Tech performed CMA full service. found compressor megohm reading in the red indicating possible breakdown of insulation around compressor motor windings.

Tech found gas pack 3 not heating due to inducer motor seized. Entire heat section is filled with rust and debris. Inducer wheel and three burners are rusting apart and deteriorating. Crossbar and that burners are mounted to is rusted completely. Screws are rusted in place and cannot be removed without destroying mounting bar. Resettable rollout limit is has high ohm value across switch. Heat exchanger shows rust spots, but tech sees no cracks or holes. Repairs would involve ordering new heat section including 3 burners, mounting plate, burner housing, rollout limit, 4uf inducer capacitor, and inducer assembly. Due to number of repairs, cost, and rust on heat exchanger, tech recommends replacing unit instead of repairing. Would also need to verify if parts are available. Need to quote repair vs replacement pricing. Rhonda at John T Bell also approved checking system 1. Larry Britt reported blower motor would not shut off the other night. Homeowner was not interested repairing or replacing unit at the moment. Homeowner stated they would call in for renewal. Tech replaced one 24 x 24 x 1 filter system is operating properly at this time.

Customer stated she talked to office and she will take care of renewal payment in February before it expires. Tech replaced one 20x25x1 filter. System is operating properly at this time.

Tech washed and serviced both units one of the units was just installed within the last couple months both units already had plasmas installed along surged protection homeowner came out to left tech in then left right after tech locked up when done tech found evap coil to be rusted and corrected on the older system but found no leaks at this time will monitor as we come out to service.

Tech found system short cycling due to water pooled inside return. Tech took door off of crawlspace and found crawlspace partially flooded. Return is 16” flex duct. Tech did not crawl through the water to measure return length. Tech estimates 20 to 25 feet. Due to condition and water damage, tech recommends replacing duct system and adding a sump pump under the house to keep ductwork dry. Tech passed info to Gina in the office. Left heat strip and heat pump breakers off.

Tech recovered refrigerant and flowed nitrogen while brazing in new outdoor TXV and filter drier. Used wet rag putty on new TXV. System passed positive pressure test and standing vacuum test. Tech recharged system with 9 lbs 6 oz of R410a and tested system in each mode. Replaced Trane 624 with focus pro. Put label on failed outdoor TXV and thermostat. Tech found no further challenges with system except for the one heat strip that needs to be restrung. 1 of 2 heat strips are up and running. Quoted $396.45 to restring the other heat strip. Customer declined heat strip repair for today. Collected for thermostat and TXV.

Tech was informed that customer did not have voltage to 2 wires and resistance on the common wire tech went under house found the wire was extremely hard to pull from the wall indicating it was stapled to wall studs tech also found wire had splice with only 5 out of 7 wires connected tech spoke with customer informed him on findings and that the existing wire was in good condition but will require to resplice customer approved repairs. Tech re spliced wire and insured connections were good customer was able to set up thermostat with no issue tech cycled system to insure proper operation system is operating properly at this time.

Tech found only 5 kw of 10 kw strips running due to a severely corroded terminal. Tech tried to remove hex nut without success. Split bolt or compressor terminal kit will not fit. Heat strip will need to be restrung. ServiceTitan reports a Trane 624 inside. Customer was a no show by phone or doorbell. Need to verify install setup menu over the phone. Tech recommends replacing with a focus pro so install settings will stay saved. Started system up in cooling mode after power cycle and allowed system to cool for 7 minutes. Switched to heat and system stabilized. Allowed system to run in heat pump heat mode for ten minutes and recorded pressures. Didn’t duplicate TXV challenge at first. Leak searched indoor coil and got no hits. Tech suspects system is not low on charge. After restoring power again, tech duplicated and confirmed challenge with outdoor TXV shutting down. Outdoor TXV is waiting on shipping. Tech also recommends restringing heat strip and replace Trane 624 for warranty

Update email to [email protected] Tstat error code 79 for low pressure cutout. 7 flash at outdoor unit for low pressure lockout. Tech cleared error and found system low on R410a refrigerant. Tech swept indoor coil with leak detector and confirmed indoor coil is leaking refrigerant. Estimated system about 6 lbs low. Office is following up on mandatory. No housecall per Premium agreement. Tech locked garage door when leaving per customer request.

Performed routine maintenance per energy savings agreement. Upon arrival the technician was notified that the system was not heating. Tech confirmed with delta t. While inspecting the package unit the tech was not getting a call from common to yellow. Tech returned to the thermostat and restored heat pump settings to the thermostat. It appears that power to the unit had been interrupted which caused the thermostat to reset to its factory settings. Power was restored and the system came on and operated normally. Additionally, heat strips came on. Tech allowed system to run for 10 minutes prior to leaving. For maintenance, technician did not find any challenges with the system. System is now heating properly and holding a delta t of 20+ degrees. The dual run capacitor is testing weak, teach recommended replacing to prevent unnecessary wear and a potential future service call. Additionally, the Uv bulb is blown. Customer declined both recommendations.

Tech found unit tripping on high head due to blower not running. Tech found 240v between black and yellow on the module plug and 27v between speed 1 and Common on the module plug. This indicates the motor is getting power, but has failed. Motor and module would have to be replaced. Warranty OEM blower is on back order, instead of waiting, customer wanted to pay regular price for a stock psc motor. Tech installed motor, relay and capacitor. System is working properly and the smell was a normal heat strip smell at the beginning of heating season

I Have never been a fan of the Price per unit charge for the yearly inspections at this location. I have never paid much more than a $100 dollars personally to have my AC checked in the spring (2 units- HP+ single) and my Heat checked In the Fall (Gas furnace + heat pump). The equivalent for J &S would be over $400.00 per year. Occasionally my HVAC tech may have to go over the hour and then I'm pro-rated. The "Service Contract" was also a very"hard sell". The Company usually benefits more than the Customer for these service agreements overall. I agreed to the Service this time based on the discount parts & repair of the Gas-pack unit and +/- service needed on the Heat pump in the near future. I believe that companies should always give their customers the best price on parts and service whether or not they sign up for special service contracts or not. The quality of Work was excellent. House will be going up for Sale soon, so this won't be a long term issue for me.
