{2003 Goodman/Trane Split System - Suite C} — Tenant informed tech that the system is not operating correctly in cool mode - natural gas heat is operating normally. — Tech noted 24v communicated from thermostat to contactor, with condenser fan running but no compressor operation. — System is void of R-22 refrigerant (109 OZ factory charge), opening the low pressure switch, prohibiting the compressor from running. — Built estimates for leak search with nitrogen and recharging the system with refrigerant. Recommended not recharging refrigerant under current condition without locating the leak and repairing it. Advised tenant that the price to repair will fluctuate depending on the component(s) in need of repair. — Recommended replacing the full system on account of equipment age, condition, and costly repairs with refrigerant that is no longer manufactured and in limited supply. — Tenant will consult landlord for resolution and contact office with conclusion. Tech cleaned the leak area on the copper line where the leak was at and brazed it, replaced the bi-flow filter dryer while flowing nitrogen, pressure tested the system and held pressure for 10 minutes, tech evacuated the system below 500 microns. Factory charged the system with R410a refrigerant and tested the system afterwards. System was tested in heat mode and cool mode, operated both sides for 15 minutes. Delta T within specs.

Found refrigerant oil on the bottom of the condenser, system is voided out on R410a refrigerant. Leak was obviously spotted on the condenser coil line near the true suction line. Copper line rubbed. Tech provided the findings and estimate to the homeowner and approved the estimate to repair the refrigerant leak. Leak repair would need to be scheduled. Tech left the system in emergency heat for now.

Tech washed and serviced unit and found blower housing to have some bacteria build up tech pulled and cleaned blower and informed customer of finding and recommended adding Uv light protection to prevent buildup in the future customer is familiar with Uv light from having at other properties would like to wait for now unit is up heating properly after todays visit.

Programmed for straight AC/LP and set to permanent hold with no schedule per customer request. - Replaced failed draft inducer assembly and related hardware. - Cleaned burner assembly, igniter, and flame sensor. - Recommended premium service agreement; customer will contact office when financially feasible. - Confirmed proper heating operation and LP gas pressures. System is operating normally at this time. Advised customer to replace air filter soon due to condition.

Inspected system and noted corroded burner assembly; recommended cleaning and replacing the draft inducer. - Customer wants to replace the thermostat and will purchase their own. - Customer approved part order and burner clean. Customer acknowledged age of the system and potential costly repairs. Advised further diagnostics/repairs may be needed after the draft inducer is replaced. Inspected heat exchanger and found no cracks or damaged areas. Left power off at disconnect.

PERFORMED CMA FULL SERVICE ON 3 SPLIT SYSTEMS. UPON ARRIVAL CUSTOMER EXPRESSED CONCERNS ABOUT OCCUPATIONAL THERAPY ROOM #1 WHICH IS CONTROLLED BY SPLIT SYSTEM #2. CUSTOMER STATED ROOM SEEMED TO BE WARMER THAN USUAL. TECH CHECKED THERMOSTAT AND FOUND THERMOSTAT WAS SET TO 74 DEGREES AND WAS ON A TEMPORARY HOLD, THE INSIDE TEMP ON THERMOSTAT WAS 71 DEGREES. TECH TOOK HOLD OFF THERMOSTAT AND BROUGHT SYSTEM ON, TECH TOOK DELTA T AND FOUND A RETURN OF 73 DEGREES AND A SUPPLY OF 56 DEGREES. SYSTEM HAS A DELTA T OF 17 DEGREES AND IS COOLING PROPERLY, TECH ADVISED CUSTOMER TO SET THERMOSTAT TO A LOWER TEMP AND THAT IF THERMOSTAT IS SET TO A HIGHER TEMP THAN THE ROOM TEMP, SYSTEM WILL NOT COME ON. THERE ARE NO ISSUES WITH SPLIT SYSTEM #2. TECH CLEANED CONDENSER AND EVAPORATOR COILS OF SYSTEMS AND CLEANED OUTSIDE CONDENSER UNITS. TECH COMPLETED FILTER CHANGE OF 10-20x20x1 FILTERS AND FLUSHED OUT ALL DRAIN LINES. TECH CHECKED FAN, COMPRESSOR AND BLOWOR MOTOR AMPERAGE, ALL AMPERAGE CHECKS WERE INS

Upon arrival tech was informed there was water coming from the aux pan drain. Found primary drain clogged causing system to overflow and drain into aux pan which had about 3/4” of standing water in it. Tech brushed out trap and used nitrogen to clear primary drain line, also blew out aux drain line. Used transfer pump to remove water from aux drain pan. System is back draining properly.

Apartment 306. Tech found a leak at the same spot that was repaired in April. Tech spoke with the office and was told to take care of the repair under service warranty. Tech brazed up the leaking section and pressure tested to 400 psi. Pulled down a vacuum below 500 microns and charged the system with 10lbs of R410a refrigerant system is back cooling.maintenance man was not on site prior to departure.

Upon arrival customer stated he believes system might of caused a power outage. Stated store lost power at one point and then came back on, tech inspected entire system. Both compressor amp draws are within spec, cycled system twice and came on and ran without any issues. Inspected proper voltage. Informed customer can’t duplicate issue if it’s even coming from unit. System was running upon arrival and departure.

Upon arrival tech was informed system was not running. Inspected system and ensured setup was correct on Symbio. Tech checked for 24v on board and had 24v at R, Y1, G, Y2 and W1. Also heard inducer draft attempting to cycle on. Tech shut power off and disconnected wires at thermostat and inside system to check for continuity. Got a reading across R and W but no other wires. Disconnect the W wire from thermostat and used Brown on W1 and connected a jumper from W1 to W2 inside system. Turned power on system came back on. Tech recommends replacing thermostat wire to be able to connect W1 and W2 stages correctly. Will need 2 people to replace wire and approximately 60’ of wire. System is back operational at this time.

FOUND CONTINUITY BETWEEN R TO Y, BROWN(W1/2), AND Y2 (O). ALSO BETWEEN COMMON AND G. MULTIPLE SHORTS WITHIN THERMOSTAT WIRING. NO EXTRA WIRING TO WORK WITH. WILL NEED (2) TECHNICIANS TO RUN NEW WIRING FROM THERMOSTAT TO SYSTEM. FOR TIME BEING, TECH WAS ABLE TO RE-LOCATE THERMOSTAT TO INSIDE RETURN OF SYSTEM, AND TIE INTO SPLICE AT SYSTEM. EXPLAINED SITUATION TO MANAGEMENT. SET TO 72 PER REQUEST. SYSTEM IS NOW CYCLING PROPERLY. NEED TO CONTACT ASAP TO SCHEDULE REPAIRS. WARRANTY. SPOKE WITH MRS. HUTCHINSON.
