*1 filters inside. Overall, system is in poor condition due to age and corrosion. It is still heating and cooling, but there is a lot of rust and corroded fins on indoor coil. Let Howard know condition of unit and uploaded pics. Howard reported wanting to keep system going until planned renovations. System is up and running at this time. Tech found 10uf outdoor fan capacitor reading 16% weak. Tech recommended replacing capacitor. Howard at Campbell Oil company approved repair. Tech replaced and tested fan capacitor. Tech billed for repair.

Customer reported trunk line fallen and washing machine drain line leaking. Tech confirmed drain pipe in crawlspace is still flooding. Needs plumber to fix. Duct system is all sheet metal and looks moisture compromised. Due to age, air quality concerns, and condition, tech recommends replacing duct system. Wood in subfloor also shows signs of moisture and rotting in some places. Tech recommends installing a dehumidifier and insulating supply boots. Tech quoted $750 plus tax for two techs to return with sheet metal strap and rehang trunk lines and secure connections. Tech recommended having comfort consultant give free quote to replace ductwork and install dehumidifier. Scheduled tomorrow at 11 am. No housecall per Monica.
Luis R.

The 6in supply line have chew holes and one is collapsed supply line did also have chew holes returned looked old no visible holes from what I could See.
